My bird dog Jose was out trolling the small town about 20 miles from where he lives and sent me the address of this kinda cute but severly distressed house.
I sent the address to my Title girl, soon she sends me the name and mailing address of the owners. I sent out a post card on this and others that Jose found and soon this seller was calling.
She tells me its been vacant for 10 years and they had hoped to fix it up but were now considering selling if they can get 35K Joe says he purchased this house for $200 and take over payments 25 years ago and its been long since paid off and was a rental for many years till it got trashed and vandalized.
I met the seller out there and of course the house was in really bad shape. I told him I cud do 26K. He calls the wife and puts me on the phone with her. She was a tough negotiator but we settled on $32,000
I gave Joe the owner a $200 earnest deposit, got the contract signed and blasted it out to my buyers.
My buyer Mark that I did a previous big deal with was quick to reply and said he wud take it at $40K
My bird dog/partner Jose said he wud take $1,500 but I'm going to cut him 2 Grand, this guy is sending me lots of potential deals, this is our 3rd and he's only been doing this a few months. In 24 hours I got the deal under contract, got it sold and already started escrow.
The crazy part is another bird dog/partner sent me a deal he got from another wholesaler this week. The original guy got it on contract for 25K and I got it sold for 48,000 frikin thousand dollars. Were splitting $7,666,66 each.
The finder is from another State Utah, and I'm here in central cal. I asked him how he found it & how he did it, he replied he does deals all over the US and wud give me his methods if I wud call him.
I now have a bunch of deals in Escrow, closed on 2 big ones last month, my cranial is imploding, I'm so excited. 3 months into 2015 and I've already made more dinero than I did in 2014... How insane is that?

I didn't know you can simply obtain the name and address of the property owner through your title company just like that. So simple and time saving!!

Now, I really need to have title company and bird-dogs in my team ASAP.

A difficult deal.

The wholesaler from Utah is a difficult person to deal with. He first wanted 38K for the property, I contacted my fav buyer and he wanted it at 48, I called Brad (the wholesaler from Utah) and he tells me he has an offer of 40 and hes waiting for the paperwork. I told him I wud do the 40K, let's do it. He said he was committed to the other guy.
A week later he calls me to say his buyer dropped out and he wants to sell to me. I tell him, I can do 36K and he agreed. I sent the assignment of contract to my buyer and he didn't get it back to me. After some go around, We cudnt find a buyer cuz the house was in such bad condition, my partner explained how trashed the property was to Brad he lowered his price to 30K
But now he demanded we start escrow immediately with a $5,000 non refundable deposit. I told him that was ridiculous to risk that kind of money of this junk house that he had on contract for 25K I explained that I have wholesaled a lot of houses and I have never put down a deposit over 200 buks and I never ask my regular buyer to do so either. Finally he agrees to $1,000
Finally my regular buyer sends the signed assignment for 48K Cha Ching
My partner Bob and I and Brad are splitting a $23,000 assignment fee.
I have my doubts it will go through, but here's hoping.

I may risk sounding as an optimist but you never know with real estate investing what I would do is always take care of my buyer since the guy from Utah is such a burden to work with.....

always great to read your posts they are inspiring buddy. hope this deal goes thru & i hear you about difficult people I have a hard to work with wholesaler & buyer that I am putting on the back burner now bc of that I only want to work with people w/the deals w/be smooth.

sme people are greddy too huh, pigs get fed & hogs get slaugtered they say.
