Starting again after reading DG's book

HI to the whole DG family,
This is my first entry, but not my last. Let me start off by saying two of the best books i have ever opened, THANKS DEAN. I am so glad you got into real estate. You have inspired me to look at life in another way.

I'm not new to REI I started about five years ago. I have flipped three houses still have four rentals. I make about $900.00 per month PCF. When I first started I was very motavated and then my life started falling apart. My wife left me because I working 100 hr. a week, we have two kids I might add. Then I had a motor cycle wreck and could not walk for three months. After I started walking again what do you know I had another one. After about a year of hell my wife and I worked every thing out. I forgot to add that I also own a res. construction co. and was in the middle of building our new home when all of that started.

I'm getting back in the game with my wife on board this time. I am just having a little problem getting a house that I payed cash for refinanced. No body ever told me that the more houses you buy the worse your det2income ratio gets. You know when your self employed you don't show a lot of income on tax's but when you get into REIing you got to bite the bullitt or you will not get a loan. If any one knows how to get around this please let me know.
I started building my buyers list to day. I tried going to a hud auction site and getting investers add. off pva, works like charm. I also got my 1-800# and had 100 signs and car magnets printed up. Working on a lot of flowers to pass out while my dog is snoring in the floor beside me.
Well thats about all for now its my kidds bed time. If I don't stop typing they will not go to bed. My son can not get up for school in the morning as it is and he's 15 yrs old. I might be back in a bit.

First off, happy to hear you and the wife are working things out. Make sure you are both giving 100%, not 50/50. I sold my bike last year due to worrying about what you have gone through. It made you stronger and I can't wait to see how well you do in this business. Listen to the folks on this forum, a ton of great advice and the links to the left are priceless. One way for you to raise funds in this environment is check with other DG fans in your area and maybe partner up and you do the work since they have the money and then split the profits. Just an idea. I am working on one like that now. But I'm not the handy one, I have 2 left hands when it comes to being a fixer upper. Lets do this thing and have some fun!

Thanks for the advise Jack, It's nice to know somebody is all ways looking over you on this site. I didn't get a whole lot done yesterday but my dad signed the papers on a deal. The house has a FMV of about $130,000 after repairs he got it under contract for $47,000. Not a bad lick for his second deal. He found a REA that gets all of the listings for a few banks and this guy is letting my dad and I put offers in to them before he putts them on the market. I went and looked at another property that is coming up soon to day to get my offer ready.
My wife has been working alot so guess who's been holding the fort down and taking care of the kidds. Plus it's tax time so I have to give uncle sam a lot of my time and get my taxs readdy. So Im not going to be hitting REI very hard for the next couple of weeks. Well I need to get some paper work done so until next time.

NEXT MOVE ~ IMPLIMENT!!! I can also relate to the 100 hrs./week (2 FT jobs)...been doin' it for 1.5 years now and I'm TIRED! In case anyone asks, (I just noticed after posting that my "Joined" date is 2009-06-08) what I've been doing for the past 7 months....I'M A SCOUT! I had to go out there one more time. I'm back (all shot-up) but this is it....my Lazer is set....DG/REI is the way to hit the Bull's Eye!

It's great to read other's journals and see where everyone started and where they are going. I have been a member for quite some time but not much action in the past. Now it's different and welcome to the DG family and site. I was glad to hear that you and your wife are working things out. It's nice to know she is on board with you on this REI adventure.
