An investor asked me why didn't Bird Dogs just take the next step and wholesale? Are they unmotivated to learn? My Reply....
Haha, unmotivated, maybe that's it, and maybe there's more to it. In my case, (going deep here) I never felt worthy and along with a good chunk of low self esteem I didn't know I could do anything like it. Thinking I could be a Real estate investor and buy and sell houses was really far fetched.
After watching these Guru's on late night TV and along with testimonials from regular looking folks I started to wonder if maybe I could actually do this. And then along with the desperation of having absolutely no money and no construction jobs available and also I had younger wife and a bunch of cute kids that required food and etc. I decided I was going to do it, I had to make a determined decision. I remembered thinking I wud give it my all for 3 years before I gave up.
Then I had to deal with the fear factor & that was a big hurdle to jump over. Talking to Homeowners and buyers while still believing I was a worthless piece of doody was a real challenge.
So now after I've done a lot of deals & made a good chunk of change and really started believing I'm worthy of success I kinda can see where some of these bird dogs and beginner investors may be coming from.
I can boil it down to what got me going. It was desperation. No Job, hungry kids. Watching Dean on a late night commercial when I was in the depths of despair & sending my last $25 for his book was the turning point.
Now I get a lot of satisfaction and good feeling helping others.

Hi Randy I think we all fall in to the classification in some form or another.When the economy went down I went down slowly with it so in some ways I have well had be in your situation( dont have the wife and kids, but want something better), but for the first time in my life I didnt have a place to live, truck broke down never been without wheels, never or work, no good place to sleep, no good food to eat, never been there before, never.But I can say this there is no greater joy than helping people, been doing that all my life, that is priceless, now need to get more deals done( REI), what do you think???????, Much success, Jim

Rando you have been Inspirational an i have these same fears an feelings like can i really do this an the self doubting at times is overwhelming. Ever since you posted on my forum about fear I've been taking off, following the blueprint an this is a venture I'm excited about an looking forward to what the next day brings. But this is just more motivating an the want digs deeper.
Thanks Rando for your insight. I tried 1-2 years ago to be a bird dog, even spoke to you directly. You were finding properties for a lot less than I was, felt my efforts were futile. I have been thinking more about rei since I have been laid off. I have the materials, notes from various instructors and Dean's book. I can"t seem to bring myself to start, surprising since lack of income is a great motivator. I did have 5 properties under contract about 4 years, all deals fell through. I keep thinking about that. I believe nothing will change without action. Any way thanks for sharing.
GLT421, I gotta tell you, Your attitude is what will make or break you. I spent a small fortune on books and courses on Wholesaling and Real Estate. But, I've spent more on courses & books to change my attitude, if you don't have the right mindset you are doomed. A few times I went 4 and 5 months with multiple deals falling thru at the last minute. These were times when I desperately needed money.
I thought seriously about giving up.
Then I got angry, I thought, I came so close to having these deals close that some will have to close at some point. I got more determined. Soon I had 3 deals close and realized I averaged over 5 Grand all those months I was stressing and almost letting failure happen.
I have many signs on my office walls & my garage and patio with motivational messages, "You are what you think about" "Be Enthusiastic" "If you think you can or think you can't, your right" "I am a successful Investor" and others.
I'm reading some incredible books "What to say when you talk to yourself" and many others. I'm learning self hypnosis. I listen to pod casts and watch RE videos on you tube.
I wish I knew how to inspire you, but I'm still a beginner with fears of failure and trying to train my mind for bigger success.
I know you can do it if you want it bad enuf and you never give up,
And that's my motto.
