i'm still getting a lot done each day, although it was rough today. i'm tired, but i keep pushing through. tomorrow and Friday will be "off" days for me because i have other commitments to attend to. i'm almost finished with the Public Records course with the SA. it has some good information. i've also been studying some new information on leasing, so i am keeping busy. this weekend will be busy so i have to get everything in for the week now. the humidity was lower and my walk this morning was quite enjoyable. i love that alone time to think, plan, whatever and just enjoy the morning. i'm thankful i'm healthy enough to do it.

lots going on and little time to write. i am looking for a good IN lease; i will be working with some rentals. i checked on the MLS and we do not have a lease/rental form at all. i'm really shocked. i even called the head guy to make sure i didn't miss it. anyway, if anyone knows of a good one, please let me know. i'm going to see what i can find. another scorcher today. i did get sprinkled on a little on my morning walk, but we need more! hopefully tomorrow will bring showers (after my walk, of course).

Are you just looking for a good Rental Agreement contract?

yes, i'm looking for a good rental agreement i can use here in IN. i checked on www.legalforms.com and they have them, but i always like to see what's available. not sure how much i can trust the internet on that. i suppose i could use my lease from my L/O stuff, but i thought i would do some checking anyway.

tried to do laundry and the washer and dryer shut down, but now they are working. not sure what all happened, but it put me behind on that. i'm almost done with a webinar on the anatomy of a deal. it's been interesting and kind of puts things in order for a deal. it's been a crazy day but i have to get everything ready so we can take Jared's truck to his girlfriend. this way, when he comes in for his leave, he has a truck to drive to Tulsa. it's getting closer and closer. we can't wait! i probably shouldn't have bothered with REI today, but i just had to. have a great weekend!

we took Jared's truck to his girlfriend in KY yesterday. it was memorable. i had the GPS and i was driving my G6. Chuck was driving Jared's truck and he knew the way into Louisville on I65S. so, when we were getting close to where we would need to take an exit, i jumped in front of Chuck and called him to give him fair warning about the exit. my GPS kept saying to stay left, so of course, i always think that means far left. so, i was in the far left lane and when the exit came up, i couldn't see my way to get over to the exit on the right. the traffic was awful and they were driving 90+ miles per hour past me. Chuck made the exit and i'm still going south on I65. i pulled over and he's a little upset with me, but i'm so glad it's him and not me lost because i don't have near as good a sense of direction. he told me to go on and he would catch up with me, but i wasn't sure that was a good idea. i drove a little farther, going as slow as i could, pulled over one more time and then found an exit where we could eat lunch. i called and told him where to meet me once he got back on I65 and he did find me pretty fast. i sent him into a very nasty area and he said the first guy he asked for directions was probably a heroin addict. after that, we stayed close together. he said i tried to lose him, but like a bad penny, he keeps showing back up. we have laughed about it since. we had a nice visit with Jared's girlfriend. we both really like her. then we headed back home. we stopped in Carmel, IN and ate at a new restaurant. that was fun and it was good. that area of town is very artsy and was beautiful. we got home about 9:30pm last night and Chuck is having a hard time staying awake today. i got everything done by 10:30am, despite lack of sleep again. the rest of the day i am spending resting. the next 2 weeks will be very busy trying to get ready to head to OK and we're not sure when Jared will be home now. it sounded like it could be earlier, in which case i would have to leave earlier. i sent him an email asking, but unless he gets what i'm trying to say "in code", he may just be confused. they have to be very careful what they say and how they say it. sometimes my "code" talk isn't easily understood. REI may have to wait a little bit while i get everything ready to go, yet i know i won't be able to completely leave it alone. no way! Happy Sunday!

Linda (and Karen), I think I sent you a copy of my rental agreement at one point; just run it by a RE attorney or contract attorney in IN for whatever needs to be added/removed.

Also, I asked Karen this and will be calling her shortly. I have to get this complete Monday, but here is the question, almost verbatim. I wanted some advice on my lease option agreement in IN. This is a little different; I'm actually buying a bulk REO property that I won't have the deed for for up to 180 days and have to make my own lease option/lease purchase (still deciding whether to call it an options or purchase) with all these stipulations about the deed and such. The property is not inhabitable, and part of the 'option payment' is him fixing up the property so its habitable. (He is a general contractor and will be living there once he fixes it up). But, this is my first lease option/purchase, and of course its difficult beyond anything normal and easy (why don't I just do EASY things? LOL). I am considering calling it a lease purchase because I know that means I can't sell it to anyone else and I really want him to purchase it and move onto another deal, but what are the drawbacks to this?

