My Two Main Reason For Starting This Journal
1. To Be Accountable
2. To Take MORE ACTION!!!
My end buyer who was acting like she was gonna buy my first property at PA which I had under contract for the past two weeks backed out last week. wednesday. ***The seller lives in miami***
Purchase Price- $5k plus 2,000 (assignment fee)
Rehab- $5K
MArket Value- $44k
I didnt put any EMD and I had 10 days inspection which ended yesterday 08/18/2013
THIS IS HOW IT WENT: When I got her from my craigslist ad I never screened her properly as a cash buyer (I was still a newbie LOL) She told me she got POF and I told her I need to see it and she was like she is going to bring it at contract signing.
Her inspection day was last wednesday 08/14/2013 @2pm and my attorney told me that she sent two of her partner who will be doing the inspection for her (In my mind I was like What a hell is she trying to do). I knew something wasnt right so I emailed my end buyer and told her the following
1. all inspection has to be done before contract signing,
2. Contract is not assignable
3. Non-refundable down payment is to be paid at contract signing
After I emailed her 30 mins before inspection appointment time (1:30pm). She told her partners who were suppose to inspect the property to tell my attorney to cancel the appointment and also told my attorney that they dont buy properties around that area.
I learnt a lesson after that happened to always screen my cash buyers at the first initial contact.
So basically, tomorrow 08/19/2013 is my last day. The seller called me today to see if i was still buying it and I told him that my general contractor will be inspecting it tomorrow and I will give him a final decision at 5pm tomorrow. If I dont find a potential buyer by 5pm tomorrow 08/19/2013 I will cancel the contract.

--I finally ordered my bandit signs yesterday 09/09/2013. I found a local print shop opposite my school. When I went to the store yesterday afternoon I met with the owner and I told him if he had yellow bandit signs 18x24 and he was like yes. Actually they gave me a very good deal. I got 20 bandit signs for $3 each and everything was like $58. Then I realized 2 out of the 20 was white in color and I told them I dont want the color white. So I was like you guys need to swap the two white color bandit signs yall gave me for some stakes and they agreed (they gave me two stakes)
--I ordered 500 business cards yesterday 09/09/2013 for my sellers (I BUY HOUSES IN ANY CONDITION XXX-XXX-XXXX Then my Website) from the same local store I got the bandit signs from. It has a yellow background and black lettering. I bought the business for $35 including tax. I guess thats not bad for $35. The last time I ordered my other 250 business for $10 from www.vistaprint.com It took them like 2 weeks to mail it to me.
--Distributed my business cards (for sellers) to people: As soon as I got my bandit signs and business cards I took the public bus straight to downtown miami to distribute my business to people on the streets.

I be like hey quick question my name is TC Igwilo I buy, fix and sell properties. Do you anybody who is trying to sell their property? When they be like no I dont know anyone I just give them my business cards and tell I will pay you $1,000 if I buy the property. Thats when you see them all smiling lol.
--Went to a Thrift store yesterday to hand out my business cards: When I went to the thrift store I thought the cashier was the owner and I asked if he was ok with me leaving a couple of my business cards on the cashier table for the customer to take then he was like yeah sure. Then when I was about to leave the store he was like excuse me sir you need to take your business cards along with you because the owner will trash them if he seees them. I was like why and he was like because it doesnt have anything to do with the store lol and I was ok thats fine lol. Its crazy how I forgot to take my two stakes along with me when I left. I had to come back to the thrift store after 15 mins after realizing I forgot my stakes in there.
--Went to another local print store yesterday 09/09/2013 to inquire about having a three shirts printed. (1 for my sellers, buyers, and birddogs). I wasnt able to order them because they told me they only print shirts in bulk (maximum 24 which mean 1 shirt for $5 each). I told them no I cant do that. So I left the store.
--Went to Home depot today to buy more stakes for my bandit signs. I got a pretty good deal. I found a 6x10 mason ladder for 8 block lol and I had to cut them into three pieces each,. So all together it was 16 piece of stakes which fitted my badit signs. I ONLY paid $10.25 for them (Can you believe that). The feeling when I bought them was priceless.
--As at 5:27pm today I placed a total of 6 bandit signs today (I will be putting out more later tonight). 2 at an traffic light close to a middle school and a shopping center. Placed another 2 at the traffic light along another major busy road close to 2 big shopping centers, banks, and close to my school engineering center. Then 2 at the traffic light which leads to the entrance and exit of a big mall with lots of shopping center:) I cant wait to get those calls lol
--Went to a dollar store earlier this morning and distributed my buusiness to some senior citizens. I had this one guy who told me that he knows someone who might want to sell their house and I told him if I buy it I will give you $1,000. I forgot to get his friend info after I gave him my business card. (LESSON LEARNT)
--Received a call from my Lease Option ghost ad I posted on CL and I added another buyer to my list. I told him I'm still waiting on the contracts and as soon as it is completed I will forward him all the info and he was ok with it. He is interested in Duplex and has at least $15,000 all cash for option fee:)
ACTIONS I HAVENT DONE YET AS AT 5:35pm today
--I havent made any offer since today (I need to work on that for real.Time is money)

