She is my why for this REI adventure that will lead to my financial success and freedom. The only thing I'm fighting is myself. I am wealthy. I am free. I am a real estate tycoon.

Lane is so right it would just take 1 or 2 deals to get the job done and have the money to go see Autumn. Also now I need to think about the big Edge event; I will find a way and I can go back and be all mad at myself but why waste my time on the past. I have to look at the future. I don't think the DG family realized truly how much your words are soaking into my brain like a very slow drain so to speak eventually it soaks in and for me it's been slow but never stopped. Richie told me to just 'repeat what you did before', Lea 'keep your eyes on the prize', Lane 'just get it done I know you can do it', and how can I forget Matt's words 'massive action and sprint towards your goals and dreams'!

I can say this I repeat my goals daily and I have them written down which is new for me. I used to write goals but not achieve them so quit writing them. But like Dean says break them down into small goals and then daily action steps.

I know I don't have the results as many on here but I have done a couple deals and have an abundance of some beginning knowledge. With that being said I've had in the last week or so 2 different couples asking me questions and wanting to do real estate. I am going to talk with them each on Sun and share some info. Also 1 couple has some retirement savings but husband works like 50-60 hours so I'm going to see if they would allow me to assign them a property and I show them how to pay cash, fix up, and then pull their money out again and repeat the process. Then they can be on their way. I don't know. The other couple's husband does concrete work and is off during winter for outdoor work anyway. The wife is tired of her job and so asked me more about what I do. Our daughter's are friends so that's how I know them. Anyway I will get them each plugged into here, and it would be great if I could get them to sign up for the Edge event in AZ in May. Also have them attend our REI group.

One thing too is I don't know; I just want to build wealth be a solution to our economy and not the problem! I was thinking about another home business and this too.

Also met with Wanda & Molly and looked at REO house to see if we might want to partner and flip it. This is a great time in the midwest to buy, fix, and flip because of closing and rehab work then it's close to spring time to sell which is when more people start looking and buying.

Also a coworker and her husband are looking at this house to buy and I am going over there to look at it today at 2 pm with them just to see and maybe help them on how much they should offer; they have a realtor too so another networking opportunity.

Late

This is more for me to re read. I want to go to the Edge don't get me wrong but do I deserve to go when in reality I haven't done diddly squat (I wanted to say something worse). I allowed a nasty thing called fear, self condemnation, doubt, unbelief; all these evil things to take over my mind. I allowed it. I know what I need to do, I have a why, a purpose, I have people cheering me on, heck I have a God that tells me to believe, ask and you will receive, seek and you will find, knock and the door will be opened; my favorite though has been this one: Jeremiah 31:16 'This is what the Lord says: "Restrain your voice from weeping and your eyes from tears, for your work will be rewarded," declares the Lord. I have to look at this one pretty often!

Well I just had to get that off my mind. I may miss the cutoff for the discount but when I get this assignment deal; it's done. I need like 2-3 though so I can go to Germany/London too which is like early April or after the Edge. I have plenty of why's and purpose. I will carry these goals around with me and write them out each day.

I have to put in an offer on a house we looked at to possibly flip. Also I have a couple properties on my mind that are the same owner and trying to figure out seller financing deal or some sort of package discount deal. I did do some drive by's last night and researched out those properties. A little bit each day, right?!

Happy Super Bowl Sunday!

Boy it's been awhile but not forgotten. There's some things going on that in due time will be revealed. Besides real estate I found that I'm designed for another area as well as REI. I feel the Lord leading me into this other adventure that will complement the REI and I am doing both.

My latest deal isn't closed yet; I know there is a reason and in the back of my mind I think I know what is going on. There is a problem with the title and even my realtor has told me that it can take months.

I doubt anyone will read this but if you are struggling in any area of your life and want to maximize your skills I have found a resource and she is absolutely amazing and helping people to totally transform their lives- relationships, restoring marriages, building people up in any business/career and she is going to be on a huge platform this week. Much of what Dean talks about she does as well. I have 3 top mentors that truly have assisted with changing my mindset: Leo Schreven (goallpower dot com), Dean Graziosi, and Dani Johnson (danijohnson dot com). I have many local mentors and supporters as well. There is so much I want to say but really none of it is real estate and I don't know if I'm even allowed to write about other things happening in my life. All I know is that I'm on the very edge of a threshold and the next 30 days my life will be changing. God is good so very Good! Prayer is changing everything in my life and talking to Him multiple times in a day and asking for everything! My mind is just racing right now!