The SA suggested keeping the Lease and the option together (isn't that actually a lease purchase); but I always thought it was better to have a separate lease and option; but given the situation of it not being inhabitable, a lease really isn't feasible. What are your thoughts about this?

here is my input (opinion): a lease/purchase actually means that the buyer is obligated to buy. no matter what, you are obligated to sell, but with a lease/purchase you are saying the buyer has to buy. most everyone gets this mixed up and it can be confusing, but that is the actual meaning on that. a lease/option means you are still obligated to sell, but the buyer is NOT obligated to buy. so, your buyer would have to be agreeable to being obligated to buy, which it sounds like you need to stick with the L/O. whether the place is liveable or not should not make a difference on whether you can L/O or not.

in my opinion, the best way to go is have a lease and a separate option. judges are pretty landlord friendly here and if you have to evict, you should only need to take the lease contract to court. the option has nothing to do with them breaking the lease or not. i have always been taught to keep them separate and make no reference to the option in the lease contract, especially for this reason. now, if you did a lease/purchase, i believe you would have to foreclose if the T/B defaulted.

I will be putting a pre signed quit claim deed with the contract if that helps. I'd really like to make it a lease purchase so he can't back out at all I think.

I think I sent it to you in WORD format, but you need to hit 'PROTECT DOCUMENT' and then when you hit that, at the bottom, it will say 'Stop protection'. This will make it so you can edit it. To make it back into a form again, you just simply hit 'Protect Document again', set it up for 'filling in forms' and then 'start protection' It will ask you if you want to password protect it. I usually just put nothing so there isn't password protection. If I *DID* put password protection, it would simply be the word 'password' or 'password1' (ONLY for these documents, I don't use that for anything else. ) Please let me know if you need help unprotecting it.

your T/B will have to be willing to do that, but he may be since he's putting all the work into it.

it's a beautiful day, despite the heat and humidity. i can't believe it's August 01st! wow! the year is passing by so fast. i'm listening to Dean's video #2 and need to listen to #3 this week yet. i'm trying to get everything done and ready to leave here in the next couple weeks. i'm so ready to leave now and i could just do it, but there are things to do first. we had a little hope that Jared might come home earlier than expected, but i emailed him and he let me know that leaving when i originally planned was right on. darn it. we're all anxious to see him. his 26th birthday should be during his leave and Danelle has been in touch with one of his buddies from Iraq/Germany about coming for his party. he's in MS and is planning on making the trip. i got to talk to Lea this morning and that's always good. we usually talk on Fridays, but she was busy and so was i, so today made up for it. well, back to work.

we got some rain last night and i'm so thankful. hopefully we are getting more this week. Danelle said that they are supposed to reach 116 degrees today. that is really hot, even for OK. Jared passed the Promotion Board yesterday, so now he is a Staff Sergeant. they were really impressed with him and said so. the Sgt. Major said he really liked how Jared talked to him and his attitude toward his work. that kid is highly favored! he even got to go on a mission with a buddy he lived with in KY while waiting on the Board, so he just has a great time all around. he will get pinned in September. how i wish i could be there to see it. Tammy, i found your lease and will be going through it. thanks for your help! i also sent you an email. yesterday i had a bunch of errands to run, including taking my 2008 tax return to my accountant to see if he can offset 2010's losses against that year. it would be nice to get a big refund on that. i hope to get PMI finished up today on the courses, then i can take my final assessment tomorrow. Chuck hasn't been feeling good off and on for a week, and he came home for about 1/2 an hour to rest on his way out of town to pick up some plans. so, that kind of put me way behind on what i hoped to accomplish today. at least he's doing a little better. instead of getting overwhelmed, i just need to do what i can and be happy i got that much done.

well, these last 2 days have not turned out the way i wanted, but that is not a bad thing. i just took my final assessment for the SA and that was tricky. some of those questions seemed way out of left field. i talked with a really nice coach too because i had some challenges to be taken care of. he was great. i'm not in a position right now to buy the RBBP but congrats to anyone who can and does. i've been reading the posts about it as they come in. sounds exciting. i'm going to be watching at least some of Dean's live streaming today and i'm especially excited to hear some of his speakers. i'm thinking about stopping to see my Dad in AR on my way to OK. i think he gets kind of lonely and i never know when i'll get to see him again. trying to see what i can work out on that. i would like Jared to see him too, but i'm not sure how. i don't want Dad driving to OK and we can't let him stay anywhere alone, so that makes things more challenging. he also can't keep up with us anymore. he reminded me today that he's 80 and not a young stud anymore. i think he forgets that sometimes, or at least tries to. i can't believe this week is almost over. where does the time go? i'm so ready to head to OK and see my kids and grandkids. it's about time!

i have to say that i enjoyed the 6-hours live with Dean. there were a few glitches, but it was good. i especially enjoyed listening to Dean's students. the other guys were okay, but i love testimonials. it got me to thinking about some things and how i can do it. we'll see what i come up with as i'm also getting ready to see my kids before too long. that is why i have put everything on hold right now; this is a priority to me because i never know when i get to see them again. i've been very fortunate to see them as much as i do. i also don't like to put clients on hold while i'm off to OK for weeks at a time. it's not fair to them and it stresses me out. i managed to get the new Norton Security stuff downloaded to my desktop and i need to call the help desk about my D drive. i think Norton does backup to that drive and now it's too full. better figure that one out.