--Checked up on my 6 bandit signs which I put out on Monday. I realized two were taken off. I placed one in front of a bank (next to a traffic light) and the other one in front of a gas station (next to traffic light). I will go back to the gas station later today ask if they gas station people have my bandit sign so I can get it back lol

---Went to publix and distribute my sellers businees cards ( I BUY HOUSES ANY CONDITON XXX-XXX-XXXX my website). Met this christain old woman (she should be in her 70's) in publix food store and I told her if you find me a lead of seller who wanna sell their property I will pay her $1000 and if you find my a buyer who buys any of my investment properties I will pay her $2000). Before I left the store she prayed for me. (I thought I was going crazy lol) you need to see the excitement on her face when I told her that. She later called me up tow hours later to follow up on me.
Received a all from one of my buyers who was asking me when the property is going to be available and I was like I'm still looking for one and I will keep her posted:)

I'm mad at myself I didnt make any offer this week even though I have a huge buyers list.
ACTIONS I DID from 09/16 to 09/20
Went to check on my bandits signs and 12 of my bandit signs were gone lol. I have 4 bandit signs left and my phone keeps ringing from the 4 remaining.
-Got an email from an agent who told me she has a out of state seller who has a property in Miami and I emailed her back with my number (will be calling her today to get the address and make an offer)
-Added at least 10 cash buyers from my bandit signs (include tenant buyers) to my list.
-Got a call this week (from bandit sign) from a guy who wants to buy a house. He going to costa rico next week to sell his house and when he come back in the next two week he wants to buy a house with all cash. I got his criteria
-Got listings which matched my buyers criteria from an agent who I got from my birddog website.
--Found a house for sell online and I Called up the seller who is an agent herself. The house is fully rented. I told her I dont want to low ball her with my offer and if I pay all cash whats the least offer she could accept. She was like make an offer. I looked up her house on the conty website and she house was free and clear but she awes 2,000 plus in back taxes. I havent made an offer yet. I will contact her to today
--I emailed a room for rent ad which I found on CL and the seller called me back the next morning
ME: MY name is XXXXXXX and im looking for a room in a nice neighborhood. I'm interested in the room you have for rent. Can you tell me a little about the house? Seller- Yeah sure the house is 3/2 and has a vacant room for rent blah blah ME- ok GREAT your house sounds like it is in a nice neighborhood Seller- oh yes it is, how many people will be living there? Me: I'm actually working with a local family member looking a place. Seller: how many? ME: 2 people and I wanted to see if you would consider selling it. Seller:- are you looking to rent the room or buy the house ME lol- (i tried changing the subject and almost busted out laughing but didnt) then I was like I wanted to see if you would consider selling it. SELLER: yeah $250k are you a business man? Yes and the seller was like what do you do lol and I was like my dad has a car company in **** and I export cars to him lol (even though I dont. You gotta fake it to make it)
Then I was like Ms xxxx, let me just make sure I am understanding the most important thing for you is to make sure that you recieve a high price in selling your property then she was like ummm yea and then I was like "well suppose I could show you a way to recieve the price that you want, and potentially even more is there any reason you wouldnt listen?" She was like No then I was like we need to spread the payment terms.
END of story: we was suppose to meet the next day at 12 noon and I tried calling her but she didnt answer. I will follow up with her today

--Wrote down some notes on my yellow pad on Dallin journal (success academy coach)he shared on dg.com on how to approach a seller (lease option) and also the two sides of every deal. I learnt is good to keep the communication simple because sellers tend to agree with a simple communication than bombarding them with real estate terms terms they havent heard in their life before lol. For example, there is a big difference with asking do you consider lease option than saying "for me to make sure you get the price you are asking for and potentially even more with some interest, we will have to spread the payment terms"... Dg.com is a great website where is lots of free information other people out there in the world pay thousands of dollars to get it. Thanks to the entire DG family. You guys are awesome

