i'm on a live webinar all day on affiliate marketing. it's free so i figured i might as well make the effort. it's a little dry , but i'll get through it. last night was great. my friend and i went out for pizza, then headed to the REIC meeting. it was on all the discounts we have available through being a member of our REIC. some really good stuff and i think any REIC can get in on this. if you are interested for your club, PM me and i'll send you the information to contact the guys who set this all up. some really good benefits! the speaker was good and not long-winded. when we got back to my apartment we talked about muscle testing and i taught my friend how to do it. we also discussed using "afformations" instead of "affirmations". an afformation is a question that starts with "why". many of you have probably used affirmations for years with little result, but changing that statement to a question can really have a major effect. the affirmation has to fight with your subconscious because as you are making the statement (for example) "i am rich", your subconscious is calling you a liar and fighting that statement. with a question, your subconscious really doesn't have much to say and your very being is going to work to make it happen. you've been using questions already, but the wrong way, such as "why can't i do anything right?". why not change it to something like "why am i so rich?" and "why am i always in the right place at the right time doing the right thing?" something for you to think about. you can even muscle test those statements and questions. fun! you can do this for anything in your life, including REI!

just a little longer and then i'll be on Dean's call. can't wait to hear what he and Matt have to say. i'm doing better physically; just being a little careful right now. i have been studying alot about vibrations/energy and health stuff so i can get myself on the right track. i feel i am onto something and we will see how that goes for me. also working on Afformations. here's one for today: why do the best REI deals find me?

last night's call with Dean and Matt was good, despite the 10-15 minutes lost. i hung in there just in case they might come back on and they eventually did. this will probably show them how to work out the kinks for next time and the EDGE 2012 event. i am working on some wholesaling stuff and also a duplex. it's only about 1.5 miles from me. it's been for sale for months and i emailed the commercial broker that has it listed. he is asking $150,000, but total view says it's worth about $137,000. i'm thinking it might be worth the $137,000 in excellent condition. the units are a 2/1 and a 3/1. only one side is rented. i have asked what the rent is, how long the one unit has been vacant and the contract on the other unit. also asked about ARV and repairs. we'll see what i get back. he didn't seem too forthcoming with information when i originally emailed him. i forgot to ask if he is the owner, which might make more sense. anyway, we will see if anything happens with that. it's been bugging me because i drive by it all the time on the way to my daughter's house and it was about time i got some information on it. the weather here is beautiful and i went outside and just put my feet in the grass and sat in the sun for about a 1/2 hour waiting on my daughter to drop by real quick on the way from day care so i could see the grandkids. had to give them a little "after-school" treat. well, i think i will call it a day for now. i still have to watch getting too tired, but at least i'm making progress again. i hate that i can't make it to the EDGE this year, but at least that first weekend in May i will be at our first local event right here in Tulsa. i'm so excited! i have waited so long to have one where i live and now i can say that i did get to do that. only a couple more weeks and then you know where i will be. i hope everyone going to the EDGE has a wonderful time. i hope to make it soon.

for some reason i am really struggling with bad fatigue again, but i have been able to keep going to some degree. today i met with the landlord group from my REIC. there were 8 of us and we just talked about our experiences and asked some questions. one lady is from CA and she moved here and has 30 rentals. she manages them all herself so she is going to sell some off because she is so busy. another guy has 15 L/O's. the guy beside him has 2 rentals in McKinney, TX. we had a brand new guy that was checking out the group. a couple guys showed up late and sat apart from us; we didn't know they were with us until time to leave. i hope to go back to the meetings because i learn something every time i go to something like this and the networking is great. i got the bright idea to return my deactivated Pikepass (for toll roads)to the Pikepass center. i put the address in my GPS and it took me all over. i was not happy. i finally stopped at a restaurant that was almost empty and interrupted a guy eating his lunch at the bar. he came outside with me and showed me how to go, but i was totally confused, despite his repeating it about 4 times. i apologized for interrupting his lunch and he was a good ole boy and very nice about everything. i managed to figure out what he had tried to tell me and eventually made it to the right place by the Grace of God. i will never do that again! i was actually straight across the turnpike from where i was supposed to be. he even showed me the exact building. anyway, i did my good deed for the day and headed for home. i would really like a nap, but then i would have even more trouble sleeping. maybe i can just go to bed a little earlier tonight. I am stopping by your journal to see what you have been up to. I really appreciate the detail you have in your journal, I feel like I am sitting in the car with you while we are getting lost due to the GPS. You do so many different things in REI and are so connected. It definitely challenges me to read other folks journals. I do hope you feel better, it is hard to accomplish things or make plans when you aren't sure how you will feel the next day or next week.

