For those other newbie's... & all who could use a good story, please see my recent topic, "Something from Nothing". It tell's of my first RE deal circ 1986 & the very interesting results that came about that stunned me! In the last 5 yrs. since getting married my wife & I have bought on time, 10 small lot's & acreage properties(all raw land w/ legal access) & have all but 1 paid off. The largest of these being 2, 160 acre each Gold Minning claims next to the Kern River.....this is a great area w/ good claims going back as far as 1850, unbeleavable as it seems it's well documented that "The" "Grizzly-Adams" once roamed those same cyns. suppling meat to the miners. The main strike was a gold/quartz vein on the surface 2 feet wide & 800 feet long! You wouldn't ever believe the rock-bottom price we paid...."NO-ONE DOES"! The rest are residence & ranch lot's around the southwest states. We also bought a home last yr. that had sold for 285K a few yrs. ago that we got for 150K & my Daughter, Son in law & my 3 grandkids now live there here in Vegas(I didn't mention, that we have been allowed to live rent free at my job, so that's how we were able to buy all these props.) It sure always wasn't this way. I'm a "real" nice Dad I think. They make the payments & we all WIN! I had 8K into buying it for them, & since I got the 8K tax credit, & I wanted thier family to benifit from the increasing value over the yrs. I only asked them to sign a note for 3K @1% interest that they can pay off whenever I decide I want to collect... or I may discount the note to an investor. Even though it's payable @ $25 a month why shouldn't I go ez on my own Daughter. Baby steps & we'll get there. We are ready to do a deal for a place to live in a few weeks if all goes to planned, see my topic "Something from Nothing" for all the juicy details......if I get-er-done... it will be a "KILLER-DEAL Dean would be proud of!" We bairly have our books but I know my path is clear now! Todays daily affirmation...."IN EVERY STEP, THE GOAL BECOMES MORE IN FOCUS"!!!

post-it-notes on a mirror

....having Goals that you can see, is when you truly hold the key, every morning first thing I see, is me... in the mirror. But also there, "Glareing" back @ me... are 35 or so post-it-notes you see.
"My Daily Affirmations" that have absolutly changed my life & continue too! Just by reading them outloud to yourself daily, your mind reacts to do these things you quest, & by causeing you to change your actions while you hardly even notice...the "RESUTS" you begin to see are different! Far different than your results of the past! It's become almost automatic-pilot to me now. It's just a small way you can begin to change that bad luck if it has seemed to plauged you forever. At least that's what happened in my case. You can make up very speicfic goals to your situation.... but...to solve the problems you face, "you must face the PROBLEMS! Try to repeat your new ideas to yourself as many times a day as you feel you need to, i.e. replacing your old way of thinking w/new ways of belief, by doing this you're using very, very powerful ways to put this "New Belief" straight into your subconcious mind. The "exact" things you want you see happen.... & only those things. That is the whole reason in doing it this way! You "WANT" to wipe-away, the old way you use to proceed in life, BREAKOUT OF THE PITTS......it's clearly a WRONG way of thinking & believing, THAT DOESN'T WORK!!! And it's not working for ton's of folk's these days
It's as simple as;
"BE-DO-HAVE"
or, "I am on an Integerty trip....not an ego trip"
1 of my best...."A man is not whole, without his OWN approval"
Try it for a few weeks & let me know how it changes you or your life!

in every step...