Thank you so much for continuing to stop by. Sometimes I try to do too much but hopefully that won't happen. Truly I wish I could just give my notice to my full time job. I think often of Dean's way of organizing his day with his pad and dividing it into 4 sections. I haven't done that but should give it a try.

Today I received email from bank. Come to find out it was something different holding up the house. There was a lien put on it right before the bank took posession of it. But I was told it should be real soon now to close, yeah! But very nervous at the same time. Even though I have the key I haven't really done too much because I didn't want to jinx it or something go wrong if you know what I mean. Boy now I will be even more busy.

I forgot to say something about this but through a co-worker, she told me about her friend that is losing her house and she had to be out by last Fri. My friend just found out. Well I may ask for the address to see where it is and what bank and such.

Long time away but never forgotten

Although I haven't been posting; I believe Real estate is in my blood, well, almost. Everywhere I go I talk about it.

This latest deal has been just hanging in the limbs. Another business or something put a lien against the house right before the bank got it back (foreclosed) I guess. Anyway the bank is haggling back and forth to settle it.

I don't know, all I know is there are multiple streams of income right so I thought if I did real estate and another home business it would give me freedom quicker so to speak and help me get out of debt quicker. Don't get me wrong I'm not looking for quick cash so to speak; it all takes work, action, and effort, dilligence really and perseverence. Through this other business though I've come across other real estate investors so that's been wonderful.

All I know is I have to choose between fear and faith as I can't have both. Right now I've chosen fear and it's literally just isolated and frozen me. I know this works and I know my Big G God has a plan for me to prosper and not to harm (there's only 1 that wants to harm and for me to fail) but to give me hope and a future. But why, why oh why am I making this so hard. I don't expect anyone to respond. I just need to get over this self pity crap. I'm literally pathetic.

If you feed Faith you will starve the fear and what you starve will die!! So kill it right now and just Do It!

Closing

The closing is finally scheduled for Fri, April 29, 4 pm. Can't wait all I have to do is show up with my driver's license. Yahoo! I knew this would happen. I'm scheduled to leave next week to visit my cousin in London and then to Germany to see my daughter; it's been 8 months today that she left for her exchange year in Germany. I will have to hire some help to rehab the house while I'm gone. Much to do now.

Update.

I did close on the house April 29th and walked away with a check for $241.00. I had to pay nothing at closing, so sweet.

Rehab is challenging but I will get it done. I had a small setback as my house insurance dropped my policy as I received letter in mail because I didn't have it rented out yet. I may have to live in it if I don't get it finished soon. I basically lost a month due to out of town and then sick when I got back and can't deny, overwhelmed. I thought it wouldn't be so hard but it's taking longer than I planned. Good news though I don't have my first payment until Sept and interest does begin in August.

I looked at another house twice now and it's perfect for a sandwich lease option. I think the sellers are open to it; they helped catch their son up on back payments and have already done all the fixing in the place; it's move in ready for sure. They got the house in their name too. I don't want to forget this part. Anyway after I looked at it the first time I knew I wanted to make an offer but I was afraid of calling the owner. I'm telling you 2 weeks whent by and I talked to Greg H about it and he told me just write down 5 questions and call her; don't make an offer (this was on a Thurs). Mon rolled around and I hadn't called her; I was going to when I got to my rehab house but stopped at the General Dollar. Well this owner was at this store too. Amazing how God works things out all the time. So I made appt to look at house again and take pictures. And this gave me the chance to ask more questions and get more info. So that even made it more clear to me that this would be a good lease option to buy and sell. I'm reviewing the chapter with Greg Murphy and then Greg Harmon is meeting me on Thurs to actually help me write up an offer. The only bad part is I know you're supposed to have your tenant buyer lined up. I need to work on that; building buyer's list for both buyer's and tenants. I have quite a few investor buyers locally. I'm slowly working on my aunt to possibly be an angel investor like Chad M had someone loan him I think like 50K.

Oh the first time I looked at this house she told me about her Mom having a 5 plex and just recently sold it. When I 'ran' into her at the Dollar General the deal didn't go through and after looking at the house the 2nd time she offered to show me the 5 plex and it's great on the outside and relatives live there but weren't home otherwise I would have been able to look at it. Now I have to follow through and get the Mom's no., owner, so I can get the numbers. The owner even told me what the accepted offer was. We really hit it off nicely I think. Her husband is a pastor too. It really was and is a God thing.

I have much to be thankful for and sometimes I forget that.

My daughter

Not real estate related but good place to document something. My daughter is coming home Thurs, June 30. I'm so excited. I could go back and look at the last 10 months and wonder why I didn't do more but you know what; I'm tired of self sabotage. I have come a long ways. I'm working on my first rehab house and some other things are happening too. What's wrong if I go at a snail's pace as long as I don't quit the race. I do realize the market will be and probably is already changing but there is time.

