Good luck on your recent offers after viewing those 11 properties. Always remember to offer what you want to not what the real estate agent may encourage you to offer. It sometimes becomes a numbers game and the more offers you make, the more deals that will come your way. Your real estate agent may even be impressed by the low offers that get accepted. do you have a llc ?how did you set it up ? how much did it cost?

I am sorry it has taken me so long to answer. I have been drastically distracted with problems. I have a friend that is in the business and he directed his secretary to help me setup the LLC. I know that you can go to a website that will help you do that too. I think it is free. Google search for Setup LLC and that should locate it for you. If you have access to an attorney, he can help you do that too. A company in NYC called me last week and for $1744 they are helping me to configure and organize my LLC. They are also getting my D&B number and credit cards. I paid /$350 up front and then $162 per month to pay for it. Let me know if this helps and you may also get help from if you call them.

The state of Florida requires a fee of about $150.00. Then each year you have to pay that fee again.

hello Tim
My name is Luke Kohls and I live in Maine
I have found a real sweet deal the young woman owns the property and is willing to take offers and I can probably get the property for 65% of appraised value but, I need to structure the deal or I'm outta luck. The property was appraised at $170k and she really doesn't owe that much because she purchased it from her father and she wants out she just wants out.
She's looking forward to purchased a 2010 Chevy truck and she was going to put it up for auction with the min bis at $62k and going from there.
Where do I find the lenders that I need I was gonna make a offer of $85k and then go from there. I'm trying to find a good home for my family and this home fits the bill and then I was gonna start my investing business but, first I need to get this done any ideas or thoughts will be helpful.

I had a call couple of weeks ago for a cash buyer for a house I advertised ,it is rented out but he wants to occupy it.Maybe you can help find him another one ,I told him I was going to call him I haven't since I do not have a house to sell.I am working on some but they are short sell so it would be a while.

Hey Tim.
I am glad to see you making the progress I have yet been unable to make. I am still in the process of building my buyers list and have been striking out with the Craigslist route.
I dunno, maybe its the way I am writing my ad.
If you were to give me any advice at all, how would you go about building your buyers list or wording an ad you might post on say, something like Craigslist, Linkden or google ?