the goal becomes more in focus! Finally got to talk to a rep. for the acadmey today, followed up by a return call w/a 2'nd gentleman who helped me get on my way to greater success. So, as soon as we get back from our little vacation (5-3-10)I'll be cutting a check for the acadmey! But the big news is, I already have a deal in the works that we're happy with doing so-far, my first project since ordering Deans books! Just like last year...3 months ago @ Christmas, we were planning & fondly looking foward to April, when catching some wild King Salmon on the Rouge River in Oregon, & scouring the forest floor for wild "MOREL" mushrooms was once again in our spring vac. plans. We had planed on moving away from vegas to Oregon in the next 5 yrs. But no way until we had saved up more, is what we belived just 2 short weeks ago. Fast foward to 2 weeks ago & we began a new journey with Dean's help. Seems I found a house I should probaly be able to buy at a steep discount due to the markets right now, I want to offer the bank all cash, @ just a touch above 50% of the price they have it listed at. It needs a lot more than just a paint-n-plant, so I think I got a great shot to pick it up this cheap! Our good fortune to have a family member that lives in the area who sent me detailed pics today. Having some realtime info up front is really helping me to grasp the extent of work this will require to get the apraisal up to par & line up with the rest of the neighborhood. Monday the 25'th we will be meeting the Realtor up-there who I have pre-screened with my own newly made up question list...I had narrowed it down last week, before I even had gotten our books by finding realtors on line & calling on a house(any old house they were the listing agent on) just to judge additude mostly. Happily 1 did stand out above the rest, & I could tell he was flexable, willing to work hard for me, willing to learn more about his own profession when needed...and most of all, "HUNGRY!" Then, when I saw this dirty trashy house on-line I knew it instantly, "That's something I could fix up w/MY skills" no problem...it would take some $$$ for the materials, but on the other hand.....it's overlooking the mighty Rouge River, in an area where all the comps I could find were far, far, far above the price the bank wants! It's drawback is it's age, built in the 50's but our family member discribed it as "liveable" when cleaned up(my real goal here is, in a few yrs. bulldoze it & put up a 2 or 3 story Log Home to do this great location justice & give it a new veiw of the River & valley!) From the pics I got to see today, the garage was converted to an apt. I'll concentrate on it right off the bat! Oh boy, you can bet I will have it ready to rent it out within 2 weeks of purchace (when I get that far) Now we need a "CHEAP" place to call home so we can begin a new chapter of our live's...this time exactally where we would both love to live! I'm 95% sure it will pay off, still a lil dout creeping in though.
1. My first choice is to obtain a hard money loan on the properties we hold already, buy house w/all cash, 30 days to refirbish the apt. & 60 days to fix it up to completion for a new appraisal. Working a deal this way, I could have positive cash flow... before I even try to re-fi @ 60% LTV which would give me enough to repay the investor, put money to help re-hab back in my pocket, & on top of that my renter would eaisly give me enough to pay the new monthly note, leaving us to continue living rent free! WOW DID I DO THAT? Truly my only concern is getting a loan on our properties which have an assed total value of over 60K & we need 40K to be comfortable in making an offer like this, the bank may counter offer it to us for a little more than we'd prefer to pay, so I'll be perpaired for it. Any sugesstions of a trustworthy, hard $$$ guy WHO CAN EASILY SEE the win/win factor built in here, please send him our way ASAP!!!!
2. I do have 10K cash to work with, so if I have to go another route, I can always make an offer of 7K cash down offering them a price of 40K on the beat up house(banks asking 55K)& then have a new loan of 33K left to pay on, that works out to a fairly low amount for a house payment, & that the renter would still be covering the lions share of, so like I said this will probaly be my first deal here, I'll try my best to get a rock bottom price....but as I said we need a decent roof over our heads, "FIRST"! Believe it or not, only then I can look at the next deal I've got in mind in the same area, same type of really UGLY eye-sore along the highway "is my kind of place!" It has an old small, mom & pop diner out front,(was at 1 time popular, but now defunk & boarded up)that would make for a fabulous "FISHERMAN'S RETREAT" to rent out to the tourist that frequent the yearly Salmon & Steelhead fish runs that occur 4 different times of the year....& it's all right in front the mighty Rouge River, RIGHT ACROSS THE STREET" Supurb Elk/Deer/Canadan Goose, even Turkey & even Truffel hunting all surround this area. Sorry gettin ahead of myself there....lol, can't help it, it's great to be so exticed about something so GREAT!

progress...