My birthday is oct 7th and my goal is to get a deal done before my birthday. I quitted my job July 14th and I promised myself I would never work for no man to build their dream. I have gained a million dollar worth of information from DG.com. I'm glad I found Dean on tv at the right time back in June 2013 and took action immediately

I got lots of calls today from my remaining 4 bandits signs. I tried to answer each one of them. I added at 4 buyers (1 cash buyer)
The cash buyer who I added is an investor. I asked him how much cash he could afford, he was like $500,000 hes looking to buy 6 properties at once around the area where I placed my bandits signs. I got his contact info
-Got a call from an agent who is interested in working with me. I told him I would email him my criteria tonight.
I'm going to look up some room rent ads on CL and get down the numbers of the owners and call them up tomorrow. Also search online for properties that matches my buyers criteria.

-Added 3 buyers to my list. BUT still got alot of mmissed and I have to callback to see if they are pontential buyers. I got an investor who called me off my bandit sign and I asked him how many properties has he bought in his career and he told me he got 6 properties around the area I placed my bandit signs. Took down his propety criteria and will go out there and find it for him.
--Recieved a call from an agent this morning off my bandit signs offering hhis help selling my property lol and I told him the property is no longer available for sell but I'm looking to acquiring more properties in Miami. I got his email and his willing to work with me. I will be emailing him buyers criteria which includes STANDARDS SALES, REOS BUT NO SHORT SALES. Its funny my google number which I put on my bandit sign is a New york number. When this callers call me they think I'm from New York. I usually tell them I'm currently investing in both New York and Miami lol

--Called a couple of CL rent ads which were located where my buyers wanted and asked if they would consider selling it. So I spoke with an owner who told me shes not interested in selling her home and she was like it has been a rental properties for a while and I was like ok that great keep me in mind in the future you would consider selling it.. lol then she was like nah. Next call was a property manager/ agent who I contacted about the house he listed on CL for rent which was in a location where one of my buyers was looking to buy and I asked if his client would consider selling it and he was like yeah not now but in future. So I told him to keep me in mind. (I will definitely follow up with him twice every week)

Out of the 18 bandit signs I ordered I got one remaining lol, the rest were being taken off or stolen. (but who cares I got a huge buyers list from those bandit signs).. I will buy more this week.
Since I dont drive I hang out my business cards to anybody I come across whether in the public bus who I normally ride around.

One of my buyers is an investor who called me this morning off my only bandit sign out there. I told him the property is already sold and I was like I'm an investor as well and I acquire lots of deals thousands below market value. In other words I have a great marketing technique for finding great deals which nobody in miami cant find. I was like would you like me to call you when I acquire a good deal and he was like he yeah. Then I tried to screen him before we got the phone so these where the screening questions which I asked him
1) I was like when I get you a great deal do you feel comfortable doing you inspection before signing all contracts so which means at contract sign you will put down a non-refundable deposit of $5k and there is no contingency and contract is non-assignable. He was comfortable with that. He went ahead and told me how him and his partners buy rental properties all over miami as long as is not a war zone area he will buy it if the numbers make sense:)
--Got 5 pre-foreclosure leads from one of my agents who is interested in partnering up with me. This was the same agent who sent me pocket listings last week (we havent seen face to face yet) So he attached 3 of the sellers phone numbers. I tried calling the number but two was disconnected but one of the phone number is still active.
--Went to a dollar store today to buy envelopes which I was use to mail out Dean distress owners letter to these pre foreclosures sellers and also mail some absentee owners letter to some vacant property owners which i got the leads from my birdogs. Right now is a vacant property which I got a lead from my birddog like 1 month ago and I promised myself to start taking action on contacting these vacant property owners. The vacant house is located in Gainesville and the owner lives in Arizona. My birddog provided me with his name and his addresss

