Los Angeles Newbie fired up and ready to run!

Ok, just starting, no deals yet. I went to a Live Seminar in Los Angeles area (Thousand Oaks) on 2/2/13. I could not afford the 3 day training offered so I read all 4 books on the CD and starteing from there. I have a website and email, I have ads posted on craigslist and will do Bandit signs this weekend. I talked to RE Agents/Brokers but so far they have just basically laughed at me and said "sorry but this is Los Angeles and it doesnt work like that here". Its been a busy few days but doing all I can to suceed. So I am searching for deals and buyers on my own. Anyone offering mentoring would be awesome. I have joined the local Groups on DG site also. I am eager and very hungry to get that first deal. AND my family is depending on me making this a success or we are in serious jeapordy. I just became unemployed last week so this HAS to work fast. There are many great people here that will help you and it is all for FREE!!. Before you jump into the shark tank, make sure you know what you are doing. Just take it one step at a time. Really, this biz can make your brain mush and you don't want that. Take some time Michael to read and absord all the info that you can. This can be a cut throat business at times and I truly mean that. You are competing with seasoned investors who will know your a rookie by just talking with you. That is why I push newer students to take some time to absorb all the info and ask questions. Hold off on your bandit signs for a bit. Really, if you put some signs out that said 3br/1.5 bath home, need to sell quick, Under market value. What are you going to say to the first 10 callers who want more info? See where I'm going here? Study my friend and in a very short time I will be asking you for advise!!!!! Stay the Course...Jan

Jan, In an ideal world I would do just that, take all DG classes/courses, get a mentor, apprentice under them until I was ready. But in my present situation I need to find deals FAST, desperate times call for the ingenuity and determination to accomplish what otherwise may be impossible! THAT my friend is my current reality! I absolutely appreciate the sage advice and I DO continue to learn at as an accelerated as possible and turn every stone I see! TY

Hey Micheal, I'm also new to the biz. I attended a 3 day workshop with my wife in Oakland, Ca. back in October and it was amazing. I definitely reccomend attending a DG workshop if possible. One thing I learned and is repeated over and over again on this site is the importance of building your buyers list. It takes some work but there are many ways to find cash buyers in your area, you can search online, call ads on Craigslist or search county records for all properties paid for in cash. Once you have a buyers list started you will know what types of properties to look for based on your buyers criteria. I'm also working on my first deal and I'm very confident that it will come soon. Maybe we can work together once our businesses take off. I wish you all the luck and hope to hear about your great success.

I am in Burbank. with a focus on all of SFV. 1) Start getting your investor-friendly agent. 2) Post bandit signs 3) Stay on craigslist! 4) Write down your WHY and make sure its strong enough to take you thru all your fears and resistance. 5) i recommend Zoho.crm.com. This is still new to me, but i am now using it to store all my contacts and LEADS! VITAL FOR ANY BIZ! Check it out!

I understand your situation. But honestly, this will only work if you do it right. You need to listen to Jan and people who are doing it. We have already made most of the mistakes. Even though it may not be what you want to hear, in the long run, it will make your journey faster.

Hi, I'm also new here. I'm also in CA, in the Valley(NOHO) I read the books and also taking some action(like Dean's said). I am now creating my buyers list. I did some search on craigslist, email them and they also got back to me. Now I am stuck, don't have confidence of what to do next. Don't want to mess thing up. I'm strongly agreed with Karen.
