My Two Main Reason For Starting This Journal

2. To Take MORE ACTION!!!
My end buyer who was acting like she was gonna buy my first property at PA which I had under contract for the past two weeks backed out last week. wednesday. ***The seller lives in miami***
Purchase Price- $5k plus 2,000 (assignment fee)
Rehab- $5K
MArket Value- $44k
I didnt put any EMD and I had 10 days inspection which ended yesterday 08/18/2013
THIS IS HOW IT WENT: When I got her from my craigslist ad I never screened her properly as a cash buyer (I was still a newbie LOL) She told me she got POF and I told her I need to see it and she was like she is going to bring it at contract signing.
Her inspection day was last wednesday 08/14/2013 @2pm and my attorney told me that she sent two of her partner who will be doing the inspection for her (In my mind I was like What a hell is she trying to do). I knew something wasnt right so I emailed my end buyer and told her the following
1. all inspection has to be done before contract signing,
2. Contract is not assignable
3. Non-refundable down payment is to be paid at contract signing
After I emailed her 30 mins before inspection appointment time (1:30pm). She told her partners who were suppose to inspect the property to tell my attorney to cancel the appointment and also told my attorney that they dont buy properties around that area.
I learnt a lesson after that happened to always screen my cash buyers at the first initial contact.
So basically, tomorrow 08/19/2013 is my last day. The seller called me today to see if i was still buying it and I told him that my general contractor will be inspecting it tomorrow and I will give him a final decision at 5pm tomorrow. If I dont find a potential buyer by 5pm tomorrow 08/19/2013 I will cancel the contract.

3) I got on www.listingbook.com I was able to pull up 12 listings and I emailed the listing to my agent in Miami to pull up the comps for me

Great going with taking action and persisting. The key to succeeding at this is to be so persistent and determined that nothing can deteriorate your motivation. There are going to be those deals and attempts to do things that don't work out and doing what you've done is the key to success. Brushing it off, learning the lesson and getting back on your horse.
It sounds like many of your buyers were other wholesalers. Other wholesalers are actually important to network with as you can co-wholesale with them (without creating a chain.. They have to be direct to the buyer). But, they may try to buy the contract from you and flip to another buyer. This is something Matt does all the time. So long as they close on the deal it can work out. I personally haven't done it that way; I have cowholesaled a few deals though and that is because I built a relationship with these other wholesalers.
Your network is equivalent to your net worth. So before deleting all your wholesalers, build a relationship with them. A great way to weed out your true buyers from your wholesalers is to ask them about some of their rehab projects. A real buyer will gladly not only tell you about them, but will give you addresses and really love going over them.
Encountering what I call 'sharks' in this business is very common. Sharks will not be straightforward with you, and will attempt to go around you and work direct with the seller or listing agent and try to steal your deals.
I can tell from reading you will make it! Press on and NEVER give up. I have now read 2 pages of your journal and am very impressed!

I normally weed out my true buyers from tirekickers using Mike 3 rules
1) not assignable
2) non-refundable deposit of $10k
2) No inspection after contracts are signed
I will definitely implement your technique in weeding out true buyers from wholesalers by asking them how many rehab projects they have done.

ACTIONS I TOOK
1) I went to pick up my bandit signs like around 8am from where I placed them where I have been getting a lot of calls. I have gotten my bandit sign removed from there. I just wanted the signs to be there from Saturday (when I placed them ) till Monday morning. I notice one of them got stolen. Lol the person who stole took away just the sign alone and left the stake behind but its all good.
I didn't receive any call from those signs
2) Made five offers (I cant believe it took me four hours of my time yesterday just to work on the numbers and write up the proof of letters. I need to work on my timw pace)
3) Received a text from my lease option seller and she told after her husband presented the offer to their attorney he didn't accept the contract. I plan on reoffering again tomorrow.

