Im starting this journal to help keep myself accountable.

On 1-6-14 God called my wife to become an Angel..

I fell apart as anyone would do, my world stopped..

Im going to start all over and do this from what Dean teaches us.
Im going to do this as if its day one!!
Im not going on the 30 day, im doing this on a 10hr a week.
Yep that means when life happens and I cant get 10hrs one week, someone kick me in the azz and get me going please!!

Bandit Signs

I put my signs out about 830pm ish im not sure I was posting here and then went.
I was very busy today so I didn't check my magic jack messages till after 6pm, I like to call back in the early evening.
Not one call, that's never happened I always get another wholesaler,real estate agent telling me its illegal or someone that cant sell their house because its way over priced.

So I thought maybe I didn't put them deep enough in the ground and they fell over. Nope they were GONE, not even a call from anyone saying I couldn't put my sign there would I come get them..Code enforcers will call saying take them down or be fined, not one or two but all 15 REALLY.

I specifically put them around two areas that I never have before (thinking outside the box) and I don't understand why no call from them.
Maybe kids, im going to place them in the same place next wkend and see what happens.

Im disappointed, a wkend lost that I needed for my buyer..

Not going to stop me tho.

Maybe I put this out their wrong, shes not involved with REI yet I hope, she has heard me talk about it so much thru out her life and now she wants a house of her own. I thought what a perfect way to get her into it by taking her with me to the edge.
Im thinking that she will want to know more about REI because shes a smart woman and she will see the potential in learning more.

Yes I want my kids to have a great future and im pushing in all my chips that this is it, I believe it is.

Im excited for her and it will be so cool to do this with her.

yea bandit signs i have heard can be challenging in some places now, i have heard of sme organization a national one of anti bandit signs, they ride around & look for them & remove them or cut 1 number out of the ph # on your sign, stupid huh they need to get life.

but like you said we find a way around that, nothing will stop us! i am doing bandit signs again too & yes we don't give up we keep going that is why we are going to be successful & cant wait to meet your daugther believe me when you come to the edge w/your daugther you will see it was the best business decision you will have made in your life, i know it was for me & all the rest of the people that go.

All of us that go keep going back next yr almost to a person.

Not sure who took my signs but its ok maybe they might think about getting into REI and give me a call, crazier things have happened before.

My daughters name is Katarina we all call her Kat, Im excited for her she is going to get a front row seat at what REI can do for her if she puts her mind to it.

Bandit signs

When someone took all my signs I got so frustrated, then I thought Im not going to let them win. Im going to make 40 and keep on truckin, makem work for it.
I've been looking at other deals that I never have but should have, I am in Arkansas and what Im talking about is Mobile Homes...
I was on the phone with a friend and she brought this to my attention and now I think back on how many deals I said no I don't do mobile homes to. I passed up deals because of knowledge, not any more!!

Back to work I have bandit signs to make.

Keeping at it

Ive been spending a lot of time working on what two of my buyers want, ive partnered with another investor so we both are working on one of them. The other one im working on, she is more specific and I just haven't found it yet.

In the pipeline I have two deals, one the owner wants out but just wont let go yet like to assign that one, and the other I would like to L/O, said I wouldn't buy and hold just yet but its still on the table about this one, I have the perfect partner in mind I would like to do this deal with..

By the way my signs didn't get taken down this time, that's one of them in the pipeline.

Crazy few days

Ive been back and forth with a seller, I think we are getting closer to reaching a number but still not sure about my exit plan. Cant assign no room, L/O? has renters in place and seller doesn't want them to know he's selling so not sure if they would like to buy, he didn't ask them and I didn't want him to, that could be my buyers.
If I owner finance with small down 1500 and 200 positive cash flow each month with 15k equity and hold for a year or two because things are on the rise here in NWA that should go up. I think its a buy and hold!

Next few days getting with realtor to send 5-10 offers every week Im on the hunt for something that's in the works.

I keep at it, I know its going to happen.

I love your persistence on the signs it is inspiring they say you cant do bandit signs in san diego & i believed them for a while but no more. Smiling

Also i think that is a great idea of mobile hm's, AR is a more affordable State so there prob a ton more Mobile Hm's in that State than some other States.

so the one of the deals you have in the pipeline is from your signs? And that's awesome you stuck with it & it paid off!

That deal does sound like a buy n hold hope it happens. The only thing with those is hope you have some cash in case say a furnace goes out or the roof or the foundation etc needs work & you have to fix it. Then that could get expensive & leave you cash poor.

That's why I have not done buy n holds but as soon as I get 50k in the bank I will start to buy! IN kS & MO. I know someone in AR I forget where he moved too. Will double check & we will hang at the Edge.

You cant do signs here either that's why I do them on wk ends, yes that's the one in the pipeline but it hasn't paid off so far, I think its going to take several months.

Mobile hm's, here's a nugget for ya, on single wide you don't have to go thru closing like a house its just like a title on a car, sign and transfer at the DMV. CRAZY SIMPLE...

Buy n hold, next call on Monday, he denied my offer again now im at my MAO maximum allowable offer. Im not done yet on this deal, I still have other options.

Money thing, Tony its called insurance:) but I do agree that you should have liquid cash to cover what if's.

Just to clarify, Im not new to REI, I have property im new to Deans way and im not saying I know anything Im just saying buy n hold im ok with.

The edge is so close.

How the deal went

I let it go, numbers just didn't work.

I was trying to get an owner to come off retail enough to justify at least L/0 and make out at the middle and back end of the deal since renters are in place for six more months.

Running all the numbers they just didn't work out, I knew this and talked with friends on the numbers and they just don't work, let this one go!

This is not a failure its just one offer of many, on to next..

Just a little tweak on this... If a MH is on a "rented" lot, you transfer this way. But, if it is on land that the MH owner OWNS, it may be tied to the deed with the land. Then, you will have to do a regular closing. Just be sure to do your due diligence when not on rented dirt.

I have been looking in on this more and more, Ive talked with home owners that say "I have a house and a MH in the back that's just sitting there".
LOL they wont let me buy just the MH without the house and it looks better than the house.
Yes I think your right on this that's why they say what they say. I will look into this thanks Karen.

I wouldn't say Im experienced at all, my first house was a 2-1-1 owner finance for 28k 1500 down 254 a month, I lived in it while I did repairs(10k) for 5 yrs.
Then rented it for a yr at 550 then sold for 56k. I was ok with it, then went to next. I didn't start out wanting anything but free rent lol crazy, I was 24 now im 50 things have changed.

Again don't get me wrong Im learning also, I will buy and hold BUT I need to do it right!! My example don't do that...Do the deal then move on ..Do the deal then move on..Me looking back.

Every day counts

Talked with my realtor today told her I wanted to put 30 offers in this month, like to see 1 accept. Lets see what happens.

Put on hold

I put "all" on hold for about two weeks, well not everything I still had to keep my mind busy.

Family comes first as it should be!

Realtor has been sending listings and comps, other wholesalers have made contact with me, would like to see a deal come from them.
Found new ways to search for props, see how this works out.

A little bummed out about having to cancel our edge plans but I have no regrets of why!!! Just have to figure out what to do with plane tickets now, sense I ordered edge tickets early they wont work for next year.

Im working it, running numbers doing my do diligence, it will happen....

Staying busy

I try to do something everyday for my REI and today is no exception. My realtor brings me listings, bird dogs bring me what they find and I drive to find what I can. Im putting offers out and I will find that deal...

I have buyers, private money, just need to put all the pieces together to make it work.