I finally got an A player agent/ partner on my team like matt lawson always says..
This same agent who sent me pocket listings, sent me pre foreclosures leads in an area where I have huge cash buyers and also he still willing to open up an LLC with his money for the both of us. Right now his on a vacation in Dominican Republic. I have built a good rapport with him. His interested in investing in real estate and I'm mentoring him.
I told him he can focus on bring in the leads while I focus on calling up the sellers and bring in the buyers. (we split the profit making it a win win situation for the both of us). Assume I come across a seller who seller who only speak Spanish, I will now hand over the seller to him since I don't know how to speak Spanish. Right now I'm working on the 5 pre-foreclosures leads he sent to me. My goal today is to go to these houses and knock on the doors to see if I can get in contact with the seller.
--Yesterday 10/03 my A player agent/ partner sent me a number to call which he found on Zillow and he told me the seller is interested in lease option. lol I called up this guy and the address he gave me was different from the address gave my agent. So he told me his asking price $69k for a 2/2 I was like is that how much you awe on the home and he was like no and I was like can I buy your house for how much you awe and he was like yeah sure which was $40k. Here is when it became funny, I took down his name and I told I will get back to him. I check on the public record website and input his name and address. Not even his name and address existed. So I called him and told him and I couldn't pull up either his name and address and he was like hes no longer interested in selling lol someone else is going to buy it and I was like ok good thanks for your time. (First off he was lying and I tried not to get emotional attached to the house lol so its now onto the next deal)

--I was suppose to call up the two agents who my partner referred me to yesterday which their clients are interested in doing lease option. So these tow agents called me up this morning. One of the agent I could tell she doesn't how lease option is being done. This was a pent house in a nice area in Miami with great views. The house is vacant and the owners were asking for $350k and she was like their clients are interested in a long term. Actually I told her my offer term which is 1% down subject to finding a tenant and 60 months lease period and also I will pay her commission up front. Long story short, the seller was not motivated at all. I got off the phone and was like thanks for your time. she was like I should save her # and whether I change my mind I should call her (in my mind I was heck no I aint calling you back or saving your #)
Second agent who I spoke whom her client is a real estate agent working in her office was interested in lease option. I told her my offer term. She was like the seller would like 10% down and 1 to 2 year option to buy. I'm glad she knew what I'm exit strategy was compared and she was like that property would work for me but she could find properties like that for me. I said ok great and I was like can you help me pull up listings which have been on the market for 90 days to 120 days so she will do it on Monday. I told her you can have your assistant to do it for me. shes like ok. I will text her my email address and follow up with her.

--Received a call from my partner who is also an agent (he was trying to follow up with me up the lease option lead he gave me yesterday )and I told how I spoke to the agents this morning and it wouldn't work out for us.
--I emailed one of my agents who I'm working with. I made my 5 offer thru him yesterday I was expecting him to send me the contracts so I can esign it but instead he sent to me as an attachment. So I texted him and I was like I would like you to please send to me so I can esign it because I wouldn't be able to print it out. So basically he resent everything I electronically signed my 5 offers which I made:)I love his attitude he doesn't everything fast compared to my other agents who are a little bit slow (those are they I get listings from and send make my offers thru my fast agents lol)

2.)Contacted the a motivated seller from one of my pre-foreclosure leads and she speaks spanish which was a problem for me because I cant speak spanish fluently. When I spoke to her on the phone I told her I'm an investor and I'm interested in buying your house before it goes into auction. Right after I got off the phone the seller, the seller's listing agent called me back and I told her I'm interested in a lease option to buy. So agent set up an appointment for saturday morning with the seller and me together in a way whereby the agent will be translating the english to spanish for the seller. My partner who is an agent pull up all the info on tha property. Two story building 6 baths/ 3 baths comps close to I million. Awes 650 on the house asking for $850. Our appointment was suppose to be for 12:30 pm sat morning and the agent texted me around 8am and was like the sellers is no longer interested in lease option and they want to sale the house and I should send in my best offer. My plan was to have someone who speaks spanish to call up the sellers and see if she would take what she awes on the property before I put in my offer by tomorrow.

4. Got a lead from my partner. 2/2 condo is an area I have buyers. The house is listed with an agent and the sellers awes 100 and seller asking for $130k. I will be contacting the agent tomorrow and put an offer as well.