...getting the low down on how a deal up there(Ore.) usually works as far as the banks go, the agent I am starting with has already showed me via. phone calls he is willing to work hard to find deals for me, so let's get the home thing solved first & then move on to some more deals when the $$$ in the deal looks good.
Still would like some help w/info on how hard $$$ loans really work...or don't? what collateral will work for them as security???? How do they structure thier loans, interest rate charged, how long to repay, where to find 1 & such??? Kinda baffeled on this one, but pray for guidence & the Lord will provide it! At least the agent was excited to know I'd like to buy 5 more props. in the next 2 yrs. I think I can! Almost finished my first book....lol but I know I'm going to have to re-read them several times to fully sink in that I too can do this, gee I think I'll be good at it too! Just need to get through that first hurdel's, I sure won't choose to fall apart! But it's still scary to go out on a limb & ask a stranger for 30 to 40 thousand dollars! I did place an ad here but no hit's so far......any suggestions???
Also posted both of our 160 Acre gold minning claims "For Sale"on crgs/list today, but my computer time is limited due to work... selling these off would allow me plenty of options going foward, I know I have a workable deal w/ $$$ to be made, & put a roof over our head's....but at this point buying all cash would be my preferred way to go, it seems like the least paperwork & fastest, "But can I swing it???"....here's to improving my R.E. navigation skills, boy do I need it! Don't let me forget how Deans book really inspire us here, as you learn just how simple it can be w/guidence & expierance on your side when first attempting to do this for real.... go from sacrred-stiff, on to doing more & more deals....Thanks Dean

OK!!! We said lets go for it & we started putting some ad's(out of the blue)on crgs/lst to see what would happen. We own outright 2 gold minning claims we bought off e-bay last yr. for under 3K cash...Total. (I thought w/Gold price's going crazy...why not?) Each 1 is now 160 Acres, was 8 seprate 20/acre claims that were combined by the family that held them... to create 1, 160/acre claim. Well we bought 2 of those last Sept.
Yesterday I put a value of 25K on each 1, & put an ad to sell or trade, for home equity in a home in preforclosure in the area we're now looking to move to & live.(ye-ha & "INVEST" there too!) First thing this morning my wife says got e-mail...A guy writes & ask's; will I sell 1 of these claims on a time contract?(depends on how much diggin you plan on doing there...lol) YIPPIEEEEEEEE, you bet! I will keep you posted on the outcome. A few days ago I started trying to get info on "hard $$$ loans but no help", wanting to do an all cash deal on just the place we feel would be a great place to get started(SEE ABOVE ENTRYS), i.e. no monthly payment to deal with would be practally unbelievable to me, or at best, a cheap payment on a roof over our heads has to be our FIRST-GOAL. Last night as I drift off-2-sleep, bam it hits me. I have another 5K in an IRA that I can get my hands on in less than a weeks time. If spent to buy a home in 120 days then no penalties for early withdrawl I used this last yr. to buy my daughter & grandkids a home & also got the tax credit. With that cash, we're now up to 20K of our own... in hand, wow it just seems unreal that I am saying that, & it's actually the truth.....wow. Got to go pinch myself, as long as uncle-sam doesn't need any of my $6,250 refund I'm due(filed early so that should be here May 18-ish)then we "WILL" have a touch more than 20K ON HAND! I was going to offer the bank 30K (50% off asking)for this house on a-river that needs "ME" to help it back to it's former glory! Now if say just 1 lucky guy were to come along & buy 1 of these claims for say... even 10 thousand cash, then I won't need the loan, my best case senerieo to this point. So I would have sold a prop. I bought 6 mo. ago, that we paid $1,300 cash for, making a profit of $8,700.00....& still have another 160/acre's to sell on time if I'd like/need too....... i.e. baby-steps! OK! Just for iceing on the cake, I mentioned in my ad's, that I also have 9 other buildable smaller acreages I am willing to deal on, with an owner in pre-forclosure, so they can possably get what "They Need"... as I get what we need, sitting here... it sure feels right even though I do admit I still have the blues hopeing I can make it all work out for us......it is after all, "Our Live's, our future together" we're talking about here.
And 1 more thing I could sure use advise on please, is it wrong to sell something for what the market will bear? Is it unethical to sell something I payed $1,300 for.... for 10K or even $25,000.00 if someone is willing to pay that much???

