OfflineToday is Saturday Feb. 5th 2010. It's my 3 weekend since I have ordered Dean's books. I had finished reading them 1 week after I received them. I am beyond excited about what the future will hold. Today I finished building my website with what I had thanks to Dean. I will be typing up my letter that I will be sending out to real estate agents to find one or two that I would like to work with.
I do have some concerns. I wonder if I am going the right direction. I feel as if I am jumping the gun and just going from one section to the next without fully completing the last. I just want to get going on this. I have dreams that I just don't want to put off anymore. I will continue to do what I am doing and I hope that it is in the right direction. May our day today be filled with the warmth of hope for what is to come tomorrow.

So today is Sunday Feb. 14th. The wonderful V-day. I was lucky enough to cook a good breakfast for my family before the wife was off to work. I swear by this time next year we will only have to work what we want to work.
Anyways, I finally was able to send out my letters to about 20 different real estate offices. I not sure if I was supposed to send it to just each agent or the office so I sent one to the manager of one office with a note to spread it around. Another office I sent it to everyone in there I was able to. Then I just picked the phonebook and e-mailed all I could in my local area first. I am getting excited because I know the time will come to make my first deal. I will be smiling to the bank, home, to the next deal and from here on out.

Well I must say that I am getting a ton of great information from all the forums. Man there are a lot of them. I keep trying to think of a question just to see if it hasn't been asked yet. Of course to no avail.....yet! I have not had a response yet from my letters to the RE agents. I am not discouraged at all. Actually I think that I am only more determined to get that one agent who is on the same war path as I. The path to finally be able to help my family, and the ability to help others as well. That will be good times. I did notice that on one of the forums they said they posted their agent letter on CL and other places as well. I think that I am trying to hard to cover all the steps that I am forgeting the #1 rule of life. Common Sense!! I didn't even think about it so that is what I am going to do now. If I can just slow down.....take a breath and really just look at this from a simple point of view. We have the internet. Out of all the people who use it, not too many people I know....yeah, I am sure I can find a few good persons out there who want to be able to make more money for themselves, family, and to be able to help people with their situations as well. That is truely a gift that I will learn and not squander.

Ok. I finally had a response from the first round of agent letters. I am doing my next round tomorrow. The gentleman seems nice and that he responded to the letter lets me know at least he's curious. So am I. I am just happy to another step foward. I am excited for what tomorrow will bring.

I posted a couple of adds on C.L. yesterday just looking for buyers. I have received a couple of e-mails asking for what properties I have and to send them the info fast. I just told them that my inventory was empty today, but I need know exactly what they were looking for and what kind of properties they need so WHEN I get what they want I will call them first. I just like seeing all of this start to wind around into a nicer smoother circle. I know I have still a bit to go before I even put in an offer on a house, but I am confident that when the time comes all my ducks will be in a row so it will go a little easier than just diving off a cliff blind folded. I hope everyone is doing great.

I have been reading the chapter in PFRERN on FMV. It is good but I didn't understand on how to find out what other houses have sold in the area to do a comparison. Thanks to this amazing site I think I figured it out. AHHHHHH. One step closer. I love this. I am just jumping out of my skin because I know that it is just around the corner for a deal. Yeah baby. I was up late last night just looking at houses off of CL to practice determining FMV on them. It is actually a lot of fun looking at the houses for what they are asking and I know that I will soon be able to buy that house or one like it for 30-50% less. I am getting anxious to do this but I want to secure a couple of things first. Buyers and a real estate agent. When I get those in order then the sky is the limit.

So I have had quite a few obstacles pop up in the last few days. I have attorneys calling about old old debts and I am at a financial breaking point. I am trying to stay optimistic about it all, but I am just about to start a 2nd job so that would be 4 between my wife and I. Well....what doesn't kill you only makes you stronger. Not sure who said it first, but I am sure that they had one heck of ride. I want to start looking for deals, but I have done 3 rounds of agent letters to no avail. I am not giving up at all. I am just getting more anxious. I think the financial strain may have something to do with that. Yup. Ok now that all that is off my chest time for round 4 of the letters. I am doing it off the book. I have read and continue to read so many success stories that I will not be that guy who is going to second guess what others have proved to work. Here is to faith, and refusing to give up. It's too early in the game. I haven't even hit the second quarter yet! Bring it.

