Hi everyone. Recently received Dean's books "Be A Real Estate Millionaire" and "Profit From Real Estate Right Now". I plan to start reading them today.
This website, and creating these journals is a great idea. I've never participated in any type of online forum before. Forcing myself to constantly update a public journal might be just the thing I need. It will put positive pressure on me to take at least small steps each day to realize my dreams. I plan to update this journal after every inch of progress I make, almost to the point where I become annoying. ( Let me know when I reach that threshold ).

Today I watched the replay of Matt Larson's first Master Class training. So much great information. The replay was 2.5 hours, but it took me over 5 hours to get through it. So many times I had to pause so I could take detailed notes.
No buyer's remorse. I am happy that I enrolled in Matt's training. Learning from Matt, and implementing all of the things he is asking us to do will be a real game changer for me.
Same here, loved it no buyers remorse either! Yes! We are on our way I agree again. With this we are going to start getting deals & soon. I watched today too not all the way but tomorrow will finish it again & watch it again, but in the meantime calling agents/googling buyers & calling them plus going to an auction next fri & going to a reia meeting i think Thur.

After reading through your journal wow what a challenge you have been threw but you still push forward I like that and I can only hope Dean/Matt make this aavailable after it is finished on Insider Elite, I like you hace an aanalysis paralysis problem at times too... wishing the best for you and Tony like all other DGers at whatever level they are on in their life......

It looks like you are already on your way. I am still in the education and planning stages. You are actively calling agents and buyers, and planning to attend auctions, REI group meetings,etc.
I need to be actively searching for and talking with buyers ASAP. That is when it will feel like I am finally making a real effort to start this business.

Up to this point, the story in my journal is embarrassing. It chronicles my economic collapse, then my multiple efforts to start a real estate investment business, only to stop before I really got started.
That's okay though. The past is the past. This time, with help from Dean, Matt, and the whole DG family, I am going to break through all that has been holding me back!
These are the next steps I will be taking:
Watch and rewatch Matt Larson's Master Class sessions.
Type notes from Matt's Master Class Session # 1.
Do everything he says to do.
Don't just do what he says.
Develop his sense of drive and confidence.
Start donating plasma, to continue paying for Matt's program.
Review 30 Days book.
Write tasks list from 30 Days book.
Form the basic Questions. Example: "How do I find buyers?"
Put tasks as Answers under the appropriate Questions.
Review notes from Matt's classes.
Add tasks as Answers under the appropriate Questions.
( At this point I have a blueprint for success:
All the basic Questions, with many Answers.

- augmented by Matt's training
Nothing can stop me!!! )
Lay the groundwork, doing a lot of the up front tasks:
Knowing my Why. Goal setting. Planning.
Ordering business cards, bandit signs, etc.
Start free 30-day trial of customer relationship management software.
Then, explode! Break through! Dive in, starting with finding buyers!
The main point here is to stop being in just 'getting ready' mode.
Time to do!
Time to act!
Not just to cross things off my list, but to get results!
Continue to put a few hours a day into this mission. No excuses.
Continue to write and post frequent DG journal entries.
I skimmed through the chat transcript from Matt's first Master class. I didn't expect to find that much useful, but I was wrong. Matt Larson / Jeremy Gabbert were answering a lot of student questions. Also, a couple of students were chiming in with useful advice of their own.
I typed in, then reviewed all of the notes I took from Matt's first Master class. That took longer than expected because there is so much useful information that was presented. I'm glad I went through this exercise. Reading it, typing it, then rereading it really helped me to digest it.
I spent some time surfing the net, to see if bird-dogging is legal in Florida. There were so many opinions both ways. The only way I may truly know the answer to this question is to get out there and start meeting with bird dogs, and investors who use bird dogs.
If any DGers are bird-dogging in FL and see this journal entry, I would appreciate your opinion and advice.

Thanks Joel. Good advice. I will be attending REI meetings soon. I've been looking for them online. There are a lot of REI groups in the area.
On Thursday night I watched Matt Larson's Master Class Session # 2. A lot of great information on finding deals. Wrote 8 pages of notes. The first class took me by surprise by how long and intense it was. I was better prepared to handle the intensity in the second class. Took a short nap and made coffee prior to the class.
A little advice for people who are going to get a google voice # to use for your bandit signs: When I tried to get a local google voice #, there were none available in my area code, or even in my state. If that happens to any of you, don't get discouraged. A phone # in your area code will probably become available soon. I stayed on the page where I requested a number with my area code. Occasionally I would walk by my computer and retry to get a number. I got one the next day.

I would If I were you start going asap to reia clubs that is where I just added like 10 buyers the past 2 weeks I went to 1 a wk & they are the best place, I went to an auction & bombed only added 1 buyer but only got their email but who knows she was vietnamese chinese maybe she will have an in with the chinese buyers and I want to add them to my list they pay more for props.
Anyway Joel yea man we are building momentum! Lets do this! the techniques are awesome, like matt said. what i am doing is i partnered with another dg'er who is splitting the cost with me btw for the matt class & we are encouraging ea other & are going to do the techniques that matt talked about thur, me half of them & the other guy half of them & get a deal faster hopefully since between the both of us we have about 30 buyers!
got a lead fr one of my car signs i gave to 1 of my fellow wholesalers here in san diego & got a call from a motivated seller for 4plex in dayton OH & I sent him an LOI letter of intent to sort of lock it in until he has title which should be in 7-8wks.
and also got a lead from one of my buyers a seller financed house in san diego from a hedgefund who want us to bring them a buyer & we get paid 20k as a finders fee so placed an ad in craigslist for it & also got a lead from another wholesaler/agent in KC mo about another deal that another wholesaler cant find a buyer for so I am going to call agents in kc starting monday to have them bring us a buyer like matt taught & split the wholesale fee 3 ways so 3k-5k each since the hm's arv is 250k & the purch price is 280k so it would be for a spec buyer.
then going to start making at least 5 offers a day starting monday in both markets, kc mo & san diego! see you at the top!

Today I watched the replay of Matt's Master Class session # 2. When I watched it live on Thursday I must've been focused because I didn't have to add anything to my notes the second time around.
I also watched Dean's Weekly Wisdom, and reviewed all of Matt's week # 2 resources.
Looking forward to Andrea and Gena's livecast tomorrow night.