you are really on your toes and it sounds like your mind is going a mile a minute. mine does that too at times. why would it be wrong to sell something for what the market will bear? why would it be wrong to sell something for a higher price than you paid for it? that's called business. you're in business to make money and i'm sure you want to help people too. you are allowed to make money doing something you're passionate about and for helping people. if someone is willing to pay it, why worry about it? you're on the right track and if it doesn't sell you can always keep it or lower the price. gotta think like a business person. Any help here is always welcome! It's hard to think I'm taking advantage of anyone...anytime, IT'S JUST NOT THE WAY I WORK....even though most everyone will if given the chance I spose...It's hard to be the good-guy for a lot of people, but it will be worth it when it counts....as my folk's said; if your freind's, jumped in a lake, w/a big sign that reads "Lake-o-Ca-Ca", ARE YOU GONNA JUMP IN TOO ROG? The reason I'm so agressive is we want to enjoy the place we live, we'd like to see real tree's by the road, the desert can be beautiful, but we've had too much of Las Vegas period. If I just go for it, I like to think we'll be fine. As scarry as it is FUN huh! I may drop the price to 100 per acre sell them both(can always buy or even locate my own claims) for a total of 32K, yea we can buy that lil riverview home as a jumping off point............& we WILL!

part of the mission...

hopefully is to inspire others searching thier way out of the Doom. This is the place to do it! The progres is still flowing, I have a nice 24" Jet/Ski Boat I built while working here(bought it @ the auction I run at this Co. for $700... 7 yrs. ago)...it's up for sale now too, on the best day worth 18K. Listed for $8K. & getting hits w/strong type buyers(i.e. real peeps ready to buy a boat now)I feel totally confident it will soon sell, I can always put it into next months auction & go for 5K as the starting bid. About 3 days after the next(May's) auction, our tax refund $6,250 should arive(according to i.r.s tracking website), I will get my regular paycheck that day too(my last 1 here). We start a week paid vacation this friday, Our 2'nd boat(fishin-boat) is stuffed to the top w/things to leave in storage in Ore. as will be the trk-bed. Diane will be staying behind @ a sister's home. When I return, I will have 2 weeks until Mays auction to finish prepairing the 80 or so cars for the auction on the 15'th. I need to mention the owners here have gone nut's trying to re-coup from thier losse's when they all went out & bought new, but way way overpriced homes 3 yrs. ago. While I was buying lil acrerage's here & there for like....150/200 a month thinking I'll never get ahead, but I gotta try SOMETHING. All of a sudden...due to just a lil action on my part, it now looks like we'll scrape together far more that the $$$ we need to do the all cash deal! (PINCHES-SELF>>>AGAIN) I am scared to leave my paycheck for sure, but if our(posibally...temp.) new home base is not costing me an arm & a leg... then I can reley on our skill's/smarts, God & Family to carry the day. I could have gone on permanent disabilty a long time ago according to the Dr's., but I refuse to, that would be like straight giving up to me, since I still funtion quite well Doc. I'd rather work thanks! Wow, I have an agent waiting to show us the place, & within the next mo. we should have the funds to buy & fix a new start for ourselves. I'm willing to discount any of my properties we already paid next to nothing for to gain a new view from our front door...lol, right now we live...(rent-free I remind you) 50 feet away from northbound I-15 in Vegas in the middle of town! Must be 40 to 50 thousand cars & trks. roll by our window daily. We're all up for a change!!! I've never used my G.I. Bill yet either, so yet another option for us... our final goal here is to live there for a year or 2 as we gain more confidence & knowledge... then hopefully we will put a 3 story log home in it's place from our investing profit's & own a beautiful home of our own. Just go in baby steps Rog. Selling the gold claims may have to happen but hey it's really hard to find 160 acres on 1 single claim deed, so that's a real good point for me in being able sell them as fast as I need to, to get what we want done in just a months time. Tax $$ =6,250 ...IRA= 5,000 ...boat=5,000 ...2 more paychecks=4,500....now Rog, sell 1 of those minning claims for 12,000(w/hits on ad's selling it @25K) & since no bank will even make a loan on this prop. anymore(i.e. too old & rundown for bank to insure say's the Agent), looks like I have what it's going to take to buy this place, keep in mind a relative has discribed it as still livable/fixable, so has the bank as they have it on the market, and so did the agent, he says it has lots of things that need finished...Perfect! Busy packing more goodies for the move, I really won't look back, even if we don't buy that home we have plenty of $$$ on hand,enough to pay 18 month's up front(if it were necessary for my piece-of-mind) in an apt. & still have some leftover cash or prop.-payments comming in off the sale of what we hold now, WHEWWWWWWWWWWW!

