I did it My 1st deal!!

I had set my goals to do my very first deal with in the first 90 days of joining the Success Academy. I made it by the skin of my teeth you could say I was just 2 days from the 90 days.

But, the great thing is that I met my goal. I found this house and put it under contract on August 18th and had it under contract for sale on September 20th. We just closed on the deal on the 23rd and walked away with a profit of $10,400.00. Not bad I say for the first one.

What really make me happy is that I sold it to a young man who is going to rehab it for himself and his fiancé’ and he is really excited because he will be able to rehab it and have about 30K in equity when he is finished with.

Now I’m looking for my 2nd deal, I already have a couple in the pipe line and I’m hoping to do another deal in October, hopefully it will be as good as my first.

I’ve set my goal to have 4 deals accomplished by December 31st.

Joining the Success Academy was the best investment I’ve made just know that I can call them and have all my questions answered is worth every penny.

If you’re still thinking about it call them they probably have a program that can help you I know it’s helped me.

Thanks for sharing the details on your first deal. Awesome. I really liked how you worked so hard on marketing that home after you had the agreement with the homeowner. Looks like you were willing to try everything imaginable to get that property sold! Great Job!

Joining The Crowd To Congratulate You On Your First Deal!

Thank you for sharing the process of making the first deal. It is very inspiring to me and I believe for all yet-to-do-one-deal crowd out there. It has bolstered my confidence.

I have read books, especially Dean's Book, stayed on this site many times for inspiring stories like yours. I am yet to do my first deal yet. But I have the confidence that this is do-able but at the same time, I have fears of moving ahead. I have a process of getting the owners of properties to contact me but many times, because of fears, I have not proceed. I always have fears that I might not know what to do. I always wish I have someone to hold my hand.

Right now, I can only hope to do one deal or two to get into the Success Academy, because of my financial situations. But getting into the Academy is my GOAL and I am sure I will reach it.

Your story has made me hope that IT IS POSSIBLE.

I REALLY want to thank all of you for the good words. That's what is so great about being part of this group.

One of the things that seams to resonate among many on this site is that they too are working on getting their first deal but it seams that fear is holding them back. I know exactly what you mean, because I too was afraid, but I realized that fear was keeping me from progressing, I had the knowledge to move forward but I was just plain scared! That's why it took me so long. But I realized that fear was keeping me from making the money that I needed and wanted to make. When I just started to take the baby steps I realized that this was not as difficult or scary as I thought. So I did what Dean suggested, make a list of what I want to accomplish "TODAY". Now that should have been easy for me because I have always made a list of what needs to be done today so I make sure that it gets done. But you know what I realized, even then, that I would do the difficult things last, and most of the time they didn't get done or at least they got done in part. So know I make my list and start with the difficult things and get them done 100% and then move on to the other things. You know what I found? That once I got the difficult things done the other things got done a lot faster. I guess, subconsciously, that the difficult things were on my mind and it slowed me down so that I didn't really get to them or had an excuse for not completing them.

Well I'll have to finish this later I have to run.

What site are you referring to when you said property appraisers web site?

The Property

The property is located on the north side of Jacksonville, Fl. It's not in a subdivision of any sort. It's just on a main road next to and near some subdivisions and nicer homes. What I'm looking for now is homes in older subdivisions that may be vacant. I have already found various and I am sending out my letters to them to see if I can find a deal.

I'll probably start a new string on this blog about it as it progresses.

Property Apprasier

Here in Jacksonville, Fl the Property Appraiser has a full service web site. I can look up allot of information on any given property as long as I have the Parcel #. One of the main things is that I can find out who the owner is and in many cases I can find out who is paying the taxes so that I can start to send out letters to him/her.

How do you get the parcel number?

Parcel Number

The way I do it is I input the address into Zillow.com when I have the actual property up I look down the left side and see all the stat's on the property there is a link that say "more facts" I click on that and on that page I find the parcel # a couple of lines under the legal description.

The totalview web site sometime has it listed as the APN #.