Sweet!! So after a few weeks of not having any speakers working for my computer I finally fixed them. Yay!!! I started watching Dean's video blogs again, but this time I started at #1. I got through 8 of them, but I have to sleep sometime. I will say that I am amazed at everything I see here. I was reading a couple of journals and it just afirms more of the fact that it works. Diligence is the key. Stick with it and do the steps. Everything falls into place.
I sent out another round of letters looking for that REA that will be the beginning to a great life for my family and I. I want to give them what they deserve. I want to see my friends, family, co-workers and so many others to get in on this adventure here so we can just rock the Pacific Northwest and move on to where ever the road takes us. I want to see smiles, not hear to stories that makes you wonder if life is worth living. I want a future that my son can look at (while we are looking for his first deal, many years down the road) and say my dad did this for me, for him, his family, and to show that life is but a dream, not a nightmare. So help me God, I will.

So I changed my agent letter just a bit to one that I am more comfortable with. Pretty much the same, but just with a lower number of houses I am looking for and with a bit more of me in there. I posted it on CL as I read others have done too. So we will see what happens. I have taken a first step again to better myself and I have gone all day without a cigarette. Way off topic yes but it is my closing (as I see it) of the life I have had for the past 20 years and the beginning of a brand new one. A life like when I was a kid and I could do anything. I can imagine myself going from house to house, contract to contract, deal to deal, from failure to success. It all takes steps, many of them, and this is just another of my steps to get what I want. A better, healthier, happier life for myself, and my family.

So I received a call from an agent down in Laguna Beach, CA. I don't how they got my information but they called my home phone # and cell# and I have not posted this. Should I be concerned about a possible scam? She said she had REO's and such for sale looking for cash buyers. Now comes the fun because I don't have any and I don't have a buyers list yet, but I don't think that will be too hard considering that everyone wants a deal. So I will see where this takes me once I don my research on this "agent". I am looking foward to today. I also registered for the next conference call. Man the information just keeps flowing in. I LOVE IT!!!

Good evening everyone! I just finished doing my homework for the week and I had a chance to go through and look at some more forums about lawyers, fees, internet adds, etc. I feel great about this. I have tons of questions, but there answers for them. Some are less direct than others. I have been looking at more houses practicing the FMV. I been looking at the actual contracts now that are on this site. Some are very confusing especially since I have never seen them before. Thank God for glossary!! Sometimes it's great being polish and other times not so much. Anyways I am looking foward to getting some work done and making some phone calls this weekend. I hope everyone is doing well.

So my wife went to work her second job tonight and was told that she was getting cut back to only 1 day a week. Now that puts a damper on our finances, or does it? Normally my wife and I would just be mad as all gets out, but I am taking it as a blessing. An opportunity to spend more time in REI!! I ordered Dean's books about a month ago and I have been addicted to the possiblities that it has. My wife has whole heartedly supported me and what I want to achieve, but I have been trying to get her to join in on the fun. 2 minds are always better than 1 when they are on the same track. Tonight after being on a conference call with homeless in MD I have been just fired up. My wifes biggest obstacle has been "fear." She says it and I will agree it is mine too. What I told her is that if we do everything that we are told to, everything that Dean teaches, what hundreds of others are doing right now exactly how they do it, just repeat what is being done, and for some reason it doesn't work then we will have conquered our fear that it doesn't. We would conquer it because we would have done everything that is possible to make it happen. If our fear keeps us from doing anything then we would have given into it. That is not our way. I know....and I mean I KNOW that if we do all the above then we will not fail. We will not be any worse than we are right now. We will only be more knowledgeable, more informed, and that much closer to where we want to be. Secure!! Secure in finances, in our family, in our love for each other, for life in general.
Faith has been put to the test throughout history, but faith is still here. We still believe because we choose to. I choose to succeed. I choose a different path than I am on. I choose to be with my wife. I choose to be thankful for the life I have, the God who guides me, the love I have. I am lucky enough to have a wife who chose me. It puts a smile on my face to see my father in law get curious and excited about what I am doing with REI. I was over at his house yesterday helping him clean up a bit and I was explaining all that I am learning and how assignments work (in genereal of course). He told me when I have done a couple to let him know what is going on because he is looking to get some supplemental income due to circumstances. I think I will buy him Dean's books and maybe we can work on some deals together. I just see the family coming together. That I think is my best achievement I will get from this. My wife and I having a new adventure everyday. Who will we meet, help, sell, buy from? What homes will we see? The possibilities are endless and I am grateful for that alone.