Hi Linda, go to MozyHome.com. they will back up all your files for like 5.00 a month. It is good to do in case your computer ever crashes you can just sign in to your acct and down load all your files again onto a new computer.

i have alot going on right now and little time to do it all. this week will be mostly spent on getting ready to leave for OK. we're all so ready to see Jared and i'm ready to get on the road. not unusual for me; i'm almost always ready for a trip. everything will pretty much be about Jared during those 2 weeks, but i may work a little REI stuff in too. when i get back to IN, i hope to maybe get a couple deals going. i'll also have some news to share around that time too. in a way it's sad news, but in a way it's good news. the thing is, my mantra is now "it's all good and everything is working out perfectly for me". and i can honestly say i believe that! i'm hoping to work in the replay of Saturday's live broadcast as i can today. i started a new exercise program this morning and other than it about killing me, i'm doing pretty good. Lordy! i'm just thankful that i feel strong enough to do it and i CAN do it. happy investing this week!
P.S. please join me in praying for the families of the 31 Navy Seals lost in Afghanistan last week. i think our government and our media need to get themselves in line and think about the damage they do to others in their quest for fame and fortune. just my 2 cents.

i got through 3 parts of Dean's Saturday live webcast yesterday and i'm trying to get through more today. it hasn't been quite so easy, but i will get through at least one today. yippee! i hope Dean does more of these, but if they were shorter, that would be a big help. i really enjoyed all the student interviews. very encouraging. my daughter, Danelle, heard from Jared yesterday. he said he'd been on a 2-day mission and he really enjoyed it. that's my boy! every day we get more excited to see him, although we don't know exactly when that will be. the anticipation is part of the fun. we are having a little cooler weather and that's so nice. we're praying for cooler weather in OK while we are there. i hate that melting feeling!

each day i get closer to leaving. it's so exciting. i was trying to figure out what i would do if i found a property to wholesale or even L/O while i'm in OK. i could always use my personal checking account and just do a deal in my name if i had to. i really won't be looking at properties, but you just never know. sometimes you come across deals at the most unexpected of times. my main focus will be spending time with Jared, my girls and grandkids. everything else is secondary, but REI is always on my mind. i'm packing some every day and i'm getting close, but not quite ready. we haven't heard anymore from Jared and he hasn't been on Skype, so it's got us wondering......it takes them up to a week to get back into the States because of all the precautions they take to protect the troops. since the crash of that helicopter with the Navy Seals on it, they may take even more precautions. at least Jared isn't a Navy Seal, at least for now. it is beautiful out today, breezy but cooler and low humidity with sunshine.

man, it has been tried this week over and over. my desktop computer is running super slow, so everything i try to do takes 20-30 minutes because it gets hung up. i defragged and cleaned the disks and then restarted my computer and it's doing a little better. i guess it will get a good rest while i'm gone. had to run an errand, then met Chuck for lunch. trying to book a hotel on priceline and it's not taking my bids. tomorrow i will have to get more serious. tomorrow will be especially busy getting everything wrapped up and ready to go. i can feel the excitement right now. i did email myself a wholesale contract so i can download it on my desktop and have it handy, should i need it. you just never know. my granddaughter had to call me on Skype yesterday because she's so excited for me to get there. i'm staying at her house this time and she loves that. it's a good bonding time. maybe she'll take some walks with me and we can see what's going on with the properties in her neighborhood and the next one over. can you tell i'm excited??

we haven't been hearing from Jared so we figure he is Stateside-bound. we're all so excited and i'm chomping at the bit to get back to OK. i ran a couple errands and we are going out to a Chinese buffet tonight for my farewell dinner. i can hardly wait! we did our farewell lunch yesterday. i got an email from Dean about the Edge 2011 and his new book. i decided to take advantage of it. it will probably arrive long before i get back into town, but hopefully it will all work out okay no matter what. i'm excited. in fact, i seem to be excited about almost everything! i'm sure i'll be on here while i'm gone. i couldn't stay away that long!