Question time...i.e. help!

some unexpected progress & the thirst for knowledge continue's....so if anyone has done or tried a similar approach to what I'm thinking might work, I'd like to hear how it went(or a deal might be structured). Got up & looked @ the lil-house I want...whoa, the bank dropped the asking price $6,000 in the last day or 2 to 50K....WOW! News you can use! Here's what I'm thinkin....I go right to the bank that owns this house, & hasn't quite been able to sell it yet(I believe it's a local area bank), & we will deposit 5K into an escrow acc. there. I will get estimates to go w/my offers, for all the work needed to make the house look like a house "should look" again. From what I've learned thus-far... & w/my const. backround, it's going to take 20K to truly bring her up to speed i.e. new rock driveway, check for water(Well-water)& sewer issues, new siding on the whole place(God it NEEDS IT!), 5 trucks of overgrown brush to haul off, stabalizing the earthen hillside behind the home w/a block wall, the front door is in... but has no trim, all the windows don't match....she needs some work for sure, & I'd imagine up to 30K to make the place sparkel in & out. Armed w/ my agent, my first offer will be 20K cash & w/having 20K or so in estimates just to rehab, maybe...just maybe they'll want to dump the dump so bad and bite hook line & sinker on our first stab-at-it! If that's not good enough, I'll offer 25K cash (now almost at our limit of $$$ on hand)....& see where that... & my rehab estmts. takes us then, I'm positive the bank will understand by this second offer I'm a serious buyer for that house,(hopefully "THE ONLY ONE!")... keep in mind it's too old to get financing on according to the bank(at least w/ a regular 20% down-pymnt.) My last choice would be to offer 30K for the house....20K cash & then turn around & ask the bank to loan me 10K, using the deeds to 3 of our land parcels as security on the 10K loan....(these 3 have a total assessed value from the respective county assesors of over 20K in total). .............. I'm not sure on this part of my stratigy???? ---------------Is that something a bank would even consider????????. ------------If I ask for a 1 yr. loan, @ 7.5% w/ a balloon payment for the balance at the end of 1 yr. it sounds like a deal a bank might go for. Having no real clue how best to work w/banks is totally frustraiting!!!....$%^&*(*&^%$#@#$%^&*()* Just reading Dean's books will have saved the day, & us a ton of $$$ if we can make this work, we'll do our best & possabaly end up with a sweet all cash deal, for a new home exactally where we'd love to be, & all for next to nothing compared to what most people in the area payed for the home they live in... next to the Mighty Rouge River!!! I understand not too many of you here probally have this ammount of readily available cash(if any), & we do understand "EXACTALY" how that feels ourself's... at 1 time that too was us! So now we meet a crossroad where our preperation & newfound REI skills, cross paths with oppertunity & a call to Action...God willing "GOOD-LUCK" will follow!


Great Ideas

you have some really good ideas. an investor in our club told us to make offers every 2 weeks or every month on a specific property until you get it, it is sold or the bank tells you to leave them alone. you can lower the amount a little each time. we have not done this yet because our world has been a bit busy, but when they can't get rid of a property....how long has the property been on the market? have there been any offers? i would take pictures to present with your offer and make your point and also a short written explanation. many times they have no idea of the condition. i would also tell them how this benefits THEM to get rid of the property and get it off their books. i would try not to use all my money because you may need it down the road for an investment property. the bank has alot more money than you do and you need to have some available to use in the near future. just my thoughts. hope it helps some.

whew....."VACATION TIME!"