Offers

I've been quite busy and alot going on. I'm in the middle of a rehab that should have been done by now but again, this thing called fear got in my way but it won't stop me. I have to go advertise on Craiglist and make some calls for tenants for this house. I want to show it even though it's not all the way completed but it's getting there. I've learned many lessons through this process. Thank goodness for mentors, those that have paved the way, to make it easier for us newbies. It really hasn't been easy though. In the middle of all this I got a really good lead on a very highly motivated seller and I have to get my offer in today; should have done it yesterday to be honest. I am putting in low offers for sure; it's actually 3 properties but the one I'm not so sure about because it's a parking area and need to figure out how to make it cash flow/profitable. I may wait to put an offer on it but I don't know. I called my local mentor about Dean's call and the rock bottom blue print before it even was presented. I love learning but the thing is I need to quit learning and go out and do so I passed on that offer. I have so much materials; I know what I need to do and I just have to go out and do it; "Just Do It!"

One problem I really am fighting is time management; just getting it all done, and secondly, organization, I just can't quite get there. I can't let those be excuses though either so I just have to move on and be the person God Created me to be. That brings me to a new discovery. Not new to me but I decided to read Proverbs 31 in the morning and at night. There's a verse that struck me today, Verse 16 "She considers a field and buys it; out of her earnings she plants a vineyard." I just love that because if that was me, the poor me, I would spend my earnings on foolish things, and yet this amazing woman knew better and was wise and reinvested her money into a vineyard making her money work for her.

So I guess the lesson for me is to put in these offers (consider a field) and she buys it (or for me it would be assigning it).

Time to go and put in those offers.

So excited to get some offers out there. I don't really know why I just didn't force myself more in the past about just doing it again, doing more deals, etc. I guess I'm slow learner, not really, slow in taking action, yes; needing all the information first, yes; instead of just jumping on faith and taking action without knowing everything. The best thing is I can change that.

Well I put in offers that seller got today. And unfortunately not too much in the counter offer; good news is there was a counter offer just not what I was hoping for. The thing is the realtor is sending out a mass mailing regarding these 3 properties. I was hoping if I get it at the right price to assign them. 1 is 6 plex, another is duplex, and the third is parking area. I only offered on the first 2 and my offer was right around 100k for both and counter was 214,900 for all 3, so that's a big gap. I did find out I probably can offer more but I want these at an awesome price so I can assign them for a decent profit; not too greedy though. I always struggle with this earnest money thing with wholesaling because I usually put up the money but wonder how others do it with their buyers, hmmm?! But I didn't let that stop me.

On rental property I'm so excited. the house isn't ready quite yet but I went ahead and put it on Craiglist and wow did I get some responses. I worked a long day today so will make calls tomorrow to follow up. The way I see it I may be able to find more properties to help the ones I don't rent to but still qualify if you know what I mean.

That's it for now. My eyes are burning and need some rest but I don't think my brain will ever stop right now. I just have so much on my mind. I wish I could help some friends of mine to have this desire to do real estate; the husband had asked me questions and I texted/emailed him about Dean's videos but I don't think he watched any of it.

I was planning on putting in counter offers but found out 1 property is on historical list but another investor thought that it's just the exterior that you have to worry about; and it's brick so that's not so bad and the door has already been replaced once before so I don't think that's an issue either. I still called the city and left message with someone that could get me the info I need. I think I still need to go ahead and counter but not sure what to do; yet I do know. I just know we are so far apart on our offers right now; it's nerve racking at times but exciting too.

I have calls to make for my rental house too. And look at more properties on internet and then make more offers.

Well heard back from realtor and seller really doesn't want to negotiate at this point. I did the no. so many times but was hoping to get them at a great price; a deep discount so to speak but now I have to think was it too low. The 6 plex was already reduced somewhat significant from FMV so I understand on that one. The duplex on the other hand is different story. The current asking price is higher than assessed value and I disclosed that to the realtor. The seller said she would sell it at assessed value however the place needs a complete update/remodel and some walls are cracked, not many though. The place is fabulous and is listed as a historical building but not a landmark I found out so no restrictions with repairing/remodeling, etc. And on the website of the city there's a story about the duplex and so emotional ties I think to the heirs and executor but I don't think they are related in any way to the first family that built and lived in the house. It was with the same family for 80 years though. It has very high ceilings and is very unique. But my old non REI self might get caught up in all that but the new me, "Real Estate Investor" knows better than to get caught up with emotions at least with this one, haha. I am an emotional person but that's how I'm wired. That's why you have to have others around you to keep you grounded and thinking straight.