--Got a missed call from a caller off my bandit sign. So I called him back. He has been pre-approved for $85k but his also interested in L/O and he has up to $10k to put down
--Recieved a call from my agent. Lol he told me that the listing agent of one of the properties which I made offer on told him that I sent another offer through another agent. So he was like are you using another agent and I was like no I'm not even though I am lol. I normally do this just in case an agent is slow putting in my offer, I just use another agent.
--Called up an a listing agent of a property lead which my partner sent to me. This is a 2/2 condo seller super motivated. Did my numbers and the ARV $123k Asking $116k. I asked the agent why the seller was selling and he told me that he had a section 8 in there an he paid them more just to move out and he planning to relocate the north side of US. As soon as I got off the phone and I called up one of my 5 agents who I'm working with me and made an offer $86,500. Hopefully it gets accepted lol:)
--Called up a couple of rentals ads on CL had no luck lol. I remember speaking to a guy of one of the rental ads I called. I asked him if he would be inteested in selling his house he ws like no I'm an investor as well since 1978 lol. (wait a min I didnt ask you how long you have been investing) lol he went ahead and was like I cant do business with me being an investor. Oh well I had to let him go and thanked him for his time.

1) For the first time, I went to the post office and mailed out Dean Distressed letters to homeowners on 5 pre-foreclosure leads I got from my partner. their auction dates is in DEC. I attached two letters which are in english and spanish lol and also I attached my seller business card (I BUY HOUSES ANY CONDITION xxx-xxx-xxxx). I also included my partner phone number in the spanish letter so HE can talk to them if they dont know how to speak english lol.
2. Located a vacant house: On my back walking from the post office to my college I noticed a house which had tall grasses which is up to 5 ft tall lol from the backyard view. Luckily, I always have my yellow note pad everywhere so I took down the address. I searched online to see if I would find the sellers number but no luck. Checked on the public record and the seller had the mailing address and he appeared to be a 75 year old man. I wrote down people he is likely to be related to and do more research on them tomorrow.
3. Made an offer on property through my partner who is an agent. Will be making more offers by the end of tonight...
4. Got a lead on a pre-foreclosure house from my agent. auction date 10/23. ARV- $532 Asking price- $750k. To me I dont know what the seller is thinking. I plan on calling up the listing agent tomorrow morning and see if the seller would be interested in lease option. It either he sell it or lose everything. If I was to put an offer it will $410k.
5. My agent told he figured a way of pulling off pre-foreclosure houses off mls. I love his positive attitude. He told me today he is willing to put in 10 offers each day lol. His like the A type agent Matt Lawson always say we should have on our team..

1) I called up the listing agent for a property lead which my agent/partner sent to me yesterday and has an auction date this month 10/23. so basically the properties wouldn't work for me. When I called the agent I told her I'm an investor and I would like to see if your client would be interested in lease option to buy. Some agents don't know how l/o works so I had to explain it to her lol. I was like is either your client sell it or he/she loses everything and she was like oh yeah I know. I already knew how owes because my agent/partner sent me a report of the home off mls. So the agent was like the seller hasn't paid their mortgage in the past three years and the payoff amount is $650k including attorney fees and late payment charges. Also, the bank refused to give the seller a loan modification due the back payments the seller awes. So I was like no this wouldnt work for me and I thanked her for her time.
2.) Added another l/o tenant buyer to my list through business card. When I was walking out of the gym this morning, I handed out my sellers business cards to a couple of seniors citizens around and told them I pay $2000 referal fee. So I met a guy from spain or whatever hes from lol and gave him my sellers business and he turned to be a potential tenant buyer. I got down his criteria on my yellow note pad which i was carry along with me everywhere I go.
3.) Search on www.kw.com and got down 5 RE office phone numbers in Phoenix. Spoke with the receptionist and told her I'm an out of state investor and I would like to speak with an agent who deals with investors. I was able to speak with two agents.
I already knew my exit strategy which is a lease option before talking to these agents. SO the first agent who I spoke with I told her my plan I'm interested listing which have been on the market for 90 -120 days and pre-foreclosure homes (even though I can get pre-foreclosures leads from accessing the phoenix public record via www.netronline.com, I just wanted to have a feel of the pre-foreclosure houses in the market). So basically she started being all negative talking about lease purchase deals which she has done normally the investors themselves lives in the property. I was like hey listen I got tenants who I will be putting in these properties. She was like I don't know about that I will have to talk to my broker and she was like I have been an agent since the past 30 years (I don't care how long you have been agent, all I care about is you getting my job done lol but I had a feeling she wasn't the right agent for me) Instead wasting my time and her time I just got off the phone and thanked her for her time.
The second agent who I spoke with was willing to work with me, she knew what my strategy was and she will be sending the listing to me tomorrow morning.
4)My A player agent emailed me 4 owner financing leads he found on Zillow which I would be calling up the agents tomorrow morning about it and he also sent me 4 property leads which have been on the mls for the past 120 days. How awesome is he lol. My agent has a positive attitude and is very hard working. I'm so lucky I got him and we got a great relationship with each other.

