Deans new insider elite is incredible. I'm not able to take advantage of it yet but that's ok. I'm working through the 30 day blueprint program and am working on building my buyer's list. Hey Ken, glad to see you're getting started. I actually did join IE, but you certainly don't have to be part of that if you're just starting out. Actually, it would probably be overwhelming. I have some investing experience before I found Dean and his great DG site, but I recently bought his book, 30 Days to Real Estate Cash, and I think it did me more good than some expensive coaching I had been participating in (not Dean's). So, study a bit & start getting comfortable with the whole idea, but don't wait too long to take action and make offers. Good luck to you!


first deal....not quite there yet!

I'm about one month in to making headway on getting my first deal. I definitely agree with what NancyP-Y says - don't wait long until you make offers. I attended a 3-day seminar with Dean and Dean's boots on the ground AND went to a seminar in vegas AND STiLL HADN"T MADE ANY OFFERS. They say don't get "paralysis by analysis" and I'm pretty sure I had that. The first offer, for me, was the hardest. But now, I make 5-10 offers a day! My goal is 100 offers in 45 days and i'm about 25 days in and 40 offers out. We've had a lot of positive response and done some negotiations but the right deal - with a profit margin - hasn't been there YET. But we're close.

In addition to getting a good realtor, we also follow the other steps to finding buyers and sellers. Craig's list ads, yellow letters, creating a website, posting ads in other areas, being active on social media, etc.

Buyers List VS getting leads

I've run across some wholesaling teachings that say to just start getting leads on good deals and then once you find a deal then market it and find a buyer. This is backwards from what Dean teaches in his book 30 days to RE cash. Does anyone have thoughts on this? Thanks


How to approach property owners?

Hi, I am working in my first few offers, but I am not sure how to approach the property owners without scaring them.
Mailing a letter seens like a good idea, but how can I impact them so I can get a RESPONSE?

I have had Dean's program for a year now. I did not do anything with it but allow it collect dust. I have looked back and guess what I said. If I would have I would be now. Well it's time for me to put all fear, obstacles and so forth right in front of me and run them down. I will use them to motive me. So I have read the 1 part of Blueprint. I have written my goals. I am hear on DeanGraziosi.com . I am determine to make my Why a Why not. Say encourage.

New and Nervous

I enrolled in the success academy and I am starting to build my buyer's list.
Only have 1 maybe 2 good buyers so far. Feeling nervous about starting.


One day at a time

I can relate to Kristen and Dave - I've just completed the same set of training in July and haven't made an offer yet. I've got a realtor that's willing to work with me and understands that I will be making a lot of "low" offers. We are starting this coming week - I'm getting my first 4 offers ready. I think about Dean's talk on changing a little bit every day. To me that's what it's about - getting a little uncomfortable, then getting used to that, and taking the next step.


Just finished boots

My wife and I just finished our boots on the ground. We will be calling realtors, sending out letters to buyers, and setting our goals. Before our boots training I was getting discouraged and overwhelmed. Now I am focused and motivated.


REA

Made 6 calles yesterday to REA offices. I talked to 4, told them what I am looking for. One told me they needs a proof of funds. Did that this morning. Now waiting for listing from her. Still waiting for listing from the other 3. I think I will call a couple more RA offices today. I wonder if I could call the same office and get different REA to work with. Not to have them in competition or anything like that. Well back to work.