i kept busy today and that felt good for a change. studying some about wholesaling since every time i get started i have to go back and start over again. i just am not really sure what is holding me back; then again, it has to be fear of something. fear of rejection? fear of making a mistake? just what? i will get there somehow. i also need to go over my L/O contracts for here. OK is alot easier to work in and so i just need to go over the landlord/tenant laws here and make a few changes to the contracts. i'm calling it a day because i cannot allow myself to overdo it. i have one more thing to do and then i am done until tomorrow. it's always good to feel like you have made some headway. Afformation for today: why does success come so easily to me?

Wanted to read and catch up with you. I wasn't able to meet with you while in town...boomer...so I needed to see how things were going. I see like always your still going and that is what I love about you. You never give up, or in. And yes you will get there....we all will.

i'm still moving forward, however slowly at the moment. i'm moving things around in my office to be more conducive to working and getting things done. this is a work in progress because i can only move certain things around (my furniture is extremely heavy!) and i have to figure out where everything can go and fit. did more studying and reminding myself of some things. i signed up for a webinar tomorrow night and it sounds like it will be on seller financing strategies. working on changing my eating habits to help with my health and energy. i also have ordered some awesome stuff that will help with those things as well. i should have my first order by Friday and i will be using these things during the 3 1/2 day OK Investor Fest May 03-06. i can hardly wait. i heard about it in January, bought my ticket in February and now we're a little over a week away. lots of great things happening and going at it. Afformation for today: Why am I so lucky to do what I love and make lots of money at it?

hello again. i really like afformations - everything is in the question. when we use a statement, it's finished and there are no more possibilities. plus, if your subconscious doesn't believe the statement, you will never achieve it. asking a question goes back to the Bible saying "ask and you shall receive". the original Greek says to keep asking and that is what i'm doing.

got the important work area set up today. once i got started i couldn't stop until i at least had a decent set up going. still more to do, but i'm headed in the right direction. still trying to find a place for everything now that i'm moving the stuff. will be on a webinar tonight about seller financing. my daughter has a friend who owns a car dealership and lots of rentals, mostly in the ick areas of Tulsa. i didn't know this until today and i would love to talk REI with her, but she stays very busy. she is in her 30's and she told Danelle that sometimes she is cash flow poor with her rentals. i admire such "guts" to just go out and do it. my work space is just about finished and then i need to finish the rest of the room. that's the easy part. i only have a stack of papers to figure out what to do with as far as moving stuff around. the rest is staying put and i'm just finishing the cleaning part. i'm ready to have it done! it doesn't look great but it serves my purposes and since no one is going to visit me in my home, who cares? i have my desk facing the door, which is very important to me. i have always faced the wall and i have had enough of that. you should always be able to face the door if at all possible and then you can relax because no one can sneak up behind you. believe me, i've had that happen many times and now i won't. makes me much more comfortable and relaxed concerning that. my webinar was interesting last night, but after 45 minutes of selling, i was done. why do all these "gurus" think they have to spend so much time selling? if you want their course, you're going to buy it. it's like they are begging you to buy and i just absolutely hate that. i think the deal he offered was good, but come on, i can make up my own mind without all the pressure. i will be thinking about everyone that is at the EDGE. i will make it there one of these days, but i don't think i could take all that 2 weeks in a row, and it's important that i show my support for my REIC and be here for their big event. I am so excited about your progress with your office/work/place of production. It is so important to have a great place to let positive productive energy flow. I love the fact that you don't want your back to the door Coleman(hubby) is the same way.