I was glad I was able to accomplish a lot of stuff.
1)***KNOCK ON SELLERS DOORS: A guy who I met on Friday Nov 11th his from Cuba who speaks Spanish fluently lol and can be of a great help to me translating English to Spanish to my sellers lol(I wouldn’t call him my friend because I don’t know him that well yet lol) was able to let me drive his car to some of the sellers houses I had on my list(he was at the passenger seat while I was driving the entire time). If you have been following my daily post lol recently, I mailed out 5 Dean Distressed letter to sellers which are in pre-foreclosure. Since I didn’t hear back form any of the sellers via mailing, or phone call I decided to go to 3 out of the 5 pre-foreclosure seller houses I wrote down on my yellow pad. Remember I always have my 3 yellow note pads with me everywhere I go (1 for my buyers, 1 for my sellers, and 1 for knowledge I gain on DG.com) the first property I visited was an expired listing which my agent/partner sent me together with the report which has the mortgage amount and everything. This is a 4/2 home SFH seller awed $54k and the pay off as of June 2013 including the late payments and attorney fees was $98k. the auction date was for tomorrow 10/15, When I arrived at the property I had to call up my agent to help check up the seller name because I forgot to write down the seller name and my phone doesn’t have internet. When I got the sellers name I went ahead and knock on the door of the seller. She opened the door and I introduced myself as an investor I buy properties in the local area and I was like “I wanted to know if you would be interested in selling your house before to the auction” Lol she had a scared look on her face and was like “no thank you I’m not losing my losing I have a lot of money in this house blah blah lol” I was like see mad I understand your situation I help homeowners like you in this kind of situation. She went back to her house and locked the door and I was felt frustrated. So I called up my partner/agent and told him what happened and he told me I should knock on the door again lol which I did.. So this time around I had to talk to her in a calm way and she finally cooperated with me. End of story, she told me is working with a lawyer who helped her pushed back the auction date. I asked for her lawyer info and she gave me his business card. I will call up the lawyer to see if the seller who consider lease option or sell me the house for what she owes on it.
The second property was close to my college when I knocked on the door the seller was afraid to open the unlike the other seller who opened the door for me. So entirely time we were conversating through the window. She had a hard time understanding me because she doesn’t speak English. I got this guy who let me drive his car lol translate my English to Spanish. I told my so colleague to tell her I’m an investor and I’m interested in buying her house before to goes into auction in Dec. She told my colleague she is not the owner of the property. I guess she is like a grandmom to one of the owners because she seemed kinda old lol let me say she should be in her 70’s or something like that. Then suddenly a I saw a man walking towards my direction trying to get into the house and I was like “Hello I’m looking for so so and so lol and he was one of the owners. I introduced myself and basically he told me that him and his wife sorted out everything in regards to the pre-foreclosure. He went ahead and told they are up to date with their mortgage payment but it was a management lien they had on the property. Also he told me the lien started as a $600 fee a couple of years ago but they seller requested a payment plan which they were denied so it came up to a lien of $11,00 which they paid off. So when I was about to leave I gave him my sellers business card and told I will pay him $2,000 if he refers me to anybody who wanna sell their house and I buy it. Also, he gave a phone number of his friend who is an investor in Miami but lives in Cali (he could be a potential buyer and seller)

2) While driving my colleague's car on my way to sellers house I came across a FSBO sign on the road and I wrote down the phone number and address on my seller yellow note pad I always have with me. Even though I was on my way to another pre-foreclosure seller house I stop the car and called up the phone number which I saw on the sign of the FSBO. When I called the number I introduced myself and the property was located in South west Miami (good neighborhood) so the person who I spoke with was a family friend/agent to the owner/seller. This is a 2/2 SFH. When I asked her why the seller was selling she kept on talking for like 15-20 mins I let keep talking lol. So she wnet on told me the seller is very motivated and want all cash (I already taol her my offers are all cash earlier) and she was like the seller aunt or whatever is very sick and is in Coma. I made it seem like I was concerned to about the situation. She was like the seller wants to sell the house to use part of the mmoney to the caretaker for the sick family member. The seller currently pays the caretaker $900 a week to take care of the aunt who is in Coma. Then I told her I want to make a win situation for me too and if we were to have this property appraised what do you think the property would be appraised for and she was like around $120k and their asking price is $180 lol and the least offer they would accept is $170 (In my mind I was like what a heck) so wnet ahead and told me she will have the seller give me a call. As soon as I got off the phone the seller called me and I was like can you tell me why you are selling the house? (I wanted to see if what she is going to tell me matches what the agent told me earlier in regards to the sick aunt in come) she told me something completely different lol (I almost busted out laughing lol) This was what she told me She was like "I'm an investor as well and we want to flip the house its already in a move in condition blah blah blah lol) I used Dallin PRICE AND TERM techniques and I was like if I pay you your asking price will you be flexible on when you get paid and she was like yeah and she like what do you mean and I was like in other words would you be consider a lease option she was like yes. In mind I was thinking she could be motivated due to the coma situation and she wants more in terms of she didn't want to tell me the whole coma situation sickeness. Seller was like how much do I want to offer I told her I will email her my offer contract ( I didn't want to make a verbal offer lol)..