1. Added 8 buyers to my list from my bandit signs:) Some are tenants buyers, some cash buyers, and some mortgage brokers.
2. Put out my 4 bandit signs which says " MUST SELL FAST 3 bed/ 2 baths" and my phone has been ringing all day:)
3. Recieved an email from a lease option offer I made like last week. Seller didnt accept my offer and wanted me to put down 10 % compare to the 3% down I offered. I guess he didnt like the who subject to finding a tenant buyer. I havent replied back to him yet.
4. Got a call from my agent today that the house we offered $193k on 10/08/2013 that didnt get accepted. The ARV of house was like $250k was it needed repairs and had lien of $30k so basicall the house was reduced to $150k and the seller accepted a offer and its now pending. It got us feeling some type of way lol.. I;m regreting why id dint put that property in my radar to watch out for a price reduction. Its all good lesson learnt.

8:00- emailed back seller who wasnt interested in my l/o offer and saking $450k and FMV $400. I emailing telling him I'm an investor and I buy alot of deals in miami and if I was to buy your property I want to make it a win situation for me. Then I asked him if I pa all cash and close in two days whats the least offer he would accept (I just wanna have a feel of the amount he has in mind).
8:30pm- Returned back some missed calls I got from off my bandit sign which is working wonders for me. The first guy I spoke was not interested and we thank each other for our time and called it a day lol. THe second guy I called, when I asked him what he was looking for he was like up to 1 million and looking for investment properties and he wants to do business with me when I was like I'm an investor and I acquire a lot of great deals which are thousands of dollars below market value. Well I tried to screen him immediately and I was like if I get you a good deal and you want it do you feel comfortable putting down $10k non-refundable and couldnt hear him clearly got I think he was driving or something like that. So I had to set up a phone appointment with him for tomorrow at 3pm.
8:56pm- Called back one of my callers missed off my bandit sign (my google voice number helps me fish them out lol)..So when I caled I spoke ith the daughter and was like my mummy will be back in the next 10 mins. Couple recieved a missed from the same number and I called and then this time around I spoke with the actual mummy lol. She thougth my bandit sign was a house for rent and I explained to her it wasnt for rent but for sale. She was looking for a temporary place for rent. After we got off the phone I thought to my self maybe she might have a house wanna sell so I called her and this time I spoke with her daughter and I told her to ask her mum i'm investor I buys houses and sell houses and she should ask her mum if she knows anyone who is trying to sell their and the daughter was like someone just bought my mommy houose she has. So I was like you guys should keep me in mind in future.
9:20pm: Called back one of the missed calls I got of my bandit sign. When I spoke with the lady she was able to tolk due to the headache she got and I was like I hope you fell much better and I set up a phone appointment with her for 10am tomorrow morning.
MY GOALS BY TONIGHT
1. Look over some listings online tonight make offer on them by tomorrow morning thought agent/partner
2. Post more ghost ads for buyers on CL in miami, Phoenix, Las Vegas, and San Diego.

Today was such a beautiful day in Miami. We had a cold wind weather today which I haven't experienced before since I moved to Miami in Jan this year.

2) CHECKED UP ON MY BANDITS SIGNS: I took the bus to go check up on my remaining 4 bandit signs to see if they are still there. I realized 1 of them got missing or someone stole it (I wish I can get that robber stealing my signs and cut of their hands lol with a machete lol just kidding)
3) MET A POTENTIAL LICENCED MORTGAGE BROKER: When I was on the bus. I came across a college student girl and began a conversation with her and I was like I'm an investor and if you know anybody who is trying to sell their house let me know and if I buy I will pay you $2000 up front. I gave her my sellers business card and she like my cousin wife has a house she wants to sell which is located in central florida.