So I have had a "snafoo" with my efforts. Not a bad one but just another thing to figure out. I have a time issue. I work early morning and don't get home until after normal business hours. I have sent out rounds of my RE agent letters and no responses yet. That's not a problem. I actually don't have a problem I just wanted to say that's it! I was on the conference call with homeless in MD on Sunday and he said to just call RE agent offices to put bluntly. So that's was I have done tonight and will continue to do. I don't want to wait anymore. I want this and I want it now! So I will go and get it. Since I don't get back until after the offices are closed I have a couple of benefits. One if there is anyone there working late it shows me they don't mind putting in the work, and two I am just going to get to the point with everyone. I don't need to hide anymore. I am here and I am not going anywhere but up. I will keep updates on this. I hope everyone is doing well because I am FIRED UP!! Bring it and bring it now. I am not ready but I never will be unless I just start building the team and take action.
That actually reminds me of parenthood. No one is ever ready to have a kid. They can plan a prepare all they want, their whole lives if they choose to, and they will never have the kid. More fact based is that no matter what they do because parenthood is new to them they will never know what to do. Yet somehow, someway throughout history parents manage to become.....well parents. They learn as they go, and from what I hear from parents with more than one kid is that with each one it gets easier. You learn from your first so you do all your researches, you read all the books, consult doctors, family, friends, therapists, specialist etc. and to find out that every kid is different and you worry more than what is necessary. With the next kid you don't worry if they eat dirt, or fall down, or do things out of sorts. You know, through experience, that they will be ok. So will all us newbies.

I know this seems minor but I have finally talked to another RE agent and have scheduled an interview with them and their team. They have over 30 years experience, worked with investors and one of them has dealt with assignments. I was honest that I was new and going head first. They lady, Ingrid was excited. I love that! It only took about 20 phone calls and about 100 letters sent out but I think I found one! At least she was honest about wanting to work with investors. I felt as if I was stuck and couldn't move foward for the last week because without a team I am on my own. Not good for a newbie. So I am happy to at least see someone excited to get started. I see her next Thursday. I wish I didn't have to wait that long, but 2 of the members are out of town until then. She wants us all to meet together. Fine with me. Just another step. Once I have a team then I feel I can get this first assignment under my belt so I can just move foward with my wife, team and everyone else and say "I did it, and I will do over and over again." To tell my wife "we are going to make it," and KNOW that I am not lying. That is a reason. Thanks for everyones posts and information. It has helped like no other.

Thanks for the comment. I feel like I am moving at a snails pace sometimes only because I want it all....now. I do know that this is not how it works though. As long as I turn my focus onto doing one thing at a time and making sure that they get done then I will feel as if I am on the right track.
I also went to a REI seminar today earlier who has done some paid programing as well. He has a show (I won't mention his name) and he had some great information. It was kind of ironic though. When the speaker was giving us ideas on what their "Boot Camp" will teach is the same things that are covered in Dean's books. Only for about ...... $1475.00 less!!! I was actually answering a ton of questions when the speaker asked the crowd things about assignments, or lease options, etc. It felt really good to know that I am on the right track with my REI career. It is a career. It's a lifestyle, and a life altering one at that. It also affirms to me that Dean; who has been talking about these techniques for years now, is way ahead of everyone else. I am proud, and thankful to be a part of the adventure that we all seem to be on. Thanks again for all the information on this site everyone.

I just thought about it. I forgot to write how I was able to locate some RE agents. I used Matt's techniques and posted them on CL in the "services" section under real estate. I have had almost 20 more reply. Some are people who are interested some are not. I even had one lady who was down right upset. I replied to her and let her know that I understand a lot of investors are demanding and don't give much in return, but that is what I want to change. If it's not win win for everyone involved I won't do it. I want to be that person that changes the stygma some investors have. Just like used car salesman. I was one. People hated us because we were in it for the money not to help the customer. I did very well because I changed that in my auto road. I want to do that again.
I actually wrote them all back because even though we may work together right now that doesn't mean we won't in the future. I had one very nice lady in Bellingham say she works with the #1 agent up there for the past 8 years in a row. Now that is what I want to hear. I told her I have not expanded up there yet but I will keep her in my phone and if she can call back in about 6 months to a year I think we can get started. I will go anywhere and everywhere I can to make money. Who says we have to stay in our state, or heck even our country. If you know the information needed, the people are set up, then why not?

So I just found Dean's List Special Report. Why didn't I look at that when I first started. Suggestion to all new family members. Read it!! Step by step and references for your first 30 days. If you need black and white instructions like me then that is a good place to start. OOOOHHHHHH I am getting excited. This is going to be a good month!!

