I can't understand why people are having such a hard time locating deals. They are everywhere, especially in this market.

I challenge you to challenge me! Here's the deal: I will locate deals in your neighborhood without leaving my state. We can partner on the deal on a case-by-case basis. But there's a catch--you must provide the funds, either for an assignment deal or full-partnership.

This is a first-come, first-serve type offer.

What are some foreclosure websites?


Foreclosure websites

Google "foreclosure websites" and you'll come up with a ton of them. I would suggest that you reference the sites suggested by Dean in his books.

www.foreclosure.com is one that comes to mind.

Also, most real estate brokers list foreclosures on their sites as an option when you enter your search criteria.

Lockdown on Challenges

The stage is set. I've accepted challenges from Cali, Michigan, PA, NJ, and ,of course, MD. I'm not accepting any further challenges for now.

In the meanwhile, WATCH me work!

Keep a watchful eye out for RESULTS that I produce over the next week or so. This is not hype but simple application of applying what your mamma taught you and just going out and plain doing it!

2nd Day of Challenge

Feb. 18, 2010

Ok, it's day two.

During day 1 I was able to locate suspects in CA, PA, NJ, and MD.

Today I will locate suspects in MI and AZ (doing this for a friend)

Next step is to turn these suspects into possible prospects. How am I going to do this? I must recruit the aid of the professionals, real estate agents, appraisers, property managers, home inspectors, insurance agents. Tall order to fill.

Remember, I am but one person. What I do best is locate properties. Why not recruit the professions to do what they do best and figure their fees as "part of doing business."

I also noticed that yesterday was tiresome. I have not been to the gym in a while because of my circumstances. But guess what? Recently, I've been receiving invitations from local gyms for 7 day trial memberships and I'm going to do just that---trail memberships for the next 21 days, in fact. I will have a deal under my belt by that time to continue membership with the gym I feel most comfortable with.

A Piece of Me

OK. Who else wants a piece of me??????
Everyone is probably wondering how the heck is this guy going to do so much or is he just blowing smoke?

Guess what people--it's called delegation. There are others out there such as myself who wants to be financial free and they are willing to learn to do something outside their comfort zone to gain their freedom.

I'm recruiting help by recruiting people from unemployment lines to help me do the research and establish contacts. We both have time on our hands, families to feed,cloth, and shelter. why not spend it learning how to become financially free.

They get to learn something new and if they like it, they will become a part of the DG family, toute suite ( i hope I spelled this correctly)

So, the short of it is
1) you will get a deal at a discount and hopefully we will become partners
2) you are helping someone who is unemployed (never to have a conventional job again) learn a new trade that is fun and more rewarding
3) you will help make housing more affordable, if done right

I am ready, willing and able. What I need from you is where to start. As you can see I am new to this. I found a deal in Kingman AZ that involves 5 huses. They are in various stages of construction and look to be in an area that will grow. Houses in the area are anywhere from 1800 SF to ?. The asking price is $200,00.00. It has gone down in the last two months. I have been to the properties and I am willing to go back and talk with the owner. He is in a financial pinch and needs to sell these as soon as possible. If you can guide me on the steps I need to take I can handle it on this end. Three of the houses are about 80% complete and without meeting with the owner I am not sure if the materials are available for the other two. I know the questions I would ask but a little help would be appreciated. I know that we could get these houses for about $175,000.00 and could make a lot of money after they were completed. If this is what you are looking for let me know. There is also a comercial property with gas pumps that is also for sale. I have not contacted the owner but feel there is a good deal there also. My biggest problem is I would like to find properties in Flagstaff AZ. Pricing here is high and I see no room for any deals that could be made. I did find a property for $80,000.00 that is on 10 acres and is a 2 bedroom 1 3/4 bath. It needs a solar system installed but the owner stated that he would install for $5,000.00. If this is what you are looking for just let me know and we can get started. I am willing to follow direction and willing tp learn.

Day 3 of the Challenge

Ok, day 2 was filled with uneventful busy stuff.

Today I will make up for wasted time and establish relationships with real estate agents in each state I will be concentrating on.

Busy working one farming area. Will submit 25 offers in this area.

Meeting with one local REIA group today. Goal is to find at least one private money source.

Constantly marketing for tenant buyers/renters in my targeted area using Bandit business cards and fliers.

Partnering

I spoke with 4 people yesterday who took me up on the challenge. These people stated that they are willing to do whatever it takes to become successful. Time will tell.

I will help them do whatever they need in order to be successful in 2010? How about you? What are your plans and dreams? Hope they're BIG. I hope they are OUTRAGEOUS. I hope they are down right RIDICULOUS (to others anyway).

Stay with me for a moment and you'll see what I'm getting to. Have you ever watch the movie "City Slickers with Billy Crystal?" Here's a recap of one of my favorite scenes:

Scene: Billy and Curly (the trail boss) are off together wrangling strays.

Curly: " You city folks worry about a lot of s..."
(later in the monologue)

Curly: "You city slickers spend 50 weeks a year getting knots in your rope and then you come here (dude ranch) for two weeks and expect to untie them. None of you get it!"

Moral: What's that one thing that's going to get you off your assets and actively engage to achieve your dreams? what's holding you back from taking action and refusing to do what others don't?

I have a quick question. I am not sure if this is on the current subject, but what if you encounter a seller that is trying to skip out on everything. Meaning someone that is trying to get the buyer money and still let the home go into forclosure?

Is there any way this could happen?
