GETTING A STRONG BUYERS LIST

I tryed several ways to get buyers on my list,I did get some names on my list,but it wasnt a very strong list,then I put a couple ghost ads in the local paper,the calls just started pouring in.on my list I have 20 investor buyers and 22 tentant buyers,I have 3 more days until my ad is done,I'm sure I will get more calls.I have all their criteria,so now I need to go and find them some great deals.I'm going to do what greg murphy did and do lease option to purchase,but I need some good advice from the dg family,alot of my tentant buyers wants to rent to own,how can I make that happen,the seller might give me only 45 to 60 days to lease it,and also do I need more paperwork besides the lease contract.one more thing,how do I know if it is a great deal.

This might be a good question for Greg if he has the time. This is his territory and he is without a doubt the LEASE/OPTION KING. I would suggest you shoot him a PM and go from there. I you have a prop under contract, then I wouldn't waste anytime getting in touch with Greg....Just a thought for you....Jan

You might want to check the laws in your state. I just found out that lease options are illegal in the state of texas. Just do your homework first. Good hunting.

what greg does is finds tenant buyers with money on one side and homeowners with a problem making payments and uses down pymt money from tenant buyer to bring sellers loan current on the other side.if you only have a few months you'll need to move this to an ivestor buyer.if you could share your ghost ads on here that would be a help to people here also.feel free to visit my journal and share anytime.keep moving forward,rob

I'm doing the same here in Oregon and I spoke to Greg last night during his call. This man is full of info on rent to own. He told me that when negotiating with the home owner, ask what is the rock bottom price they would sell there home for. Then lock that number in on contract. Also match their mortgage payment (if they have one)with a tenant buyers payment capabilities and your off and running..If the home owner doesn't have a mortgage payment then negotiate the lowest payment they will except.

I post 5-8 ads twice a week on CL and I'm starting up some bandit signs
here soon. Then this should take off like a rocket..

I may have made a mistake in getting my tenant buyers into a credit repair program. Which is a little much for most to get involved with at first so don't do that. I thought it was a good idea but it has shied some away for the deal. Maybe just hand them a flier to that effect and leave it to them. Live and learn. Hope this helps.. helps me

Negotiate a longer L/O

Mike,

You may want to try and negotiate a longer L/O. All the terms in the contract are negotiable especially if you are setting them. Having the owner pay HOI and taxes for example. This will free up some monthly expenses for you to profit on.

Hi all I just finished reading all the materials and I am feeling pretty overwhelmed. I am not sure if Connecticut is a strong market for these strategies. I would really appreciate some input from anyone familiar with the Connecticut market. I tried to get a real estate agent to work with me as Dean suggested in his book, but she tried to convince me to become an agent as the best way to locate buyers and sellers. I am trying to get my foot in the door ASAP due to desperate personal circumstances and would appreciate any advice. Thank you

Not sure what part of CT you're from, but take a look in Bridgeport; they have an economic redevelopment program for homeowners there. Look also in New Haven and West Hartford's economic development departments as well.

Look at college towns; consistent tenants and demand is strong and you may be able to get great deals from people who want to get out

Help in CT

Where in CT are you? These strategies will work in any town as Dean points out in his books. It's just that some towns have a higher price ticket. For example, Fairfield County has many Million dollar areas like Greenwich, Westport and Fairfield, but has many lower income areas like Bridgeport, parts of Stratford and parts of Norwalk. It all depends on what you are looking to do. You don't have to find a rich or poor neighborhood either, just flexible and/or motivated sellers.

wow greenpearl.com is amazing!! it has all types of information of investors looking for properties as well as deals they have locked up on paper. Great references. Also those ghost ads are an amazing way to build your buyers list as well as craiglist ad run it as a regular dummy ad then when buyers call tell them it has already been purchased and if you have something else available what would they be exactly looking for? How much equity would they like the house to have, whats there price range etc