Another website to find agents is at www.homegain.com. I posted an ad there and got many good responses. I hope it helps. I wish you the best Rich. After reading your whole thread, I realized we are in the same exact boat. By the way, I went to my first REI meeting last week and I'm very glad I did. There I found attorneys, title companies, real estate brokers, mortgage brokers, contractors, painter's and MANY MANY Realtor's! All the realtor's I found there were also investors with 15+ properties under their very own ownership. I would suggest you find a real estate club in your hometown and attend a meeting as a guest so you can see what I'm talking about. Thank you for your post. You are right. There actually is a meeting in a city just down the road from me on the 3rd Thursday every month. There is another investor in the DG family another city over so I am planning on attending that one this month to really get things going. Thanks again for the post. I feel great!! So I went to my interview with a few more REA this morning. This team is amazing. They have well over 60 years of experience between the 3 of them and they brought in another broker who invests and deals with investors regularly. This guy deals with 10 to 50 million dollar deals. Nice!
They liked what I wanted to do. I told them from the beginning that I am new with no portfolio and no money. They are ok with that. They asked me a ton of questions and I followed the questions for them that are in Dean's books and Anita's 13 questions for the Agent interview. Everything with this team is great. I am looking foward to do business with them and they said that my ideas, ideals, and principles for my REI career are refreshing.
I did learn that in WA state due to the "distressed property" laws that double closings are now illegal in this state. I have to contact an attorney now to make sure that "assignments" with how we are told to do them, are legal in this state too. If I get a letter from a credited attorney stating that how I want to do the assignments and my "plan" is 100% legal in WA state then I will have found myself a team on the top of teams. I am contacting a few attorneys after this so I can get this going. My wife was very proud of me and I will take this step, (a big one for me) as a victory. I have gone from a person who knows nothing to being able to sit down with a team of professionals and was able to hold my own. Honesty is the best key.

I just got off the phone with 3 more RE agents. One in Spokane, another up north from me. The third RE agent I spoke with was an incredible woman who I think is on a mission to change the world. Here name is Faith, ironically enough, and she is an independant broker/realtor. She used to have a huge operation in California and took the last year off to tend to her husband. I listened to her explain what she believes in and what she wants to do. This woman I think should be on this site posting because it is just amazing.
She works from her home where because she doesn't want the hastle of dealing with many workers. She has a few agents that work for her, but none of the chaos like she used to. She is up in Washington now, licensed in both states, and is all about creativity. From financing to buying, selling, advertising, and on and on. She is looking for "Robin Hoods" in the REI field. She used to work for the banks years ago and then found herself working against them when she found out what they are doing. She wants to work with investors but only the "Robin Hoods." People who want to help themselves and help others without greed. That is what I want. She has knowledge, legalities and resources, and most important she has heart. I think this is the start of a journey which will only bring success for everyone involved. It is amazing how just by being honest with her that I am new and that I want to do assignments to start she tells me all about her and her experiences, her life. She even told me what she needs to make a deal work. Qualified buyers etc. She said even bring them to her so she can make sure that it all works before a deal is even in the works. Thorough and out to make a difference. Nice!! Sounds like all the superstars on this site. We are out to make a change for the better.

I got a call back from another RE agent who was also an RE attorney. He is an older gentleman who want to get back into the game and even do some investing himself. He used to own a escrow business and has been at over 15,000 closings in his career without a suit. Not bad. I feel as if I have jumped off the deep end now. How do I choose who to go with or do I go with all of them until 1 stands out? I will just go with the flow. I am just excited that it feels as if it is playing out just like everyone said it would.
Now to figure out a solid plan and make sure all the contracts are on the up and up so I can start to make some deals. Let the good times roll!!

So I got to talk to my mom today which is always wonderful. She lives down in AZ so I don't get to see her but once a year. I talk to her every week just to check up with her and make sure she is ok. My father past away about a year and half ago so I always worry about her being by herself. Thankfully she has a lot of good people down there that are good to her. Of course that is one of the reasons why I need to succeed in REI. I will take care of her myself. It is the least I can do for the woman who is honestly the most non-judgemental person I have ever known.
The point of this is that I was talking; as I always do, about my progress with REI. She has always been supportive, but skeptical even though she would say just to be cautious. I told her about this last week and the RE agents I have been talking too. I think I actually sparked something in her because she didn't have anything about "being careful." I just got a congradulations for the progress and that she is excited to see what happens. I told her that of course I would keep her updated with what happens. Especially when that first deal closes!
It just reassures me that I am on the right path. I want to make my family proud of who I have become, and the man I will grow into. My 10+ years of being with my wife has been one of change. From our son, demons, family passings, failures, and accomplishments to everything in middle. It has been a perpetual state of change. The only thing that hasn't has been our finances. The one thing that has been constant is our debt, and our strugle. Well, because of Dean's books, this site, and the people in and out of this site I; for the first time ever, truely believe that even that status is ready to follow our families way, and change. When it happens is still unsure, but I KNOW that it is now inevitable. Unaquivically, and wholeheartedly do I believe this. Thanks to everyone here, my mom, wife, son, family, friends, and most importantly God. So thank you to everyone.