I will be following up with the gurl tomorrow morning to get the sellers info from her. So the entire time I was talking with this college gurl I didn't realized the guy beside us was a mortgage broker until I got on the bus together with him and I noticed the badge on the shirt he was wearing says something like "mortgage lending with investors". So it got my attention for a min and I approach him while he was standing on the bus and I introduce myself to him and I was like I see you work for a mortgage company that's good. So he went ahead talking about how his company give out loans blah blah lol. Also he works with seller attorneys too. I was like "hey I'm pretty sure you have people who come to you to apply for loans and they get disapproved because they don't have enough credit history" and he was like he got lots of people like that. So I was like "I got properties for these people in way they can rent to own and at the end of their lease period I would now refer them to your company to obtain a mortgage from your company' To cut the story short, he is willing to work with me. I got his email and with got phone appointment on Monday. Also, I offered him $2k for any of his client that buys any of my investment properties and if I buy any deal he brings to me. He was happy:) He seem like a potential A player licensed mortgage broker who I would likely put on my team.
4. Texted one of my callers off my bandit sign yesterday who I was suppose to have a phone appointment at 10am just remind her that I will be calling her at 10am. SO 10am came I called her and she answered and I'm like the property which you called about yesterday is already sold but I come across a lot of great deals way below market value. I'm an investor not an agent. The she was like "I'm not the person buying it but I'm helping a friend who is looking to buy a house" So I was like "ok that great so can you tell me specifically what they are looking for to buy" she like "when I get another deal just like me know" (she sounded like she was busy with the noise on phone background) So I was like "hey do you mind if you can give me your family friend phone number so I can contact the person so I can know what they are looking for" so she like "hey I gotta go I have a visitor in my house right now and I will ask them that and will get back to me" so I was like "ok that's fine". I had to set up another phone appointment for tomorrow morning at 11am so I can get the buyer criteria.
5. Received a call off my bandit sign. This is a real cash buyer who when I asked him how many rehabs his has done this year alone he told me 6 rehabs. His strategy is to buy and flip and he is willing to buy anywhere in Miami as long as it is not a war zone area. I screened him and he passed my pre-qualification test lol..
6. Called up one of my callers in Miami from yesterday who I had missed his call but I called him yesterday and we had a phone appointment for 3am today. Remember this was the guy who I got off my bandit sign who told e he got up to a million dollars to invest. Our phone conversation last more than 20 mins. I told him I'm an investor not an agent and I make multiple offers daily and acquire a lot of deals thousands below market value regularly. He sounded surprise lol and this was when he started asking all matter of questions like how do I get this deals. I had so much confidence in myself and I was like I have a unique marketing technique which I use to get deals which nobody cant find in Miami. So he was like "that's good so when you get this deals do you have already these deals under contract and are they short sale or reo's" I was like "yes they are already under contract (duhh lol) but like I told you these are properties sometime needs repairs which I cant keep up and then I try to sell them because I already have other deals already on my plate but deals which I will be passing are always gonna have a great return on your investment properties and I leave a big room of profit for you to make" Then I asked him like Tammy on www.Dg.com thought me if you wanna know a real cash buyer always ask them how many rehabs they have done and the real will go over them with you and also give address or places where those properties were located at.
SO when I asked him of the number of rehabs he has done recently he was like "he rehabs up to 4 to 5 properties each month" and there was a property in a place which he mentioned to me in Miami which he bought for $259k and put $8k in repairs then flip it for $350k and made at least $80,000 in profit. I asked him "HOw much profit would he like to make on deals which I bring to him and he was like "if he can get it for 15%-25 off market his good" So I Then I went ahead and got down his criteria, email and two phone numbers he got.

