Well, after returning from "Gain the EDGE" conference, i've finally decided that i starts my journal. I'm not much of a writer, but i feel, in order for me to move on and make some progress in my real estate investing, i need to hold myself accountable for my time and what i do every day. So, starting today, i was up at 5AM. Went to the gym from 5:30 AM to 7:00 AM. I went work from 8:00 AM to 5:00 PM. However, at 10:00 AM this morning, i left my office and went to the courthouse for a Tax Sales. I am the boss in the office, so fortunately, i was able to get away from the office for few hours and ran down to the courthouse for Tax Sales.
There were about 30 plus people there all ready to bid on each property. There was approximately 89 properties. I've highlighted the ones that i wanted to bid on, but I didn't get all of them, instead, i've bought two. I wanted to purchase more, but with my budget getting tight up on other renovtions projects, i don't want to overspend and put myself in debt, but the two properties i purchased today are in the great conditions and ready for move in. The only problem i have is i don't own them outright, but i'll poke around and see what can i do to speed up the process instead of waiting for three years.
The properties are being vacant, but i will track down the owners and see if i can offer to purchase their properties for 40%-50% off the appraised values and buy them outright. The tax sales that was held today are for property's taxes that have not been paid. There's a three years redemption, and the owner can redeem their property within three years. However, after three years and the property taxes have not being paid, then the property will be mine and the deed will be under my name or my LLC.
I came back to the office about 2:00 PM and my employees were sitting around doing nothing. They acted like they didn't see me when i puleed in the shop. It's about 4:00 PM now and i want to get this journal started. I'll be closed down in an hour and then from here, i will go over to one of my house being renovating and meet with the plumber for estimates for all the plumbing needs. Thanks for stopping by my friend. It's always great hearing from you and sounds like you have been busy yourself. Yes, i had a great time last weekend and it was great seen Anita and spending some time with my family in LA area. I don't have any plan for the weekend other than doing some repair work at the house i just bought. I have a few people that wanted to rent it from me, but i have to do some repairs before i could do that. I still have the option of putting back on the market and flip it. I'm always open to every possibilities and lease option is not a bad idea either. The good thing is, i have a few families that are very interested in the house, but it's just a matter of deciding which family i want to have as renters once i decided to rent it out. Having said that, life is a beautiful thing. I'm also working on my REO's list that i will be sending information out to Carol, Andrea or anyone that might be interested in obtaining properties information and the locations. I have a list of properties in Arizona, California, Nevada, Florida and Michigan. Anyone interested feel free to PM me and i'll do my best to provide you with what you need. I thought i would make a quick stop and provided a quick update since i last wrote on my journal. I hope everyone had a great fourth and took the time to reflect on what a blessing we have to live in the greatest country in the world. I know i am and i'm greatful for all the blessing that i have been given. I spent the weekend and the holiday with my best friend Karl and the family and enjoy each other's company. We had a bbq and it was off the hook!
The best thing about the holiday overall was that i was able to get our lake house under contract. The house was listed with an agent, but we haven't had any luck with it. When the contract had expired which was 90 days, i finally decided to do the marketing myself and listed as "For Sale by Owner", and within a month or two, i was able to get it under contract. The deal is a cash deal, and we should have this baby close within 14 days. The beauty about this deal is we didn't have an agent involve and when Karl return from his hunting trip from Africa, he would have a nice check waiting for him...hehe. Ok folks, life is good and real estate investing in amazing! I love what i do and love working for my best friend, and above all, he allows me to do my real estate investing business and still get a nice salary from him. Having said that, life is a beautiful thing!

It's been really amazing how you placed your property for a realtor to list it for you, but not having any success other than put a sign on the front yard and hope somebody would call. This was not my agent that i use frequently, but this is one of the agent that my buddy wanted to use, but now since i took over it, i made things happened and he couldn't be more happier...hehe. Yeah, i'm glad i finally got it under contract too, and yes, life has been great and i'm greatful for all the blessing that i have been blessed with.
