Ok, So this is my first journal posting. I have just ordered Dean's book first thing this morning then found this website on the internet and have been doing a ton of research. I need to make about $1000 by the July 5th. I hope that I can make it happen. I know that it is a long shot but I need to do it or we are going to lose our home and we just rent. It is so hard when you have four little ones that are counting on you and I am tired of this. My first goal is to make enough that we do not lose our house and it is for sale on the market as a foreclosure due to the landlord loosing it. We want to buy it but have horrible credit and not enough income. Stress stress, and more stress! Any advice would be greatly appreciated!

Don't provide the full address, but give a description of the place, area, comps(comparables), not trying to insult you, some people don't know what that is, and go from there

If someone puts in an offer you may just have your money right there.

The problem is that it is not my house. I want to buy it but Fannie Mae owns it at the moment. They have lowered the asking price by $10,00 already and I don't want someone to buy it out from under me. It is a single story ranch house, 4 bd 2 bath 1800 sqft

could you afford to keep living in it if they gave you a month or so to get your stuff situated???

My point is if someone on here purchased it and you want to stay there, i'm sure they'd work with you and let you stay in if you continue to pay and on time

I am sure that we could. We need the payments to stay about $550. The asking price for the house is $62,900 right now. The payments would be pretty cheap for who ever bought the house and that is what I am trying to do. I have been trying to find someone that would buy the house for us and let us do a lease with option to buy. That way we could get situated. But the house is in need of a lot of repair little things but a lot of little things. If someone would be interested in doing this for me without really taking advantage of me it would be so awesome. I am tired of worrying about where we would go if we lost it considering that we have no savings anymore and with four children it is a lot to worry about and has put so much strain on our marriage and everything.

The bad thing is that I do not understand why Fannie Mae will not sell it to us because we have been here for almost 2 1/2 years paying way more than the payments would be but they will not sell it to us. I want to learn how to talk to them and how to find out who to talk to.

That might make things go faster with the process.

Also anyone that is interested get them the owners info so they can speak and get the matter expedited

That would be fine with me, just PM me if anyone is interested. In the meantime I am going to keep looking. I mean they have to work with us eventually or take a huge loss on the property. I am trying to figure out how to get them to finance it and give us like two months with no money down. I don't know if they will but with our credit being bad, not that it is horrible my husband is only two points away from having the score that they want. But they said that with his score we need more income. I am hoping with this I can get that done. I want to have this home bought within the next two months somehow.

Small town banks

If you are that close on your credit score and have been paying for two years you might want to try a small town banks, they tend to work with a person a lot easy.

I have tried but they said with our income that they couldn't work with that score that we need to be making over $2000. We are trying but so close but so far away. That is why I want to get these books so bad so that I can get up the money to pay our bills and save some up to have a good down payment so that they will want to work with us. But us having no money down is a major thing too.


Journal post

Ok so it's Monday and I have received Dean's books on Thursday. I couldn't seem to put it down it Friday. It is a great book with great ideas. I am just worried that they are not going to work for me. I keep trying to think positive but I can't help but think that this is not going to work. My husband isn't exactly on board with the idea simply because of the way that our luck goes. But I have to make this work! I have to there is no other option at this point.


A little insight please!

I know that the worst someone can say is no but I would like a little insight on the email that I am sending to the real estate agent on the house that we are living in. Here is the email:

Dear Mrs. Hohenstein:

I would like you to propose this offer to Fannie Mae for the house that is located at 324 Castleman Road (aka 320 Castleman Road), Carrollton, GA 30116.

I know that Fannie Mae is the practice of making money and not holding homes. With this house being our home and the place that we want to continue to raise our four children. I propose this offer in the best way that I know of to make the home ours and for Fannie Mae to still make their money and not have to hold the house indefinitely while people are looking for something else. I propose that Fannie Mae allow us to make payments to purchase the house through them with an interest rate. (see attached chart.) We will pay the asking price of $62,900 on the condition that they carry the loan until either we can acquire one from another bank or pay it off out right. We also agree to pay an interest rate on the loan of 4.5%. With the insurance and property tax rolled into the monthly payments as well.
The house is in need of some repair such as carpets, cabinets, appliances, front porch railings, painting, mold on the bathroom cabinets that need to be replaced because of the water damage. We are willing to deal with and fix these problems. They do not affect our desire for this home. The only other negotiation that we would like for Fannie Mae to do is to pay the closing costs (if any) and the real estate commission to Mrs. Hohenstein for doing such a wonderful job and being considerate to our family in this terrible time.
I hope that this seems like as good a proposal to Fannie Mae as it would be to our family. It would allow Fannie Mae to not have to carry the property any more as well as give my family a place to live. Fannie Mae will also not have to lower the asking price further and also gain the interest off of the property resulting in an additional $51,832.
Please contact me with changes that can be made. My family really wants to stay living in this home so we are definitely open for negotiation to make this sale happen as quickly as possible.

I did include a payment schedule that I used from the tools on this website showing the payments and how much and how much extra they will get. The only thing is that they lowered the asking price again this morning when I already sent the email to the agent. What I want to know is if this email made sense to you and if I am on the right track in making the offer. I need to save my home first before I can move onto doing other homes.

I made my first offer on our house last week. I emailed it to the broker and she would not send it saying that they would not accept it. I told her that if she didn't send it that I would contact them directly and submit my offer that way. I guess she realized that if I did that they would realize that she is not doing her job. So she did submit it today yay! Lets see how long it takes to get an answer. I hope that it is an acceptance. I really hope that it doesn't take that long to get either. I am a nervous wreck.
