This week I will be concentrating on building my team, Talking with accountant and getting the Robotic Marketing system setup.
Goals:

Get some IEE deals done.
Aquire Seed Money.
Start getting some Rental Properties.
3-5 Years:
Build passive income so I can take a vacation.
Buy a new house for myself CASH!

It is a great positive cashflow property for someone.
It is a 2/1 home in Troy, Ohio. It is currently rented for $500 per month and it is listed at $27,300. Taxes are about $570 per year. It is assessed at $39,000. Homes in the area are going for $57k and up The zillow estimate on this house is 57k.
I currently have it listed on all the free websites as an investor special and also on my webbsite.
I have worked the buyers list and even got a few new ads to it.
I have marketed this property as best I can I think.
I have followed up with all the contacts that seem interested.
This deal looks like a great deal to me, I don't understand why nobody is biting. I have had a few nibbles, but nothing substantial.
I am running out of time on this deal.
If you look at the numbers, it seems like an extremely good deal for someone.
Am I doing something wrong?

I called a realtor today that was the listing agent that I wanted to put a bid on. She says she works with investors and is familiar with the assignment process. I put an offer on a house she had listed for $48k with my four offer lease option spreadsheet and she gave me also gave me a contact at Lawyers Title company that she said could handle assignments as well.
I am investigating that option as well.
Hopefully this is the beginning of a very lucrative relationship for both of us.

Well, My first contract expired at midnight yesterday with no buyer. I was so close!!! I am offering on ten to fifteen properties this week. Hopefully I will get another offer that will work.
I got new lettering on the car yesterday so that might help get the phone ringing. It is much more noticable then my magnetic signs.
Newspaper ad is still not generating any leads so I had them change it again. This time I am using the K.I.S.S. rule and just putting We Buy Houses and the 888-number.
Meanwhile back at the Ranch, I keep plugging away. I don't see any other option but to make this work since I am unable to get IT work here in the state.

Well,
I ended up submitting about 25 offers. As usual, most were rejected which is expected using the Matt Larson 25:1 ratio. I did get a lead from one of the realtors about an estate sell that is not even on the market yet so I went ahead and wrote an offer on it sight unseen.
Waiting to hear back on it, I hope I get lucky and get the deal so I can flip it. Wish me luck!

I have been working my butt off the past few weeks trying to get some more deals approved. I have submitted over 30 offers and rejected about 10 houses after looking at them before submitting an offer on them.
I am trying a new tactic. strictly working with the listing agent. I am making lots of contacts and have found a few realtors that won't even talk to me when they find out I am trying to wholesale. I guess they are not interested in making lots of money like I am! LOL! Thats allright though, I just put them on my blacklist. I have found another few realtors that say they work with investors a lot. Time will tell!
Meanwhile, in my spare time, I have built a new website and set up my autoresponders. I have populated my buyers list and realtor list to it and every new contact I make I ask them if I can put them on my mailing list, then set them up on the autoresponder.
I know my first paycheck is coming and I hope it comes soon!

John, I am working with multiple Realtor. I tell them I try to make the deals win-win for all of us, with them getting the dual commissions, the sellers getting out of a house they no longer need, me getting my little piece of the pie and my investors getting their properties at the 70% arv. I have one Realtor that has been working with me pretty good, she is an older lady. I have been sending here people that need to get there house listed for short sale so I think she is pretty happy right now.

Still making a few tweaks on the website. I now have the squeeze pages all setup and am working on trying to drive traffic to the site now. All I need now, are some houses to list on it.
Having a real hard time getting leads. Newspaper ad generated a total of three in two months. Way not worth it.
Flyers are pretty hard around here, I haven't been able to find places to put them rather than going door to door. The craigslist ads aren't generating many leads either I was going to change them to see if I can get more interest.
The Paycheck is coming. I have a great feeling about this month that something is going to finally cut loose!

I am currently working on trying to get 4 offers accepted. I got a lead over the weekend from the we buy houses ad on my car. I got my blog site up and running. I wrote my first article and submitted it to e-zines which should start driving traffic to the web site. I am working on the second article that I will be publishing. I finally got my dynamic adwords on google and yahoo to work and I should be getting my adsense codes this week.

I am working hard on building a following and getting traffic to my sites. I also have been working on some more deals but am still struggling with getting my first deal done. I am having serious trouble getting offers accepted. I am wondering if 70% arv is too low for my market. Maybe I need to raise my sights to getting wholesale property out for 75% arv.
Could I be trying for the wrong tier of properties? Currently I am setting my sites on properties at $125k or lower. Maybe if I went up to $250k I would have better success.
Any way, I have met a few friends here on the site and have been helping them out as well. John A, Del Merrick and littlebilly are going through the same things as I am so we are working together to help each other out. littlebilly and Del Merrick are local to me and John is in another state but we spend a lot of time on the phone.

I didn't realize I had been forgetting to post in my journal until this morning when I logged in and it said 5 weeks and 2 days ago. Sorry for not keeping anyone abreast.
I was getting discouraged with craigslist because they kept saying I had too many similar ads or my ads were used too much and all I was getting from doing it every day was a bunch of spam. So I quit posting them for a while. Now I get leads!!! go figure!!!
I am working on some new stuff that is finally getting my phone to ring as well. Post Bankruptcy/Pre Foreclosure. Sellers and banks are generally very motivated in this step because the banks are getting ready to have to shell out a bunch of money to foreclose and the seller knows they will be losing their house shortly if they don't sell it.
I started the Western Ohio group here on DG and have sent an invite for all the members to meet me for breakfast today. This is in conjunction with the GDREIA Northern S.I.N.G(Saturday Investors Networking Group) group that I am apparently leading.
And I am still trying to get that first deal done. It seems like it has taken forever but I think I used the time wisely by getting all of my web infrastructure up and running. Now that I am getting leads I think my first deal is right around the corner.

Tony don't feel discourage you are doing progres! How do you walk 100 miles? One step at a time and even mabey baby steps. I read your journal and to me you have done alot sometimes I feel like its taking forever too but every day I get closer. I read you article on how to get leads on Cragslist and love the new tool CragsHelper thankyou. Can you tell me more of the "dynamic adwords on google"?

I have made some offers this week, as usual I lost out to bigger bids but if I let it discourage me I wouldn't make any progress.
I have made lots of contacts and am chalking this up to a learning year. I keep networking with other investors and some of it I am sure will rub off on me!

I am looking forward to this new year! December was pretty much a bust, I was in Michigan working on IT project for the whole month so it slowed my real estate investing progress down. I did put in a few offers while I was working on the road and as mentioned above, I mostly got shot down.
I did receive a call on Monday January 4th that I finally got an offer accepted so I am working on thaqt this week. The only problem is the realtor forgot to put and/or assigns on the contract and I do not want to have one day dough eating up the profits. I am having the realtor see if she can get an addendum to the contract to let me assign it.
It seems things are finally starting to pick back up and I am hoping for a prosperous and joyful new year. Wish me luck that my first successful offer this year!
