So, have you guys got any deals cookin? I got 3 deals ready to close, one for $15,000, one for $14,000 and one for $8,000 all assignment fees.
And with the 3 big deals I already closed on this year I'll surpass what I did in 2014 and holy crap its just 4 months into 2015.
Fewer deals and higher profits, maybe I'm getting better at finding them or negotiating or all of the above.
Well actually, on this one house I paid 2 girls 75 buks each to hand out my door knob hangers. I thought maybe they threw them in the trash cuz I never got even one call, till 2 months later I got a call from Angela who said she lost her job and had health issues. I asked her what she wanted for her house,
I was thinking of offering no more than 110K, she tells me she wants 100K I tried not to drool and get too overly excited.
I told her, you know, I think I can do that.
Any good negotiator wud hav got her down to 85 or 90K But I knew I had room for some good profit, I thought I cud get 120K for it but, got it sold for $114,000
So now I don't know if I shud take that bad ass 4-6 month vacation with my family to the island (We got 5 Acres there) & we got a big beautiful home there on this Tropical island Paradise called Bohol, Its part of the Philippines. Or shud I just wait till next year and kill this Real Estate.

Another reason I want to stay in town is I got a bad ass airplane now, I want to do some flying, its factory built experimental class, fully enclosed, 65 HP, w electric start, disc brakes, full instrumentation,3 axis, cruises at 80 MPH. Can you imagine how fun it is to fly this? I also purchased a nice Tacoma Pre-Runner pick up with all new camping gear.
I also just got a nice Honda Accord. Not to mention this gorgeous Harley I bought myself for Xmas.

So, staying in town and working on RE part time will be like a vacation while I'm playing with all my toys.

OK, maybe I'm bragging, but hell, when I look at what I've done in the last few years, the transformation in me and my earnings, I still cant believe it.
I am so grateful.

What's really crazy is, its going to get better.
And that's the really exciting part.
Let's make some MONEY....

Not a junker

What's interesting is this house is really nice with a beautiful pool in the back. It does need some repairs and updating, the bathrooms have this gaudy pink tile from the 50's After repairs it will be worth 150-160K
The kitchen has been updated but the cabinets are really dark and the house needs the hardwood floors refinished and all new paint thru out.

I had been targeting only vacant fixers and this is my 4th house I've flipped that was in nicer neighborhoods and in good condition.
Now I'm starting to think, why stick with these junkers and mid income houses, It's time to see if I can flip some higher end homes for some serious profit. I mean there's nothing wrong with picking up 14 and 15K assignments, but what if I cud do better?

FINALLY CLOSED

Holy Moly, this deal took 3 months, the first month I emailed the Title company to ask the status and they cudnt find it. Finally got it started, the Title company was really unorganized, they said they had several officers quit and the main girl said her useless assistant left and she just got a good one.
The seller was going frantic and had to call them and visit the office several times trying to straighten things out.
Then I got an email that this deal finally closed, I drove over to pick up my check and they cant find it. As I was leaving I get a call from seller and she says the mortgage wasn't paid off and they deposited the entire amount in her account. I told her to take the money and run.
Luckily she didn't take me serious. I got home and emailed again and soon they say they located my check.
Well, it was all worth the wait, got several photos of my $14K check. I picked up $10,166 last week, $6K a few weeks b4 that. With the 28 Grand I made a few months b4 that I am in total shock.
What's really crazy is I also paid out almost 25 Grand to my partner bird/dogs.
These guys are motivated to find more and they are my friends and partners for life.
I got a few other big ones in escrow.
If you think this is all BS I don't blame you. I find it hard to believe and I'm living it.
However, it's not as easy as I let on, a lot of work, many deals have fallen thru. But, it sure is better than working a J.O.B. Pays better, and a lot more fun.

A day or 2 after the closing my buyer calls and asks for the key. I tell him to just call Angela the seller. He asks, she's still in there? I laugh and tell him, yea, she's been waiting to get paid so she can get a UHaul and get the heck out of Dodge.
He tells me, we usually don't close on a house if the owners is still living in it. I explain you won't have a problem, this lady wants out of there.
He then tells me that he'll call her but if there's any problems he'll call me back.
An hour later Angela the seller calls and is frantic, Randy, Steve your partner called and he wants me out immediately and if not the construction crew wud be here and start tearing up the house while I'm still here.
I laugh, I tell her, "Don't worry, if you need 2 weeks to get out of there,
I can hold them off.
I never got a call back from Steve or Angela so I assume all is well.
Another successful deal slammed dunked.
Let's make that MONEY.....