I should share the realtor is acting on dual agency as she represents the seller and me, the buyer; She's very professional about it. She did share with me that she's showing it to some other investors tomorrow (I think 2 different parties but not for sure). I did ask her to let me know if they put in offers so maybe I could counter and this gives me time to look at it more closely and put in my final offer. One thing is I really don't have an end buyer per say. I sent a message about 6 plex and duplex to some investors I know but without it under contract there wasn't much they could say other than maybe. My thing is I need to get it low enough so I can assign it whereas an investor that just outright buys it and fixes it has more leeway. It's ridiculous that I'm thinking like a 98%er when I need to think like a 2%er. I have to move on. I did look up some REOs and need to follow up on those.

And just keep plugging away on the rehab. A bit nervous about first payment due in Sept and not done yet and no tenant yet but working on all of it. God is in control. I need to build my faith.

It's another day in the neighborhood; won't you be, won't you be, won't you be...my neighbor! I don't know that just popped into my head when I got here, haha! I listed the house for rent now I don't know what my problem is with calling them to talk and just get to know them. It's not that hard. I was thinking of doing an open house this weekend on Sun. I will have quite a bit done. I just need to finish the basement bathroom, shower, sink, etc. Also the basement still needs some cleaning but not bad and I was going to lay down some indoor/outdoor carpeting stuff so that should be ok.

As for the investments I was looking at; I sent my no.s to another mentor/investor to see what he thinks. He offered so I took him up on it. I'm interested to hear what he has to say.

I have some buyers but not like an official list so i need to get on the ball with that. I've also 'thought' about going to small private business owners in the area to talk to them and see if interested in any other real estate or investing maybe. The key word was 'thought' now I need to change that to 'Action'. I really need to focus for sure on real estate and get my house done and rented; I will feel so much better with that rented. I have looked at some other listings, etc. Actually there's an auction near me tomorrow at 6 pm. I'm planning on going and doing some networking and that's something I've been interested in but never been able to go plus it's a duplex and then a house too plus other items.

I just found out medicare is changing the rules later this yr beginning in Oct and I really need to get on the ball with this REI and make it my full time position even though I can only work it part time right now. I just now started saying, 'I am a real estate investor' even though I've been doing it longer well thinking again and not doing right? Oh well. I'm on track again. I really need to get more offers out there.

Hello Cathy, I hope you get that rehab done soon and turn it over. I think you said you were trying to rent it and was advertising on CL. Also look in the section of housing wanted. That is what I did in FL. E-mail the people looking for housing in your area if you havent done it already.

I will go to your journal as well. I had no idea your daughter has the same name. I just recently met some other adults with that name too. It' beautiful I think. Thank you so much for that tip. I am getting it done. Once I got going seriously with it; it's getting finished. I do want to rent it out because it's such a low fixed 30 yr rate at 4% so it would be advantageous to rent it out. I have been procrastinating about calling the people back that have contacted me, that 'F _ _ _' thing creeping again; it's more self condemnation I think but I'm working through it.

Well today I got more work done on the house, Woohoo! Also I read the tip about using google maps to find buyers and that was cool so I did that and even searched in other cites, etc. I will have to follow up and contact now.

Also realtor informed me that she did get a couple of offers on these estate properties I had bid on and told me they were low too; she of course couldn't tell me. Even though the seller appeared motivated it turns out she wants a certain price and not willing to come down. Most offers will be low too if they are from us investors and if you run the numbers right you have to go somewhat low.

I really have this desire to ask a cousin of mine about being an angel investor so to speak. I just need to know better what to say but not too much you know. He already owns flats in London so he has experience as far as that goes and they have a place in Spain too. London, when I visited there, is very different as someone owns the land, then there is an owner of the building and the 'flats' are leased I think that's what he said; they own them but in a lease or something, and then he leases them out well 3 out of the 4 any way.

I'd like to use some of his money, so to speak, to pay cash for a property, fix it up and then get a mortgage on it to pull the cash out. I hope I got that right and then do it again. Just trying to explain it to him. Of course pay him a nice interest rate of like 15-20%. I don't think he'd want to hold them so I would have to get the mortgage in my name to pull his cash out. Also I need to figure out like a holding account for the cash until I need it.

It's just something that's been on my mind lately.

Also I've read these most amazing books, 'God@Work' volumes 1 & 2. Amazing books about bringing God into the marketplace. But the neat thing is one of the couples mentioned in both books have a huge real estate business in MN. So tonight I just googled it and sent an email. I hope I can get in touch with them.

