My Two Main Reason For Starting This Journal
1. To Be Accountable
2. To Take MORE ACTION!!!
My end buyer who was acting like she was gonna buy my first property at PA which I had under contract for the past two weeks backed out last week. wednesday. ***The seller lives in miami***
Purchase Price- $5k plus 2,000 (assignment fee)
Rehab- $5K
MArket Value- $44k
I didnt put any EMD and I had 10 days inspection which ended yesterday 08/18/2013
THIS IS HOW IT WENT: When I got her from my craigslist ad I never screened her properly as a cash buyer (I was still a newbie LOL) She told me she got POF and I told her I need to see it and she was like she is going to bring it at contract signing.
Her inspection day was last wednesday 08/14/2013 @2pm and my attorney told me that she sent two of her partner who will be doing the inspection for her (In my mind I was like What a hell is she trying to do). I knew something wasnt right so I emailed my end buyer and told her the following
1. all inspection has to be done before contract signing,
2. Contract is not assignable
3. Non-refundable down payment is to be paid at contract signing
After I emailed her 30 mins before inspection appointment time (1:30pm). She told her partners who were suppose to inspect the property to tell my attorney to cancel the appointment and also told my attorney that they dont buy properties around that area.
I learnt a lesson after that happened to always screen my cash buyers at the first initial contact.
So basically, tomorrow 08/19/2013 is my last day. The seller called me today to see if i was still buying it and I told him that my general contractor will be inspecting it tomorrow and I will give him a final decision at 5pm tomorrow. If I dont find a potential buyer by 5pm tomorrow 08/19/2013 I will cancel the contract.

1) Spoke with a seller. This guy called me as early as 6am in the morning off my ghost ad I posted which said something like ARE YOU TIRED OF MONTHLY PAYMENT? CALL US WE CAN HELP. LOl he asked me what we do and I went ahead to explain to him how we help homeowners who are struggling with their monthly payments and also we buy houses as well. Then he was like he thinks we are both on a different page, so I was like ok have a good day. In less than 2 mins I received a call from him and he told me he has a house for sale so I got down his full name and number so I can follow up with him after he gets back from work that same day at 8pm which he told me to do.
He didn't return back my calls and text messages after several attempts to reach. So I haven't followed back up with ever since that day. I guess he wasn't serious.

2. Found a FSBO. it was a vacant lot. I called the seller and spoke with the wife. asking price: $650k and she said she will have her husband in Ecuador to give me a call. The reason for them selling is relocation back to overseas.

1) I added 1 buyer one and spoke with one of my buyers.
2) I searched on craigslist and Zillow under FSBO ad contacted 14 sellers and I got two leads.
3) I will be meeting up with a seller tomorrow.
4) I made a to do list and I was able to accomplish some of my goals. The ones which I didn't do, I will push it over today.

2) Met a seller at the post office: This is called AKA "You got to fake it till you make it." I went to check my mails at my p O box and I was pretending like I was on the phone handling a transaction on a property. I was saying something like "How much is the seller asking for? oh so he asking $450k ok cool, tell me I can pay $350k all cash." There was an old man right next to me who was checking his mail and he was in his 70's. He yelled offer $300,000 and I got off the phone with the ghost who I was talking with.
I told him yes you are right I should have offered $300k. Then I was like I buy houses cash and he told me how he has a house down the street from the p o box office which he considered to sell. He separated from his wife but the wife still lives in the property. I got down the address and his contact info. I wanted to see the house that same day but he wanted to talk to his wife about it. His asking price 1.5 million for a SFH 2 story house in a million dollar neighborhood. I haven't yet done my numbers but I will do it this weekend and get back with him on Monday.
2) Spoke with 2 seller.
3) Printed out contracts so I can have it handy wherever I go.

1) Received a call and met up with seller at the property. This property is 2/2 condo free and clear and his asking price was $300,000 and did I my number before I met him. An REO sold for 153k back in 5/14 and two other condos in the same complex this year sold for 225k and 229k. This property was in mint condition. Reason for selling: He bought it for his mum but mother now lives in spain. I told him the best I could do is $200,000 (I knew I offered too much). I knew he wasn't motivated as soon as I asked him how much do you think your house is worth and he said $300k and he started talking about how the market in Miami is going up and I told how we have to look at the properties which have been sold in this complex. He reduced it to $275k and I was told you can wait to next and get your asking price. you looked dumb founded.
After I told him how his price wouldn't work for us then I asked him if he has another property he wanted and he said yes. He said the condo is worth $460k and he is asking $350k and I told him I will do my numbers and let him know how much I can do this coming Monday. Reason for selling: he has a mortgage on it and he wants to just pay off the entire mortgage and cash out some money.
I got the address and I'm still working on my numbers to determine the FMV.

1) Searched 20 rental ads on cl and called some of them. I was able to generate the sellers who want to sell. I'm in the process of negotiation and running my numbers.