I actually went to look at a small (starter) office space today. Since we have moved and don't have any extra space, we are going to have a office away from the home...Which is exciting I think this will increase my productive time once I am off from my day job gives me a productive spot to switch gears.

would you believe i injured my back and have had issues since Friday? i tell ya! i have barely been able to do anything and i certainly need this cleared up before Thursday, when the OK Investor Fest starts. i have been reading more on dg.com because there isn't much else i can do. i also listened to some REI interviews yesterday and that had me all hopped up and i couldn't do anything! at least i hope this will be out of the way so i can just enjoy this big conference. i'm sure it has to do with me moving my office furniture around, but i thought i was being very careful. apparently i wasn't. so, i will just keep doing what i can while i sit and do little things here and there. might as well rest up for the conference because those will be long fun days! ok, my back is doing better. i still have a ways to go, but at least i'm not in pain 24/7. i think whatever it was might have gone to my brain though. last night i was having trouble with my TV remotes. couldn't get them to work on my TV's, but the cable part was fine. called the cable company this morning and i had switched the remotes and was using them on the wrong TV's. now, as if that wasn't bad enough......we are having our REI convention, seminar, event (whatever you call them) at the Hard Rock Casino. i got ready and headed that way, getting on the turnpike with my pikepass, which isn't cheap, and drove 20 minutes to get there. i had no idea where we were meeting for this early brainstorming session we always have the first Thursday of the month, so i wondered all over the casino, through Toby Keith's restaurant and through most of the conference area. i finally called the club President and he told me the session was tomorrow before the actual event starts. i was there on the wrong day!!! but, one good thing came out of it, now i know where we're meeting tomorrow and the club President is supposed to email everyone because he never thought about it until i called. you know, i always like to be early, so i guess i was a day early. nothing wrong with that. i just should have booked a room and stayed overnight. i decided that i would get a few groceries to get me through this week and then go home and lock myself in for the rest of the day. good thing i did; i spent my time at the store just throwing things in the cart. today is Danelle's 30th birthday. i can't believe it. i always call the kids at the time they were born. she was born at 11:30am so i called, left a message and texted her because i couldn't reach her, and i was on my way to tomorrow's meeting. Afformation: why do i pay more attention to what day it is and when my appointments are???

just spent the last 3 1/2 days at our OK InvestorFest. it was so good, but i am totally exhausted. only had 4 hours of sleep in 3 days so my booty is dragging. we had some great speakers and i made some wonderful investing friends. we VIP attendees had lunch and dinner on Friday and Saturday in the Sky Room at the Hard Rock Casino. one of my club friends lost $200 on one day and the next day he won $800 on the penny slots. it helped with the courses he was buying. i talked to my son yesterday about it all and he has buddies that are investing. i told him i would help him if he decides to. i could also maybe use him for PML. one thing that really interests me is doing owner financing and holding the paper, but not owning the house. that is real attractive to me the more i learned about it. so much information that it's just swirling around in my head. i want to follow in Donna Doo's footsteps and use what i learned and get moving now! i'm waiting to receive the email to give me access to the MLS and making decisions about what i'm going to do and how i'm going to do it. yay! talk about being motivated! My husband and I are DGer's too. What part of Indiana are you from? Have you done any deals yet? We are from the Southeast part of Indiana (Lawrenceburg) near the Ohio and Kentucky borders. We have done 1 property last year and are in search for another. Competition is tough here, probably need to spread out more. We've been thinking about joining the Success Academy too. I'll try to check your journal to see how things are going for you. I'm losing my job which is ok because I can work on our real estate full time. Yea!

We just came back from the 2012 Edge. It was AMAZING!! We got to personally meet Dean (which was really cool) and some of the other DG money makers including Rena who is so sweet and caring. The speakers were so inspiring and helpful. The information we came away with was mind blowing. If you can I would highly suggest going next year - we are. Can't learn too much ya know.

how nice of you to stop by. i am living in the Tulsa area now. i am from Fort Wayne, but moved back here in October 2011. i started my journal while living in Fort Wayne, but my kids were born and raised here. my 2 daughters and their families live here and my son comes here on leave, so it's really nice to be around them all again. you should have some options in IN, OH and KY since you're in that area. (my son is stationed at Fort Knox, but in VA for training) congrats on losing your job. you don't sound upset at all. that is great. so glad you got to go to the EDGE. i am hoping to make it next year. right now my main priorities are getting my life in order (and quit moving around) and getting deals done. are you involved in a good REI club? i have a great one here and would hate to leave it behind again. what type of investing are you doing? i'm into L/O's and owner financing. here's to your success!!!

