ok, i'm excited! this is the first day in weeks that i've actually been able to fix my hair (yes, i have been washing it!), put on makeup and go somewhere. i haven't been able to do much of anything for weeks and this has felt so good. yes, i'm home resting now because that was a lot for me, but it felt wonderful to be out and about. last night i went to my daughter, Danelle's, for supper and the news was talking about purse snatching being on the rise. i said if someone tried to snatch my purse, they would get hurt because it's so heavy. Danelle nicely said, "Mom, the way you've been looking lately, no one will take your purse because you look homeless". wasn't that nice? so today, after having lunch with friends i used to work with ages ago, i drove to Danelle's house and showed her that i could look nice again. hopefully she recognized me!!! i'm not sure her kids would have if they'd been home! i guess i won't take days like this for granted anymore. it's over 80 degrees and beautiful out, we had a nice lunch and i didn't scare anyone today. i'm going to be on a webinar tonight on land trusts. i have an old course on them and i really need to refresh myself where they are concerned. last night i was on a webinar and the speaker was in Cambodia. he's traveling around the world and still doing webinars and REI. it's all been free and he has given out tons of excellent information. reminds me of Dean and all that he does for us for free. thank you, Dean!

the days have been so beautiful here, although way too warm for this time of year. i have so enjoyed being able to get out and do some things. i guess i should never take that for granted again. Friday i was at my daughter's for a while and then yesterday i was out and about quite a bit. at 9am i met with some fellow DGer's and that was wonderful. they are a great couple and they brought along a partner and their little boy. it was so nice to meet them face-to-face and talk. i will be contacting them probably sometime this week. i then went grocery shopping, which was so nice because i haven't been able to get out much. i need to stop taking things for granted from now on. in the afternoon i went to my granddaughter, Kadi's, soccer game. Gentry, my 1-year old granddaughter, was there too and she was a riot. i always have to rest up after being with the little ones. this morning my daughter and i were IMing on Skype and she told me about ebates.com, so i signed up right away under her. it sounds really good and i do almost all my shopping online, so i might as well get money back. if you want to know more, PM me. then another DGer in OKC called me on Skype and we talked for quite a while. i usually won't turn the video on on my end, but i did today. i had no makeup on but she didn't seem too scared. she was surprised to be able to see me. i invited her and her husband to our big investor summit here in May and if they come, i can finally meet them in person. knowing someone in person is very special. today i am resting and doing a few things that need to be done. starting tomorrow i will be moving forward with REI. i just read that April is the month for things to start happening and for doing deals, so that is what i will be doing. already have some things planned. hope you have a great week and make some big money!

i finally feel like i'm moving forward again with REI. the cable company had to send out a tech to fix my internet service and now it seems to be working correctly. the tech found an old cable setup in the wall of my bedroom that had stuff from 1972. he fixed that and it made all the difference. i studied MLO's and ACTS, which is a L/O you assign to the buyer (co-op L/O). i was trying to finish up and cook supper at the same time. not smart. i burned and overcooked everything and somehow it still turned out good. not sure how that happened, but i am grateful and thankful. i just talked to my son, who just finished a VIP mission. he is waiting for a flight out of DC and he was working with the Secret Service for a President of a foreign country. he said one of the most fascinating parts of the job was when the motorcycle cops in the motorcade rode their "bikes" with no hands and took turns on the road with no hands. they all ride Harleys personally and so does Jared. he goes on another mission somewhere else next week. this is really good experience for him and makes him even more valuable. he has the neatest experiences. i hope to share my REI experiences, which is neat for me. getting ready for a conference call on Skype about L/O's. i hope it works better for me this week.

I have been selling Jewlery that my daughter and I made. Like everything slow and steady. Then the curve ball that brings me back. I check the site and blogs for inspiration and motivations. I try to read up on your doings and see how your feeling.

I am back looking for a new home and a contract to sell my current home. I love the wealth of information on here. I know someday I will get where I am going but a lot of real estate deals are not going to happen right now. But I need a new home to take care of my elderly mother.

