Well today we took action!! We placed flyers around town, and got excited about taking that first step. We are determined not to let ANYTHING get in our way, as we not only want to be successful, but we NEED to be. I check in on the web site daily and pick up a lot of useful info. Can someone give me pointers on how to assign a deal? I'm looking to acquire my down pmt money to purchase. Also, where is the best place to find lease options? Should I simply ask the owners trying to rent their properties if they're interested in doing a lease option?

Hi Jan, thanks for your response and encouragement. Haven't had a lot of response just yet to the flyers we put out, but we are not sitting around just waiting for the phone to ring. We have been driving around, sizing up the different neighborhoods and looking for preforeclosures. We are without funds right now (BROKE)so the best way for us is lease/option. I inquired about the Success Academy,but we cannot do that right now. We are just trying to do everything the books say. I am going to look into a REI club around here and see if we can learn anything from the folks there. I will keep you posted as to our progress. Thanks again for your encouragement.

Have you tried placing an ad looking for motivated sellers in some local throwaway newspapers, like PennySaver? I think they're free. And of course, craigslist is a great place to post ads.
What I like to do when I'm driving neighborhoods is to always be sure to have my camera with me. If I find a distressed property, I hop out and take pictures from as many different angles as possible. The best time to do this is early mornings on the weekend since there aren't too many people out yet who otherwise might be wondering what the heck you're up to. Then I fill out a sheet on the prop with address (of course) and then stuff I can figure out from the street. Approximate size of house/lot, condition of roof, siding, garage door, ac unit, windows, etc. This helps with running the numbers once you get back home since you'll have some idea of how much will need to go into repairs/upgrades/replacements. If it's empty, great! Take a peek in the windows if you can and make a list of what is going on inside. Paint is pretty much a given. Check out the flooring, walls (for cracks and holes), get a room count, etc. Another good reason to go early in the morning if you do end up with a chance to look in the windows.
Then when you get home, run your comps. If the numbers look good, go ahead and contact the owner to see if s/he is interested in selling.
I really do think it is beyond wonderful that you and Bill are embarking on this journey. I believe the vast majority of people simply accept what their life is and trudge through till the end, especially when they near their retirement years. But you know you want something better and are going for it. And once this takes off, I bet you two will be having so much fun that the word retirement will never even enter your minds. I mean, why quit something you enjoy doing just because you hit a certain number? I find that RE fills me with an energy and excitement that I've rarely experienced before and I really don't see ever giving it up.

Thanks everyone for the above comments. Cindy, thank you for your information. We met yesterday with a realtor who has had his business sort of collapse to the point where he also has to work as a policeman in a local town. We knew him because he sold a home for us a few years back. Of course, he seemed to be very receptive, and we had a really good meeting. I studied everything again that was in the book, so we would know just what to ask. Whether on not he agrees to come on board as part of our team, we feel like we made progress and were not afraid to step out there. I guess you could say we are proud of ourselves for not letting fear get in our way. Thanks again to everyone who takes time to respond to my journal.....we read and really take to heart all information and encouragement that is so generously given. More later!!!