UPDATES 11/04/2013
I gotta be keeping up with my daily journal. It's not that I don't remember to update my journal but I keep procrastinating from updating my journal since 10/27/2013.
Here are the major knowledge which I can remember I learnt from 10-27-2013 to 11/03/2013
1.) Watched Dean graziosi weekly wisdom
2) Visited DG.com and jotted down some great techniques to use.
3) Reread "15 Questions to I.D. Motivated Sellers FAST" by sistreat on DG.com http://www.deangraziosi.com/real-estate-forums/marketing-buyers-and-sell... and jotted it down on a piece of paper to use as my sellers script. I had to put the piece of paper in my wallet to make it handy each time I call/receive a call from a seller. I also how NOT to ask a seller how much do you awe on the house but INSTEAD ask who gets the monthly payments. For example, I have gotten "backfired" twice by FSBO who I got in one of the two counties which I'm investing in South Florida. This happened like two months ago or something like. I remember interviewing the sellers on different occasion with Dean seller lead sheet and when I ask them "how much do you awe on the property" They all were like "ITS NONE OF MY BUSINESS" OR "ITS IRRELEVANT". (lesson learnt)
Major ACTIONS which I took which can remember as of now 10-27-2013 - 11/04/2013
1) Got a new agent in one of the counties which I'm in investing in South Florida and I told him to pull up SFH, townhouses and condos in specific areas where most of my big and small time buyers were looking for and my criteria which I told him was:
1. price reduction
2. been on the market for 90 days plus
3. As-Is
4. Vacant
I guess he understood me and he emailed me 108 SFH and 88 town houses and condos which have been on the market for 90 days but I think he forgot to screen for price reduction and AS-IS. I didnt want him resend it again so I had to do all the work by reading the remarks on each properties and selected up to 12 SFH which either had
1) Owner/seller motivated
2) Priced reduction or price change
3) Sold/As-is
4) Needs Repairs or complete renovation
5) Buyer responsibility to bring back the house to code
6) Great for investors
Also I noticed the were a lot of vacant properties which I noticed by viewing some of the pictures. I emailed him 12 SFH, 9 Townhouses and condos. Then, I told him to help me look up the comps and tell me how this houses worth you know and then he should pull up each agent's phone number so I can call them to see the least offer their clients who accept. Remember I also emailed properties which were vacant and been on the market for too long so I told to send me those agents numbers so I can call them to see if the would be interested in a lease purchase.
Lol I replied and was like I shouldnt worry that he will help me do the legwork by calling the agents for the L/P part but as for calling agents to see the least offer, that would not work because listing agents are more concerned about presenting the contracts to seller blah blah (In my mind I'm like you amking this a big deal) Remember this new agent which I'm is different from my other dominican agent/ partner. I bet if I used he would have done it without questions asked lol.