I wanted to say Thank you for all you did for me and you are an inspiration to me even if I don't always leave you a message.

2 days in a row that i have been able to do some things! i finished up some stuff on MLO's and talked to a guy on the phone about some general help if i should need it with REI. working on some MLS access and how it will benefit the broker and myself. right now i'm studying mostly to get myself back in the groove. i have a luncheon on Thursday to brainstorm with investors and a duplex i need to go check out and get some information on. Danelle called me up at 11:55am and asked if i wanted to go to lunch with her. i changed clothes and put some makeup on real quick, then she came and i threw some makeup on her real quick. we had a nice lunch at a Mexican place about a mile from me and she paid. how does it get any better than that and what else is possible?! i hope to talk to a fellow DGer sometime this afternoon if it all works out on her end and have a webinar on SubTo's tonight at 7pm CDT. i've known this couple for a long time and had their old course. i'm not buying , but i like them alot. thought i would drop in and see what they have to say. it's funny that i'm kind of going back to some "gurus" i used to follow years ago to see what's new and what information they have available. of course, it's not free like here, so i am a fixture here. it is wonderful to feel this good and that i can do things, even if it's slowly.

i accomplished so much today that i'm amazed at myself! but, let me go back to yesterday first. i talked to Karen on the phone last night and it was nice to chat. it had been a while since we had been able to get together. my webinar was very good and they tried to keep it to an hour, but went a little over. i always appreciate it when they keep an eye on the time. i am still working on the details for access to the MLS and we are trying to make it good for both sides. i just signed up for a free thing for comps and checked out my daughters' and friend's house. i think it was pretty close. i can also use Dean's site, but i try to keep up on them all. you know me, gotta have my fingers in everything. the manager of the restaurant my daughter and i went to yesterday called and we had a nice conversation. we talked about how the little things get in the way and it's easy to forget about the customers and how best to serve them. i am exhausted after such a full day, but i think i will go try to listen to a REI CD. i've been trying to get to it all week and i just need to go take the time right now.

i am going to be gone for a good part of today, so i thought i would post real quick. yesterday i managed to make it to my REIC's brainstorming session. it was only supposed to last an hour, but it lasted over 2. i met a virtual closer and legal assistant, which might be a good person to have on my team at some point. i talked to the club President and he said here we can do L/O's for any length of time. i'm hearing about doing 10-year L/O's so over-leveraged properties can gain back equity for when the T/B is ready to actually purchase. also, this keeps you from having to pressure the T/B to fix their credit and some of them just stay for years and keep paying. i remember one guy who keeps renewing his T/B's' contract and they have lived in the house for 18 years and are great T/B's. it also keeps you from having to renew all the time. i also met a wholesaler who seems to be doing well. we had a brand new guy attend that travels out of the country alot and he is looking at commercial. another guy was from Israel and he does short sales in FL and Las Vegas. he has 5 rental properties in Las Vegas and his ROI is like 25%. he's looking at a $600,000 house that is an REO and the bank is asking $300,000. he would buy it for his personal residence and have some rehab work to do. it is a gated community and some prestige would come with living there, but all the expenses have to be taken into account too. he was very concerned that the taxes are $10,000/year and we talked about challenging that. he still has to figure it in because they may not change the taxes due. still working on getting MLS access. the broker sent me over a property detail report, which looks very interesting and we are talking about looking for cash buyers we can approach for private money. i had a RE coach call me from another "guru" and he said he liked my statement about what i get done in REI has to do with my courage level that day. no, i am not doing anymore coaching. i have a couple people that seem to be interested in mentoring me and i think that would be beneficial at this point. i am heading to my daughter's shortly and i have to stop and get info on a duplex for sale. it looks rented, but it also needs some serious work. should be interesting to find out why the seller is selling. have a great, successful, prosperous weekend! how nice of you to stop by. good to "see" you. i don't know if people read my journal much, but it sure helps me. some investors really love the Vegas area. how are you doing there? any deals going on for you? i hope you'll stop by again.