My other thing I did tonight was look up about 5 properties and did the internet research on them; a mix of properties, REO and Estate mostly. So tomorrow I need to do the crunching of numbers. The realtor I have usually likes me to look at them first but I may ask if we can put offers in and look if they counter; I wonder what others do, probably both.

Well I guess that's it for now. I really need to wholesale and soon. I also need to finish rehab on the house and rent out.

Boy busy day. I did get over to the rehab house but not as long as I would have liked. But I did something and that's better than nothing, yeah for me! It's late and I still need to run some numbers on the properties I was looking at; also an email to realtor to find out days on market, etc. It amazes me how some properties are listed above the assessed value; but I figure it's probably an appraised value so... well just have to see. My goal for the week is to put in a minimum of 5 offers; of course I'd like to say 10 but I want to keep it simple.

My daughter was encouraging though; I was talking to her about other business options and she said, 'You love real estate then that's what you should focus on" Love her so much.

I have to work hard and get more buyers, put in offers, and get a minimum of $3k assignment fee by end of Sept for sure. Let's see what happens. I will have to find someone to be accountable too.

I have some calls to make in morning to set up appts to finish some work on the house. I am showing it to some folks tomorrow night so we'll see what they think. It's coming along though.

Almost the 17th, haha!
Well sent email to realtor for MLS listings I'm interested in to check on days on market and go from there. Went over a few new listings tonight. I missed my local REI meeting due to open house at high school and had to change my daughter's schedule, etc. so that took up most of the night. I had a couple calls from some possible tenants and I am showing it to 1 tomorrow night, possibly 2 different parties. I have a goal of an assignment deal finalized by Sept 30th. Once I get this house finished and rented I think I will feel much better. I really know I need to give it all I have each and every day to do something productive towards that goal. My plan is to look at a minimum of 5 properties. I know Matt took a day and looked at 20 but I'm not Matt; maybe I should do that to make me think quicker and move faster in my numbers in my head, hmmm; I don't know if my realtor would be open to that but who knows unless I ask.

Also I'd like to sell my house or rent it out; I have to run the numbers though and it would be a good house to lease out. I have some buyers on my list but I'd like to find some outside of the area that would want to buy in my area, quad cities to work with more 1 on 1 and show the buyer how to buy with cash then finance to pull all of their money back out and just keep doing it over. I think if I get going on some deals that may just happen. I have to believe it will happen. I must go now and ask the big guy upstairs to help send me some cash buyers, wooohooo! well I'm looking up some info on a out 20 properties and found some good ones. I had the chance to counter my offers on a 6 plex & a parking lot, estate sale. The original seller's counter was asking price but a couple other investors looked and put in offers; I unfortunately backed away and didn't counter. Big Mistake! The investor got it for my 1st counter price; he's part of my REI group too. Another investor told me! Well my numbers are in the ballpark anyway! Now I'm looking at more, a lot more.

Well. Another day. I put in an offer on a property that has been on market 300+ days. One thing I'm building is my confidence, with my numbers. I do try to go very low with initial offer because I want to assign them. I know some stick with their offer and don't budge, I don't know if I should budge too much on this one or not.

Also I found property for LP of $3k (yes, $3,000.00); well a couple of problems here, location and not in best shape, maybe $1 would be an offer they can't refuse. I think I should pass on it for now. Not sure though, hmmmm?

I need to figure out a way to put in offers more quickly and work more quickly to put my numbers together. At least I'm doing a 'little' bit each day; some days more than others. I have to finish the rehab too. I don't know why it took me so long. I have to stop beating myself up.

I know Matt is looking for more deals; and I was taught to help others get what they want and you will get what you want; sounds good to me. I have to have the faith that these deals are out there at 50% off and I have one at the tips of my fingers.

I have to make a change and do it now! Action is what has to happen!

Hello.
Well I did get offer put in and a counter was received; went over it with my mentor and I have to say my confidence is building as my offer was right on. The bad part is it was what I thought a really low offer. And they did counter. I'm waitng to give my response as I'm going to look at it on Sunday. In the meantime I have some other ones to run some numbers on and go from there. I will not back away from this. I'm learning so much about myself through this whole process. God is so very good. He has so many promises about wealth and prosperity and I have to believe in that and not the fool that lives on this earth amongst us that makes me think differently sometimes.

It's nice to be doing the numbers game again!

Too bad I didn't get any deals sooner to assign to Matt for his Birthday today! Well maybe a belated present he won't mind!