leaving in the morning for the 1,200 mile run to Oregon, ya-konw I did realize that an explanation letter was prob. in order for the banker,(great thought though) we will be there monday to inspect & get bids & pics. for all the outside work, & tue. we meet the agent for the inside, & more photo's. By Thurs. I'll put together a nice package for my first offer w/some 8 X 10 pics, a letter of my intentions as a new investor in the area, work estimates to rehab, & a cashiers ck. for another $1,000 on top of the 5K we will put in that same bank tue. The area is quite well known by all the locals,(yea...that really ugly corner on the hwy.)believe me, some of these now empty haunts have been roadside stopovers for decades & the locals all knew them well when they were still doing bussness. Right across the hwy. on the river side & 100 yards up the road is still a very popular RV Campgroung on the river, that stays very very busy, it's all zoned commercial/residencial in that stretch, so I may even be able to run my tax consultanting bussness there w just a few signs on the road in front of house & my bussness lic. I see more investment directly in the same area. For sure there is some more work to do on that part of the highway... i.e. possabally for me!(or even other D/G people w/vision) There are a few more run down buildings in that same area, lol, even the 1 I had recently on this blog wondered if I could turn into a fishing lodge, seems so funny, so fitting... that it's honestly, only about 3 doors down(no pun intended there)from the house we're after...how funny is that, but another day...must get ROOF over head first! Looking so foward to those Morel Mushrooms, there up there just waiting for me to pick them! A ton of fish are migrated into the river this year already, so things are looking promising for some Salmon & Steelhead & a well deserved fabulous vacation....YUMMY. On the way home, I'll be stopping off for a day, at the Meteorite lake in Nevada(that was seen on TV recently)to do some collecting to top off this trip. Wow, well rounded & fun! We have a back-up(or 2)plans but I'm 1,100% commited to make this our new home!!! We shall soon see, if my first offer won't fly I'll just go at it harded the next couple of times until victory is ours! Would love to get into large parcels of forest in the future as things move along... 200 acres to live on sounds great!

you know where you're headed. does your mind ever stop? mine rarely does. i have had "dreams" of fixing up entire areas myself, so you may just end up doing that yourself. that would be quite a story to tell on here.

I was 2 min. from pulling into the driveway when the agent called & said it had sold. Keep on punchin to get the job done & lord willing things will come together for us. Did find some morel's & we did have a good time. Diane stayed behind to see what she can do about a job & to drive the area & write down possable houses to ck.out. (we saw a few)Have 2 agents looking for me & got a lot of info on how the banks up there work.......so the quest continues. May use my G.I.Bill to get-r-done!

have had that happen to me too. you're staying positive and still moving forward. did you ask the agent to contact you if the deal falls through? you never know....Smiling

wow!!!

it's it's been awhile since I had a working comp. & internet due to moving & such, but we are exstatic w/our results of saying we've had it with Vegas....damm the torpedos, we're just doing it! So this story has a happy ending to this point at least...& we are ready to pick-up the torch again now that we have the "Roof-over-head" thing handeled. Ok now for the "WOW" part.....we ended up smack-dab w/the Rouge River as our front yard!!!(...A HUGE deal & Dream come True for me... still pinchin myself daily too!) About 1/4 mile of view of the river from practally every window in the joint! It's a double-wide, not too old in a 55 & over park, but even with both of us being younger than 55, we still qualified w/the park as they allow 20% residents to be 45 or older. The home was very well cared for & has a huge front yard, & w/just a lil clean-up & yardwork to brighten it up, it has shined-up quite nicely, it was owned by a lil old lady who could no longer do the up-keep necessary to own a home, & was taken in by the grandkids(now grown-ups of course)who had no idea what to sell the place for, so we offered $12,000 for what they thought was absolutly worthless to them as young people & they took it right away! Did I mention that the large jetboats that the tourist ride daily(you need 2 look up "Rogue River "HELLGATE" Jetboat Trips" or the real name..."Hellgate-Excursion Jetboat Trips" online to see what I mean).... well, they zip by our new home 6 or 8 times a day, & how FUN...they do 360-spinouts w/80 smilin-riders onboard, right in front of us daily to thrill the riders....can't wait to get my boat out there for some well deserved summer-funn-&-frolic... "IF-YA-KNOW-WHAT-I-MEAN!" Wild Canada Geese run around, along w/many other types of ducks & other waterfowl all over the place here, a pair of Osprey reside just across the river, so we have seen them fishin a few times now. "WOW"....if location means anything I get the point(see pic), almost the best part is, as I look across to the far bank, all I can see is $1,000,000 & up homes....some with a far worse veiw of the actual river than we have, funny how things can turn out. Even though we have a space rental fee to the park every month, I could care less, the look I get to see out the front window... is true motivation to take it & run w/it! Another good thing.... the unit nextdoor is vacant & "UNDERPRICED FOR SURE!" I should have no trouble selling it(I got the listing agents permission), for a nice profit....if I can find a buyer for 30K, I'll pocket over $5,000! It's even a newer home than mine, but it's the view that will chinch the deal I'm sure. The agent is only advertising it locally, but I know better than that, I will be listing it tomorrow on craigs list in several big city's where I know people would want to get away from(if they have any sence anyway lol)when retirement comes along & we'll just see what happens.........."bet ya I sell it!"