1) Received an email an from agent working FSBO who I found yesterday. She wanted to check if I sent in my offer yet like I told her last night. I was like sorry for the delay I just email the seller my the offer.
2)looked up the public record to verify the sellers name for the two properties which I was about to make an offer on. I noticed one of them had a lien (mortgage with wells fargo) which the seller and so called agent lol didn’t tell me about when I spoke to her about it. The other one I wanted to offer the names on the title so I can put those names on my contract.
3)Made and email out two Lease Option Offers to sellers. One was a 2/2 condo in mint condition (everything new) which has been vacant for more than 120 days in the market. The seller asking price $450,000 but the current FMV is $400. My offer $400k for purchase with 60 months lease with option to buy and $2,800 monthly payment (which between the average rent and highest rental rate in that area). My down payment (option fee) which I offered $5000. I normally check on www.rentometer.com to check out the comparable properties rent
The second property was the FSBO (the seller aunt got coma) who I found yesterday 2/2 SFH been vacant for more than 60 days. Asking price $170,000 and FMV today $120k my offer $170k within 240 months (20 years)with option to buy at $1500 monthly rent (I already have a buyer lined up for this one)if the seller accepts.

4. I called the attorney of the seller who I met yesterday whose house was suppose to go into auction on tuesday. I told him I'm an investor and I would like to purchase to the house like a lease purchase. He was like he is trying to make the seller apply for a loan modification. I was like can I know the back payment she has already and he was like I should give him a call tomorrow so he can take a look at the seller file and let me know.
5. Added another big time investor to my list.
6. Ordered 5 bandit signs which I plan on using for my tenant-buyer and it will be ready for pick up by tomorrow.
7. Received an email from the sellers agent (I made an offer on their property this morning). This was what she said
"Sorry but that's was not the deal that you told me ,,, sorry Niurka(seller)just explain to me like the contract was for financial all money like a bank thru the years, I don't think they going to accept these one , They need the money immediately,, at lees the $150.k that you told me,, at first,but never like that,, sorry probably I miss understood" lol I told I reply back to her and told her I cant recalled saying I was going to buy the house for $150k ( I dont make verbal offers on deals like this) THe ARV on this property is $120..Kindly had to say no to this deal and will keep it in my radar and check back with them in the next 2 weeks. To me the seller is not motivated at all even though seller aunt is in coma ( istill dont see any sign of motivation)

ACTIONS I DID TODAY
1) called up a property manger who I have been following up for the past 3 weeks or so. I found the property he was managing in www.padmapper.com and when I called him like 3 weeks ago I told I'm an investor and I wanted to see if your client would be interested in a lease option. I noticed the rent they were asking was $1500 which is way below other others in the area which are going for $2k. He told me the seller husband relocated to OK and the wife is relocating soon with him but is still living there because she just gave birth recently (baby 2month old) I left the property manager a voicemail but the last time we spoke as of last week I told him he should please consider and if I buy the house I will pay him $2k upfront and he will manage the tenants for me.
2) called up another out of state seller/investor who has a house in south miami. I got that lead form my agent. I had spoke to him last friday and he was interested in a lease option since he house has been on the market for more than 120 days. I would day its like a vacation home to him. We had an appointment to meet up yesterday but I procrastinated and forgot to call him. So I called him morning and he was like he going to take off this house from mls meaning that he is no longer interested in selling his house. I will still keep the house in my radar and contact in the next couple of months.
3)Received a call from my agent/partner and gave him some updates. His hungry to make some money. I gave him a new assignment to do which is to fish out all the properties which are lease to own, rent to own, owner financing for in one file in specific location. Also pull up proprieties which have been the market for 120 days.
4) Received a call from a potential lease option seller property manager who I called earlier and left a voicemail and a text earlier in the morning. He scheduled an appointment with me with the seller for 5pm this evening and I will be meeting up with the property manager at 4:30pm. (lol I can smell my first deal coming)

