Hello fellow DG Community!
I will start by telling you a little bit about myself. I am 20 years old, currently work as District Manager for a spa franchise in Chicago, and have had minute success with RE thus far. My father has had a vested interest in RE for pretty much his entire life, but is used to the "traditional" ways of making money through RE. (Buy it, flip it, sell it). Nothing wrong with that, but when I approached him with the DG technique found in PFRERN, he more or less said, try it and see if it works. Now in my heart, I KNOW THAT THIS WILL WORK. I am a very determined and motivated individual and have no problem thinking outside the box.
I purchased PFRERN in late August, completed it at the end of September, and have slowly put together my own RE binder, equipped with notes, ads, examples, success stories, just a culmination of things that I can take with me wherever I go. I am finding that the book is not necessarily a one stop shop (it has everything you virtually need, however there are some things that come up that aren't always accounted for) that I have noticed people talk about through the forums. This is the reason I signed up with DG, because the community is EXTREMELY HELPFUL and has no problem directing one to the right place. I feel that no question here is a dumb question - A VERY GOOD THING AND VERY GOOD CONFIDENCE BOOSTER!

Congratulations on starting your journal. It's a great way to share what you learn and keep yourself accountable. You are right that DG.com is a great resource for being successful. There are MANY people on here that are more than willing to share their knowledge. All you have to do is ask. Good luck with your real estate investing and keep us updated on your progress.

Thank you for your moral support! I can't wait! I do have a quick question. I met with a Realtor for the first time today, and we actually met at her brokerage. Now, in doing the techniques learned via PFRERN, I should avoid a Realtor that is trying to get her brokerage involved, correct? Since I am not licensed, I feel that there may be some legality territories that I would rather stay away from for now. What I took from PFRERN, contact a Realtor at their office or wherever you can get a hold of them, meet/interview them and perform the designated tasks outside of their brokerage, correct? I am sorry to ask such a noob question, but I am anxious to get this going and want to get all my ducks in a row

Can anyone offer insight? When seeking a Realtor and finding one that is employed at a brokerage, we should not get the brokerage involved correct? If they are employed at a brokerage, we more or less want to meet with them at a local coffee shop or something, no? I hope my question is clear enough to answer...

I'm not sure which strategy you mean when you say don't get a brokerage involved. I have used almost every strategy in the book, and I am always totally open with my realtor, and if the prop is one on the MLS I always go through the right avenues with her. If it's FSBO, I just do it on my own. If it's sheriff's sale or auction, same thing.. I just depend a little more on the title company and RE attorney (if needed) in those situations.
Not sure if that helps with your question, but just my thoughts.

Well, I, like most of us, am trying to build my buyers list and was forced to think outside the box! I read a post that stated an awesome way to find buyers (locate them on your local county assessors website, find out who purchased it, and get their contact info, no problem)...Well, that doesn't really work for my county . So, what I did was, searched the HUD Properties Listing for various areas throughout the Chicagoland area, and luckily for me, the HUD listing provides me with who purchased the property. Since most investors work under a LLC or INC, I searched their LLC or INC with the Illinois business records to get their contact information. They provided me with an address, to which I will buy mailing them letters informing them of who I am and what my intentions are. Hopefully I can exponentially grow my buyers list!!

Good things today!
I met with a contractor today and he is completely on board with what I am doing and is willing to offer his expertise on properties that I decide to keep for myself, rehab, and put back on the market! Im so excited! My team is slowly coming together. I also received a couple "tweets" regarding RE from potential partners!!