My new agent Gerry emailed me back with the prices which he thinks each of properties worth. ( i could have told him to pull up the comps for me but I didn't) and he was like I should be agreesive with my offers by going a little low or to be conservative go over the market value. I'm like did he really just say that, thats funny tho. I emailed back and was like "My strategy is to buy, fix, and flip and I want to make $30k on each deal. I will be passing on a some deals to investors who I work with and I'm not buying to hold. Its not going to make any sense for me to pay more than each of these those houses is worth you know. I emailed him my offer and was like he should tell me what he things and then I will send him my pof. HE yet to reply back to email.
2. I got a wholesaler who wanted me to get him a buyer this house was in a different county in central Florida close to Orlando. AP- $32k SFH which needed $27k repairs ARV (according to him)- $90. I did my numbers and the ARV is coming up to $50k in todays market. I told him straight up your number is too high I'm letting up know. It's funny when I spoke to him the next day or so and I asked if he has sold the property he was like no and was like I was correct when I told him the numbers are to high lol.
End of story I not going to waste my time market making a property which is not a deal. I have learnt not every deal is a good deal.
3) Followed up with this agent patricia lol I made an l/p offer on the house listed with her like 2 weeks ago and she told me the seller like the l/p and sent my offer to her attorney. This property is located in South Florida and I got lot of tenant buyers in that area. MY down payment was paying all the back taxes of $6k, I will be doing all repairs and maintenance. I know this is going to be a possible deal for me.
4) search on www.zillow.com and got one seller in South Florida when I got big time buyers already on my list. SFH 3/2 needs repairs $10k AP- $295k. I called her up
Reason for selling: Retiring and moving up north florida
Least offer she would accept: $285k or something like that (i gotta check my notes)
URGENCY: She not ready to move until after christmas or after new year
HOW SHE GOT HER Asking price: lol she like the house besides her sold for like around $300k
I was like " Hello ms I'm an investor and I buy lots of deals in that area and in order for me to make this a win situation for me I will have to buy your house at $200k) she like "are you crazy'' lol
I told her I will do my research and I will get back to her.
5) Search on www.fsbo.com I found a seller in South florida (got buyer already for that one in my list) this is a SFH 3/2 teant occupied util nov 14 2013.
Reason for selling: 80 year old man who leaves in New Hampshire and hes not in a hurry to sell it which means he was interested in a rent to own type deal. His intention is to sell the house and then his wife would move back to New Hampshire.
I got all his contact info,. I will be sending my offer today 11/04/2013
6) Posted up more than 10 ghost ads on CL for buyers and tenant buyers in south florida and Southern California.
7.Check up on my 3 bandit signs and 1 was pulled off its all good:) I'm still still getting calls each day from those bandit signs left.
8. My phone has been ringing off the hook from callers off my ghost ads on CL and I received lots of emails too.
9. Added at least 10 potential buyers. Some from South Florida and Some from Southern California
10. Saw a divorce Attorney ad on a newspaper and I called the office. I told him I'm an investor and I told one of the attorney who I spoke with that if he can refer me to any probate property and I buy it I give him $2k finders fee and he gave me an attorney # to call on monday 11/04/2013. He is the right who handles all the legal paper work and probate deals. I was so excited I'm to add a potential attorney on my list in south florida.

3) Put in offers on rent to owne homes which I had my nevada agent pull up for me (I love the fact the are so many vacant properties in Nevada)
4)Search online and call up FSBOs
5) REturn back some missed calls I got off my bandit signs and ghost ads on CL to see if any of them are potential buyers which I could ad to my list.
6) Follow up with my buyers on my list by emailing or calling each of them and I will be like" I havent come up with a killer deal yet lol but as soon as I lay my hands on them I will let them know"

I haven't formed an LLC yet. The offers which I make is as an individual. I'm focusing on standard sales (no REOS or Short Sales).
Don't worry about LLC and websites. All you should focus on is making offers. Search on www.zillow.com, www.fsbo.com for FSBO's. SO many deals out there I tell ya believe me.
I'm working on three potential lease option deals in south Florida right now. This was how I got them. I call up agents and told them to pull up listings SFH, townhouses, condo which have been on the market for 90 days or more in specific areas.
Then I tell them to send me the listing agents numbers so I can call them to see if the sellers would consider a lease option.
When I get this numbers I call the listing agents and ask them if the property is currently vacant or occupied just to see how motivated the seller is you know. If vacant, then I ask for how long?...
You good to go from here and you put in your offers

I will take in consideration your recommendations. I have a client of mine who is a Realtor and I told her what my exit strategy is & she was very encouraging. 2) Re-read Wendy Patton Lease Option (google it lol)
-Since I'm now reprogramming my blueprint of success towards lease option. My goal is to net worth at least $ 1 million in the next years. I'm already thinking like a millionaire:)
3) Read a post from one of Dean coaches which I saved from dg.com on my laptop. The post was about calling up builders and tell them "you locate vacant lots in the area" then ask for their criteria and go get it for them. I plan and using this technique too.
4. Watched a youtube video of one of Dean Coach about specific call actions to add in placing ads online. They list are as follows