I should have this baby close next week. The buyer love it so much that he and his family have been by the house two more times since last week, and really looking forward to get it close, and still have the rest of the summer to enjoy it. I will miss the lake house though because that's has been my favoriate fishing spot, but the family (buyer) has asked me if i could be their property manager in exchange for fishing spot, but i respecfully declined their offer thanked them for thinking of me....hehe. I like your idea Laura and that's sound like a grea plan. Let's see what out there and let's see if we can make it happen. I will be busy though from now on until the end of August. Leaving for Utah on July 18th through the 26th, come back that weekend and then leave for Phoenix AZ in the first week of August. I then will be heading out to Springfield MA on the second week of Aug for Karl's Hall of Fame induction, and then back to Utah two weeks after that for family function. This past month has been crazy. I've been on the road four straight weeks, and this week is not any different. This upcoming weekend will be my best friend Karl Malone Induction into the Basketball NBA Hall of Fame and i'm anxiously looking forward to it. It's been a long time coming and now it's just a matter of days away. We'll be heading out tomorrow to Springfield Massachusetts where the enshrined ceremoney will be taken place. I'm just humbled and honored to be a part of Karl's journey and played a very small role to have achieved this once-in-a-lifetime event and celebrate his induction into the Basketball Hall of Fame. I have been truly blessed and proud to have him not only as a client, but as my best friend. He is the best friend anyone could have ever asked for but more importantly, he is a great human being. Anyway bro, i don't want to get all emotional on you, but just wanted to stop by and let you know what's been going on.
As far as real estate, i haven't had any chance to do any deals lately due being on the road all the time, but after this month, things slow down a bit and then it's time to roll up my sleeves again and get back to work. However, i have been keeping my eyes on what Dean has been working on in the last few months and we all need to capitalize on it. Dean always a step ahead and i'm just as blessed to have Dean and all of you to be a part of this great family. Wow, time sure flies by. It's been a while since i last wrote on my journal, but i have been MIA for a while. For the past month and half, i've been gone out of town every weekend, and last weekend was not any different. It was one of the most amazing weekend i've had in a long time. The reason i said that was because my best friend was inducted into the Basketball Hall of Fame. It was such a great experience seen him gave an emotional speech and i couldn't help it but cried. He spoke about the people who paved the way before him, and the people who played a role one way or the other during his NBA career and what a great blessing it was for me knowing that i played a small role in helping him gotten to this pinnacle of his amazing carrer. He said, "It's not about me but it's about people who make a different in other people's life". Since he was also a member of the 1992 Dream Team, he was not only inducted once, but twice. It was a great experience to have mingled with the best team ever assembled "The 1992 Dream Team". The 1960 Olympic Basketball Team was also inducted into the Basketball Hall of Fame, and it was an honor to have sat there and witnessed the best basketball talents ever assembled. It was an amazing experience and the one i will remember for a long time.
Anyhow, having said that, i guess i need to get my butt in gear and get back into the game (Real Estate Investing). I've been gone for so long, but i've always keep my eyes out there for potential deals. I was lucky enough to have listed to the conference call last night and excited to hear about the new Set For Life System. I will be out of town one more weekend (this weekend) and then get back to real estate investing full swing. After all, i've still had my eyes on a few properties that i will be looking at them tomorrow before i head out of the town one more time. Yeah, it's been a while, but even though that i'm back, it's been another busy and hectic week, but i'm making time to get back into the game and do some deals. Thanks man! That means a lot to me for you to take your valuable and precious time and read my journal, but hopefully you have learned something from it. I must say that I've been truly blessed to make a decent living and travel and explore what the world has to offer. Real Estate Investing has allowed me to do that, and plus my employer also provided me with a decent salary to do what i've been blessed to do. I've been away from Real Estate for a couple of months due to a lot of traveling, but it's time for me to get back into the game and make some things happen. I hope real estate investing is going well for you and remember to never give up. I've been at real estate investing and get away from it time to time due to traveling and other family commitments, but this is my bread and butter and i can't never get away from it. It is the highway to success and my life depends on it. Ok, its been over two weeks since i last wrote on my journal, but time sure flies by when you're always on the go. Since my last posted, i've been able to find more deals and placed some offers. Some have been turned down due to to my low