-My agent referred me to a seller who I spoke on the phone. House was in pre-foreclosure and seller didn't seem much motivated because when I asked him how much he awe he was like I don't need to know that. Seller wanted a lease option and I told I will still find out down the road how much he awes cus if I'm making monthly payment is going to be to the lender so the bank doesn't foreclose on the both of us. He said he is going to give me a call back today 10/17/2013.
-Reposted my ghost ad for tenant/buyer on craigslist.
-Made two offers.
-Search online for properties which might match my buyers criteria.
-I called up the office of the attorney of the seller who I met on sunday. I have been finding it hard to get hold of this guy. I feel like delaying things. I understand he did his job my pushing back the auction from October 12 till whatever date. But each time I call his office he is either at a closing transaction or with some other client.
My agent has been working so hard for me. I just need to speed up my pace. I have been procrastinating lately which is not good.

Knowledge I gained!!
1) Read a lot of journals on dg.com including matt Larson. It really motivated and woke me up for real. I think I have been sleeping for too long.
2) Learnt some more ghost ads to use on CL like posting three and changing it after 4 days.
ACTIONS I TOOK:
1) I got a newspaper and I called like at 20 rental numbers on there. Some of them were the homeowners, property managers, and formal tenants who were looking for people to take over their lease. Finally, I was able to get in touch of a seller who had a duplex and also 28 more properties in the same block according to what he told me. I interviewed him and I was like if you are not able to sell it would you consider a lease purchase he said yes. So we are going to meet tomorrow sunday so make the deal happen. (I have buyers lined up for that one)
2) GOt an email from a lady in phoenix off my ghost ad for tenant/buyer and she told her she has been on her job for 14 years and she got bad credit but she got 3% to put down. I will call today to see how much she can afford to put down and how much monthly rent she can also afford.
3) Added 2 buyers to my list off my bandit sign. One of them was a lady was a lady who got $40k to put down and she could afford to pay $2k monthly. We are suppose to meet up today 10/18/2013. The other one was a guy who called off my CL ghost ad. I tried getting his criteria and he was like he can buy anything and it doesn't matter where it is as long as it is in Miami. So I screened him and I was like when I get you a deal which you like you gotta put down a non-refundable down pay of $10k and he seem ok with that.
4) Search online to look for houses which matched my buyers criteria
5) Went to office depot to buy mailing envelopes which I would use to be sending out mails.
6) Handed out my business cards for seller (I BUY HOUSES ANY CONDITION XXX-xXx-xxx)
7). Went to dollar store to buy more permanent markers for $1 which I would be using for my bandit sign because the one which I got before seem not to be working I think it dryed up or something like that lol. While I was there I distributed my business cards to a lot people who were there and I told them I buy and sell houses. SO one of the guys who I gave my business cards to was like he is looking to buy a house. I asked him how much can he afford to put donw he said $40k and he wasn't sure of the monthly payment because he gotta consult his wife first before letting me know how much monthly payment he can afford to pay. I got his criteria.

I'm happy I found this guy at the right time. I was able to get rid of the other 3 agents who I have been working with. They re giving me negative attitude taking about my offers are way too low offer. (In my mind you are not the one paying for the earnest money or either for the property why are you concerned about my offer. your job is to present the buyers offer to the seller)
The current agent who I am working with is very hardworking. We haven't met each other yet because hes all the way in Dominican republic. He always call me, texts me even when I feel like not doing anything. He sends me lease options leads. In some occasions he does the legwork for me and call up the listing agents to see of their clients who be interested in L/O to buy and then gives me the address and the listing agent to follow up with the agent. remember for each property he sends to me he always send the report which includes the comps and the mortgage info even without me telling him to do so. That's what having an A player agent/partner on your team is all about.
So right now I told he should she focus on getting the leads for lease option while I bring him listing off www.listingbook.com so we can make offers on them. For now we are only focus on Standard sales and lease options deals then when he comes back to Miami in two weeks or so he is willing to open an llc for the both of us and we would now be putting in offers for REOs.