well, i was hoping i would feel much better today, but i'm really dragging. i'm getting done what i have to, but not all that i want to. i must be patient and give my body time to heal again. i'm going to be training on the MLS with my broker next week. we are working on setting up a time at his office. i looked at it yesterday and it looked "like Greek" to me. it's totally set up different from the one i was on in IN, and so now i'll be learning all over again. i need to spend some more time on it, but it's kind of hard to do when you can't get your eyes open very well. i'm also getting my head straight on what to do first and how to schedule it. Karen G just got a great L/O deal and hopefully she has posted it in her journal and/or the deals section. be sure to check it out. way to go, Karen!!! i wish my brain was working better right now. oops, forgot about that afformation. i woke up feeling better today. have had to deal with some emotional stuff so that kind of pulled me down physically, mentally and emotionally, but at least i don't feel like i did the past 2 days. i'm messing around on the MLS and it's so different from what i'm used to. i have a lot to learn. i found a couple cheap properties near me and i'm trying to get info on them. that's a trip in itself. having lunch with my good friend tomorrow and then our REIC meeting tomorrow night. tonight i'm making egg salad and then going to Danelle's house just to watch her kids play. they are so fun and i just wanted to go over for a bit and watch. Kadi, my 7-year old granddaughter, is playing indoor soccer this season and it will be so fun. i can remember my son playing and one time his teammate fell face down across the front of the goal and Jared scored over him. you should have seen the look on the other player's face. then Danelle played too and one of her teammates always held her hands up (like surrendering) because she couldn't mess up her nails. me, i can't kick the moving ball. I love reading your post and seeing your activity..doing something every day that is how you win. I am trying to stay consistent with my action steps some days I still seem to get lost in the information.

thanks for the kind words. i keep pushing forward, no matter how slow i might be. i know it's easy to get lost in the information. i think the big thing is to have an action plan, something to actually follow. working on that for myself. i have to have step-by-step. i do much better that way at my age.

i'm posting early today because i am going to lunch with a friend and then we have our meeting tonight. i need to get some things done in between, like unpack my stuff from the weekend. yes, i always look like i'm moving in. i know at lunch i will be telling my friend all about the conference. she should be prepared. i had invited her to go, but she was out of town the entire time. hopefully she will make it next year. tonight our REIC meeting is on Sheriff's sales and tax sales. should be very interesting. i'm not really interested in it myself, but my friend and her husband are. i don't know if she will make it tonight or not, but it would be good information. hopefully i will see some of the new friends i made at the meeting tonight. i really encouraged people to come because they need to have that networking as much as possible. one thing that speaker Robyn Thompson did at the conference was have all the landlords raise their hands so people could see who to network with. i thought that was a great idea. ok, well i better get busy. have a wonderful, prosperous day! a little update. i was on my way to pick up my friend for lunch and stopped to look at the house off the MLS. i saw a guy sitting out in the garage working on something, so i hopped out of my car (after i stopped it, of course) and went right up to him and started talking and asking questions. for most of you, that might seem like no big deal, but it is for me. i took action and didn't talk myself out of it. usually i will reason my way out of doing something like that, and this time i just did it. very proud of myself on that. either the MLS has something messed up or i read it wrong; it was probably me. the house is not for sale or rent, but the main thing is i took action and did it anyway!!!

i finally got my office finished. that is a big relief. listened to a friend who spoke on screening tenants and am listening to a call on seller financing in IN. i found out that if you have the SAFE ACT in your way, as in IN, you have to do a land contract instead of a note/mortgage because of the deed. you can't pass the deed to the buyer in IN or you are violating the SAFE ACT. investors in IN cannot do seller financing for owner/occupants. i can live with a land contract. before i didn't want to consider it because of having to foreclose if they default, but one of the things i learned this weekend is that you help the Buyer move, offer them a little money, whatever. they will usually cooperate and maybe you can have something in your contract about that. one thing for sure - i am tired of being afraid to do something. do the best you can and believe it will all work out for you. whatever we fear can come to pass, just check out Job in the Bible.