The major Actions which I could remember I took from 11/04/2013 - 11/09/2013
1) Posted like at least 20 ghost ads for tenant/buyers in the cities which I'm investing Nevada, South California, South Florida.
My phone has been ringing off the hook. When this callers call me I tell them the house or houses which I have have been leased out already or I tell them
- how much down payment can you afford like in general (I try to look for people who can put down like between $10k - $30k)Sometime I get people telling me they can afford to put down $15k and then I be like could be $20,000 and to my surprise they will be like yeah I can put down $20,000 but I need to know what the house looks like.
- Then I ask them how much monthly payment can you afford? When they tell me how much monthly payment they can afford. I be like "is that they best you could do" or when they be like I can only afford to pay like $1500 and then I will be like "it could be $1600 and don't be surprise they will be like yea but some people might be like "oh man I would be like to you if I tell I can pay $1600 a month"..
- I ask them the location where they prefer. I realize some tenant buyers can be picky sometimes. For instance, there one of my tenant buyer who I got off my CL ad in Nevada he wants the house to be located in a specific zip code close to his daughter school so he can be on her school work you know. Some of my tenant buyers could take anything in a specific city as long as its not a bad neighborhood you know.
- I also ask them the # of bed/baths they want.. when they be like 3/2 which my ads says then I be like "if I get you a 2/2 would you take it" some people would say yes/no. I just wanna keep their option open you know.
- I ask for their cell phone number, home numbers or office number lol and them their email too.
2. I called up 14 listing agents of properties in south florida which have been on the market for more than 90 and I was able to get like 3 leads. I'm waiting to hear back from two listing who weren't sure if the seller would consider lease option. The other lead which I got was a SFH the house has been vacate since January this year. I'm still working on it.
3 I got an investor deal in south florida under contract to help him look for a buyer.
4. Got another lead from my mortgage broker who is my partner on my team in South Florida. The property is SFH asking price- 88K 4/2 FMV- $150k. I plan on having this property under contract today.

Here are a few quick tips on doing sandwich lease options: Finding the seller/property that will do the deal and the numbers work on the deal is the hard part. Finding tenant/buyers is easy! They are everywhere. The seller/properties are not.
So design your marketing to find the deal, get it under contract/lease option and then market it to the 100s of waiting tenant buyers.
I see you are reading Wendy Patton's book. That pretty much explains how to do the sandwich lease/option strategy.
We actually prefer to take the property "subject to" and lease option on the back end.

I now right..Yup you right. Each day I always try to do something that would bring me closer to my dreams you know. I have a big passion for REI. It has come to a point that whenever I find myself doing something or wasting my time on something or someone which is not related to me investing my time in Real Estate, I feel like a part of me is missing.

Actions I took
1) Blasted the deal which I got under contract to my buyers 2/1 locked it up for $100k and ARV $299k and got two buyers interested in it. Will definitely be closing this deal this week. Here was the mistake I made which I have learnt. One of my buyers told me I should send him the contract and here is what I did, I emailed him the purchase and sale agreement I made with the seller together with the assignment of contract which I signed. At first before I emailed him the contract he offered $145k and after I sent him the contract he then reoffered $95k and was like like the comps which I gave him are 7 months old and the newer ones are lower like around $160k-$165k.
Later I sought some advice from a top user on this website and I got back to my buyer and told him "I would like you to send me the comps you got so I can compare them to the ones I got. He yet to get back to me.
The second buyer is a guy who called me off my CL ad. He owns a like company that sells ktichen cabinets, and house furnitures. He actually moved to Miami from Michigan and he ships these products straight from Italy. I googled his company and I confirmed it. At first he proposed to me to close on the deal then he will do all the rehab with his money and when it is sold we will split the money 50/50. I told him, I wouldn't be able to do that because I got my money tied up in other deals which I looking to acquire. So he said on Monday he will talk to his banker and get the ball rolling which mean he is ready to close.
2) I found a company in miami via the public record who owns at least 148 properties in miami dade alone. I googled the company and surprisingly they got an office here in miami. I jotted down the office address and phone number and called them. When I called the receptionist told me the person the main GUY who I'm suppose to talk with will be back to office from out of town on tuesday. I read an article on this company when I googled it and they got $180 million to spend to purchase distressed properties in south florida.
