Introduction: My beginnings with DG's...

As everyone else did, saw Dean on TV, saw the price of the book, researched him on the web and said let me give it a try and I placed the order.

I did not need convincing about real estate as I am a firm believer in it. I even have an active real estate sales license (which I must say I don't use it as I should) and have done real estate investing before in the more traditional way: buy to live in then rent it and move up and so on. So I know and understand the greatness of Real Estate.

However, I got side tracked and my focus was taken away into a different direction, in my case motherhood. And husband becoming sole provider and being one that does not like uncertainty and add to that moving to an a new and expensive city in the middle of the RE boom of 2005 we decided to sell our investment properties to eliminate the worry of not having enough to cover all the expenses.
Which in the end, we are still struggling to cover, like the majority are.

In any case, here we are seeing all these real estates opportunities and not knowing or understanding how can we get back in the game of investing without having the funds available to do so, I became curios about Dean's knowledge.

I read two of his books, read your stories and I am exited about it. I believe. I have some knowledge. I am resourceful but I have the "but" that is holding me down. In every shape or form, with in me, around me, nearby me.

Therefore, I am starting this journal as reminder of my start with DG's group and as a support for when I have the "but" trying to bring me down.

So, I am in my search off my first deal.

Since receiving Dean's book, I started researching, went to Craigslists.com (of course) and noticed that people are posting looking for property to rent. I thought that was cool.

This week I've been reading through out this website and listening to the monthly calls etc. And I started to take more actions. I called two FSBOs on Tuesday that I saw as I was driving to my accountant. One is a small house, owner does not have mortgage, is vacant, and she just wants to sell and does not want to deal with renting or anything else. She just wants out. Later that day I started doing research for comps and renting.

Today I met with her and saw the house inside. Pretty good, looks in good condition for the area. Although, out dated since it is a an old house and small.
However, there is potential since it is in a decent location. All I need is to figure out how much to offer and what type of financing to do to make it a win-win deal.

Also, today I met a handyman that does everything, while looking at a property that he was working on getting remodeled. I thought it was great to meet him, because I can start building a team.

So my questions right now are and that is where I get stuck:
How can I get this deal with no money out of my pocket, get it updated and be able to rent it with cash flow?

If anyone reads this and would love to share and give some insight or ideas on how I could make this happend it will be greatly appreciated.

Florida investment

Saw your posts, but see they are from 2009. Are you still investing, or trying to invest?
We are Canadians who want to invest in South Florida, Deerfield Beach to Lake Worth. We don't have cash, but do have excellent credit, (secured lines of credit) We know that we will have to buy and hold/rent, though rehabs/flips are what we know best. The other problem is that if we are holding rental properties, we will have to find someone to manage them for us...can't do that efficiently from 1500 miles away.

Love to hear from you, see how you're doing, get some local insight.