i am in St. Louis and i had a very nice drive. i decided not to get in a big hurry; just take my time and enjoy myself. i used Jared's GPS (he has a Magellan because it was created by the military and has directions to military bases here in the US). it is very touchy and i had to reset it 3 times. it was supposed to rain the entire way today, but i had been praying and the whole drive was sunny and dry. thank you, Lord! tomorrow will be the same. i made it here in 6 hours and 15 minutes. i got here at 1:30pm CT and i'll be going for dinner in a few hours. i'm going to eat at Ruby Tuesday's across the street, then fill up with gas at Phillips 66 next door. it may not be Quik Trip gas, but it will have to do. QT here uses a weird gas tube and i cannot use them correctly. if i want QT gas on my way, i can stop in Springfield or Joplin. for those of you who don't know, QT has the best gas! i was listening to some wholesaling CD's i've had a couple years. to be honest, i don't remember ever listening to them before. i read the manual, but i guess i passed up the tapes. they actually are very good. it's giving me some ideas and if i found something in Tulsa, i would just do it in my own name. i did email myself a wholesale contract as stated in an above post, so i do have it available if i need it. if i need an assignment contract before i get back to IN, i can just print one off this site. how's that for thinking ahead? i'm so ready to do something and do it soon. i can't tell you what a difference being healthy makes, but it does. i'm a little tired from being in the car all day, but i don't feel like i used to. i made 50 trips to the car to bring my stuff in just so i could have some exercise and i don't feel like taking a nap, then going to bed. last we heard, Jared was in Kuwait. we think he'll be in the States tomorrow or Monday, and hopefully he will be in Tulsa Wednesday at the latest. he turns 26 on Friday at 2:38pm. for once in 8 years i will be able to call him at the time he was born. i've never been able to really do that before. i do it to the girls all the time. they know to expect that call. well, i guess that is all for now. gotta check some REI stuff out online. have a great weekend!

welcome. i would read Dean's books first, read all the forums and journals on here you can and check out Carol Stinson's journal and information. she is a wholesaler and that is usually the fastest way to make money in REI.

i am totally worn out. Jared got here Monday evening and we've had some late nights. it doesn't help that right now i'm on Central Time, but i'm used to Eastern Time. today we went bowling (i watch because it's hard to find a baby ball that fits my fingers) and then we went to a casino. Danelle came out $30 ahead; the rest of us just had fun. then we went to a restaurant and had a late lunch and a good time. it's great to have this time and we're finding out some information we can't when we're not together in person. tomorrow Jared, his girlfriend and i are going to AR to see my Dad. Dad is excited for us to come. yesterday i got a call from a lady about rent to own, which is a total surprise. i tried texting her, but i think she called from a landline. i will try to call her on Friday because i won't have a chance before then. this call is totally out of the blue because i haven't been seeking anyone out on the seller or T/B side for the last few months. it should be interesting to see what she wants. i think she is a prospective T/B. hope everyone is out there making deals. i haven't had time to do much of anything concerning REI, but this time with my family is more important right now.

yesterday was Jared's 26th birthday. for the first time in 8 years i was able to call him at the time he was born (family tradition). we all were sitting in Danelle's living room and i called his phone. he looked at me and said, "are you calling my phone?" i said yes and to just answer it. he said, "oh, is it that time?" i said yes and he answered "hello". i said "happy birthday". he said "thanks" and we hung up. he knew what i was doing. we had a great dinner at PF Chang's and there were 16 of us. we also had great servers. today Jared and his buddy that flew in from MS and Jared's girlfriend met Des, Brian, Kadi and me at Fat Guys for a great burger and fries. i had their burger with peanut butter and bacon, plus i added tomatoes. it was very good and Jared finished what i didn't eat. this afternoon i drove around looking for anything that might catch my interest in properties, but i didn't see anything. i did stop at a very nice apartment complex and despite the high pricing, they only have 4 vacancies. the complex is very beautiful but i find it hard to believe that Owasso would be higher-priced than Tulsa. obviously just my opinion. they have 3 other properties in Owasso that are priced even higher and one is full, the other 2 have low vacancy as well. i was also told that the prices for the one i went to were raised recently because of all the college students looking for housing. good information to know.

hard to believe we have all been together over a week all ready. we have a couple more days, then Jared and Becky head back to Fort Knox. i will head out on Saturday. i prefer to travel on the weekends because of less traffic. lots of thoughts about what i can do when i get back to make some things happen. i'm so ready! OK seems to be a little higher in price than IN, so i have to keep that in mind for doing deals here. i had hoped to meet up with my friend this visit, but it doesn't look like it's going to happen right now. this time family is first all the way. Chuck is putting his LLC together for his land deal and things should be finished up on it before long. it is a great deal and even the lender said it was. i plan on finding those kind of deals when i get back and quit being afraid. fear is totally over-rated! let's all commit to overcoming our fears and moving forward. we have each other's support here and that is huge!