i have been feeling a little "off" the last few days (more than the usual ), but i hope that will improve quickly. i am really working on being aware of things and responding quickly. yesterday i got addresses and phone #'s on several properties and once i can access the MLS, then i will be doing a little research on them. i won't be making any calls this weekend, especially because of the Easter holiday. i have one duplex that i want more info on and then a few nice houses. i missed 3 of them because of not being able to find 2 of them and then one is on a main road and i didn't want to have to back out into traffic. i didn't see any place to pull up and take notes along the side of the road. it was a mix of FSBO's and FOR RENT's that i want to call on to see about L/O's. i also found one on the way home from getting my hair done this morning, but didn't have time to get the info. the sign may be on the corner of the neighborhood, but sometimes the property is way back in there and you have to drive around to find it. i will try again. i downloaded a 1461-page REI ebook yesterday and read alot last night. i will get back to it today also. i am working on figuring out how to set things up as a business and not just a hobby or something to do. i am serious about this as a business and i might as well treat it as such. any suggestions would be appreciated. and, no, the studying/reading is not keeping me from taking action. i just have to figure out how to put it all together. this has been one of my biggest challenges.

hope you all are having a wonderful day. i'm not doing as well today, but still keeping my hand in REI. just looked up a property in North Tulsa. i'm not interested in it, but it was sent as an example of what i can access on the MLS. interesting. i looked it up on total view and then on google maps. it is way north for me but i bet it would be a great rental. the listing price is $17,900 and BOA owns it. it's only a 2/1 and i don't know how those sell around here. in Fort Wayne, they weren't the best sellers, but here might be a different story. when i get a chance, i'll ask the broker i'm working with. off to rest a little more.

As for the 2X1's.. I don't lok for them but occasionally a 2 X 1 at a great, great price it's a no brainer for right rehab buyer-- they'll just add a bath if the numbers work.

To answer your question about Vegas-- it is rockin' and rollin'! We have so many active listings, so many REO's and so many eager investors. That being said, getting offers accepted has been a little tough that last couple weeks. At the end of last year, I didn't have enough buyers, now I can't get enough product!

There must be a lot of news about the Vegas market because I place 50-100 offers a week and I'm getting Multiple Offer Notices on every one! The frenzy is on just like it was here when we were at the tip of the market.

got sick again a couple days ago and i just couldn't believe it. i had 9 days of doing really well, tried to be careful and do what was best for me, and then sick again. not sure what else i can do to help myself. anyway, i'm still hanging in there. just ready to be over all this. maybe this will help me be immune to everything. i can hope, can't i? things are on hold for a few days while i get over this crud, but i will forge ahead one way or the other. i plan on going to my REIC's meeting Thursday, even if i have to crawl there.

I hope you don't have to crawl. But I do hope you make it. I hate to hear you got sick again you looked so good the last time we skyped. Class started yesterday and it was good. John is so personal he called me when I wasn't on the call. It is a small setting so we are able to get questions in with immediate response. Got homework already working on it now. Somethings I have to do during the day that I ran out of time today to do...but I will get them done.

well, i am "feeling" some improvement. managed to go to my grandson's program at day care. it's so cute to watch a bunch of 3-year olds sing, dance and do motions. then i went to the health food store and the lady helping me said it sounds like i have allergies and they are very bad here. so, i am working on treating that and trying to find what works. i am worn out already, but resting so i can make it to my REIC meeting tonight. a friend is going with me and we are going out for dinner first. tonight's meeting is supposed to be all about the discounts we have through our club. hopefully it will be very interesting and hopefully i won't be snoring through it. i usually perk up at night and since i'll be in my element at the meeting....i should do ok.

No make up required. I will be in Tulsa next week Thursday and Friday for work. I am actually coming in town on Wednesday. Not sure what my schedule may look like but, if at all possible and it is not too far of distance I would love to meet up. I will let you know more later.