time to move-along........

So we have gotten settled into some sort of normal life again, bout-time I'd say. Haven't had time to do anything but juggle things & hoped they all land in the right order, but here's the skinny version. We came from living next to a freeway that was 50 feet away @ 50,000 cars per day rollin by, to a Riverbank mobile home park that's more like a nicely wooded campgroung complete w/ hundereds of outdoor friends & Throphy Trout & Salmon fishing in my front yard to boot! Way! ....got to admit we still are pinching ourself's daily & ill be for yrs! We always loved being outdoors & camping anyway, so it just seemed fitting. We said yes to the agent fast enough to make his head spin when I saw the place only 3 words could come out of my mouth, "I'll take it, I'll take it, I'll TAKE IT NOW!" The River is 150 feet away from the front porch & about 40 to 50 feet below the home's level, so we feel very safe, the only small dam within 70 miles of river above us, is at this moment being removed to help restore the wild Salmon habitat, but no worries there it's only built @ less than 20 feet high or so.
Had a death in my family, & my wifes parent is now in hospice, no more needs be said. Tough times & got to stand up & get some cash-flow going now ASAP to stay on top of paying for life, I filed for unemployment & disability Ins.(because I'm disabled), don't know if I'll get unemployment because of leaving my job, hopefully leaving for medical issues is allowed, disability fillings take 6 months or longer sometimes & even though we spent 95% of the cash we had been lucky enough to throw together.........we better sell something we own because once you enter the toilet in life it too tough to have to climb back out for lot's of folks.....& usually you know what's gonna happen next, someone will come along & have a seat & pow............you're hit with-it again, but wait for it cuz here comes the "flush"! Don't wanna be that guy!
Now I begin, 1. looking for a new neighbor & will start w/an ad here @ D/G, not trying to make a fortune on 1 deal, but getting a like minded neighbor if possable, would be most preferred(ask for the Universe & settle for a star or 2)! #2 make my next step in Real Estate by finding (if nothing else) a "BUYER" for the empty unit nextdoor to mine & I'll be able to gain a small profit for helping the owner sell it. #3 move along to the next deal I can do! Our wishes, hopes & prayers are here for everyone to have continued success!!! Look for my ad beginning today!


how Funny how well the Lord works!

Found out a week or so ago that the $1,000,000 home directly across the river from us just happens to be the owner of "Hellgate Excursions" Boat Co. .....hummmmm, so that's why these tourist boats full of 80 people conatantly do 360's spinouts in front of our home & soak the passengers, then the rafter's wait for the boats to slow down & then attack w/ super-soakers how fun, I need to go rafting soon! I haven't seen the baby Buck lately but he's still cruzin around @ nite & eating apples off a tree out front that was here when we moved in, Nature is so darn KOOL! The newest find was that we kept hearing a feeder stream/creek running but couldn't quite see it from the porch but I found where it runs into the river a few hundered yards west of us, I'll be a son of a gun, ....it's named "Allen Creek"...........unbelievable, but the Lord landed us right where he wanted us & that's all there is to it! Now, ""having confidence works"" is 1 of my lil daily affirmations, but always remember, "FAITH HAS NO REPLACMENT!!!" Tonite heard a few slaps of a tail as I was sitting here, the Otter's are also active & chirppin-away as they have thier fun..........WOW I can't even belive it, yet & we've been here 2 months now ....(speachless.................................