balls offers, but a few have been countered offer, and some are currently under contract, so i'm still in the game. I've been so busy in the last few months that now i have a lot of catching up to do. I've always do what i know its best for me and if the numbers doesn't work out on my figuration, then i move on to the next properties. The best information that i have so far is that i have been able to get a list of REO's but now i just have to maximize the list and get other investors to come on board. I have a list of REO's properties, and if anyone who want to get in the action, let me know and see if we can do business together. Having said that, i have list on properties in AL, AZ, CA, FL, GA, MI, NV, OH, & TX. If your states in not on the list, just drop me a line and i would be more than happy to provide what's available. I would love to work with serious investors as these properties won't last long and provide you with the property location and information. Two thousand ten is just right around the corner, and if you want to finish the year strong, let's make it happen and let's do this. I've had a lot of success with REO's and i don't see why you can do the same thing. The best thing about it is that i have been able to get the same bank finance these properties for me. I can't promise you that they (banks) will finance these properties for you, but i promise you that you can get these properties at 30%-50% off the appraised value. What's up buddy, yeah, its been a while since my last posted, but i've been so busy lately, but i'm back now more stronger than ever. I have a few months from now until the end of the year to make some things happen, so i can get another long vacation back in the island..haha. As for the REO's list, "It's not what you know it's who you know"...Yeah, i have a good buddy of mine who own a mortgage company that he has been able to provide me with the list. Ok, today has been a great day. I met with one of my banks, i say one of them because i've been working with three different banks and the more banks you work with the better chances of having them compete for your business. Anyhow, i went through the list of REO's and found several properties that i wanted to make offers on. Two are out of my area, of which is about 40 min drive from here, but i went and looked at them anyways. Both properties definitely need major repairs, but if the price is right then it's a go. There's another property which is just around the corner from my house that i didn't know it was foreclosed on, but it will be in Sheriff Sale's tomorrow. I've placed ad in the paper for quite sometime, but i wasn't sure why this particular property has gone through the cracks especially given the fact that it's just around the corner from me. The last time i remember there's was a family living there three months ago, but after i've done my research, i have found out the owner of that house has died six months ago, and shortly after he passed away, the house went through foreclosure and now it will be at Sheriff Sale tomorrow. Anyway, to make the long story short, i've also discovered the bank holds the title to that property is one of the banks that i do business with. I called the Vice President of the bank and arranged a meeting with her. I met with her this afternoon and inquired some inforation about the property. I asked how much they own on it, but she could not provide me with the information because it will be at Sheriff Sale tomorrow which its understandable. I informed the VP of the bank that i'm really interested on that particular property because its just right around the corner from me, and plus i have a long list of tenants, but i don't have enough properties for them. I informed her it would be a great rental property and she wholeheartedly agreed with me. It should be noted that we have done some business before and she knows me very well and as much i've known her. We have a good professional business relationship and that's very important in any business negotiation. I went further and discussed with her the posibility of bidding on that property tomorrow, and when i do, will they be willing to finance the property for me, and her response was like music to my ears, "Of course Lloyd, you have been a great customer and we'll be more than happy to provide financing for you" I acted casually and pretended like i wasn't impressed with her come back because i didn't get everything that i wanted. One, was how much the owner owes on the property, and second, if they could finance that particular property for me, but one out of two is not bad huh...hahaha. Anyhow, i told her i appreciated her time and her willingness to work with me. It should be noted that i have several properties which this particular bank currently financing 100%, and you can't just get any deals like that anymore, and to have this particular bank offered to finance another potential property for me is just as music to my ears...hehe. After leaving her office, i made a quick stop at the property and done my visual inspection. I couldn't have access inside the property and i would be greedy to call her, and asked to seen the house inside, but i've gotten what i wanted out of the bank and let's see what the starting bid will be like tomorrow. I will have my limit and i know the area in the back of my head, but if the number is right, you bet i will make it happen and hopefully get this baby in the bank. If not, there's more properties out there and i just gotta go out there and find them.
