I have had the worst luck in the last week. From trying to find a job in AZ, to over-contacting 3 people in the investing business (and scaring them) to not contact me ever again. I feel so bad, too. How can I fix this?

I guess I am nervous about talking to sellers, any potential buyers, and really trying to get 1 deal done or a job since I have bills to pay along with child support. I know this isn't the typical positive journal entry, or a positive one, but It should get better. Thank you for listening to me. I shall continue with updates, hopefully positive as I am feeling a little in the gutters recently.

I was just thinking of you. You mention that you have an A-team in Idaho ready to go. It seems to me if you have a solid, reliable team ready to rock it, then go for it. They know the market. They can make things happen there for you. If you do your due diligence and you trust them, it could be a win-win for everybody because when you get paid, they get paid. You could be a positive catalyst that could affect a lot of lives. They could be waiting for your input to get things rolling. I think you can be that catalyst. This is the theme over and over here with the DG family. Build your team and help them do their job so everyone gets paid.

I think my next idea is to find a few wholesalers in each of these areas who have deals & they're willing to work together on some deals. I already have a great partner & teams in Boise & Lexington.

You've got a good point, there. I'm not sure how motivated they really are, even though a majority of my offers have been made thru them before & they were willing to give me a shot on a few more offers. Almost 2 years ago, I was shooting offers on homes left & right. Either they all came back rejected, laughed at my low offers, or 1 woulda went thru had I come up another couple thousand bucks. We were all excited, until we got the bad news on that 1, but you live & learn, right? I'm not on thin ice with them yet, but, close. We'll see... I put out maybe 17 offers or so thru them. The market was on the uprise then & if you didn't act fast, properties were gone in a flash.. So, if I could get over the hump & knock their socks off, I'd do it in a heartbeat. Smiling

Believe it or not.....

Believe it or not..... You,and all those who have posted journals and like myself (which will post my own in the week to come in) who constantly comment with either inspiration or notes Dean and our DG family make in respect to real estate investing have great leaps forward, there is a reason why we come back to DG . Com because we believe in ourselves, we believe in changing for the better(for our family's,friends and then the community at large) remember that each day you feel your getting close but not over the hurdles set in front of you is a day you are taking the lead in your own back yard.... Every time you come on DG . Com look at the number of users and guest the guest trumps the users by far, and then see your name as the list of users online you already took a giant step forward and you took another by comments, you are moving forward....... Jen Gray said something recently ( I am paraphrasing). Are you staying busy or are you being productive? To meet your goals.......

What's 1 of my goals now that I'm returning? Start building my crew of agent(s), cash buyers, rehabbers, etc. here in the Pinal County area & branch out from there. Once I master this area & do a few deals, I might revisit the Boise market. What's 1 great result that comes from completing a deal? Local name recognition. Smiling

And then there is the mindset. Dallas, this isn't something that you can pop in and out and "Try".You have to make up your mind that you are going to do it, no matter what! You will just keep going! Are you staying busy or are you being productive to meet your goals? I never thought of it that way. To answer that question, I'm off to a good start, though. Smiling

I got what I asked for from the new AZ real estate agent, today. In fact, for the cash solds, he sent me a separate list for each city, and I'm setup with active listing filters, too. If things go ok, I should have the $500 earnest to do a deal sooner than I thought, which is great. The things we do to sacrifice for our success, right?

I called my agent up in Boise this afternoon, too. They joined up with Century21 from the small company they were before. Hopefully, we'll get rolling there, soon! Since I'm remotely wholesaling from Arizona, I'd like to somehow connect with some wholesalers from Boise to JV (partner) with on any deals they have. What'd be the best way to go about doing this?


I am......

I am not sure of the best method of transportation out where you live (Arizona I believe ) but here in New York we have several options that may be available in your area as well

1) a car weather it is your personal vehicle, a friends car and/or a rental car and get you going
2) a car service (taxi's) or public transportation
3) you can also use craigslist to find wholesalers but be careful

Century 21 is a big real estate player here in NY so I am pretty sure that agents inventory greatly increased from your area

And I can't take credit for the part of are you staying busy or productive that is what Jen Gray mentioned

A new Idaho realtor

It looks unfortunate, but I may have to get a new realtor for Boise. I've been speaking to 1 over email who's a local investor as well. If this pans out, it would be my 1st realtor/investor I've had on any of my teams.

On a side note, I've been bound & determined to finish compiling my cash buyer list for pinal county. It looks like I got more than I bargained for. I'm about 3/4 of the way thru my buyers list for "Florence" alone. I still have Coolidge, Casa Grande, & the biggest 1, San Tan Valley to go thru. Am I gna wait 'til the entire list is done to mail letters? No. I'm guessing there's another 195+ potential buyers I can add to my initial mailing list, bringing it to more than 300. Cas sales in the last 3 to 6 months. I'm noticing a decent chunk of them are "non-primary residences" & a few owner occupied residences. That won't stop me from sending them a buyer letter, either. Why? You never know if they invest in real estate, or if they have the funds to. I know it maybbe a wastee Vo stamps, but it's a risk I'm willing to take. I'm also starting to notice where the major hotspot are in my local town. On each sold listing, after I lookup their mailing address on the assessor's site, I lookup their name to see if they own any other rentals or homes. If they do, I add those homes to my list. Then, I can get a better picture of their price range & where they're buying. 1 good thing about these cash sold filters is they update daily everytime there's a new listing that sold for cash. It's time consuming to jump back & forth between the listing & the tax assessor info, but I the end, it'll be worth it.

I finally got to read part of Dean's new "Student Secrets Revealed" book yesterday, getting thru about 70pgs. It's got some grewt ideas I've never thought of. 1 was on including something to put in your buyer letter tonget a better response rate. I'm not an extreme couponer, though. If Ibcould come up with some things to put in it, I'm willing to try it. Now, I need to brush up on the "30 days to Real estate cash" book... Smiling

Dean's latest weekly wisdom - stock market

Everything he said made sense, today. I don't have funds anywhere in the stock market, but having your $ in it is alot like riding a bumpy roller coaster at any theme park or like the time it takes to raise a credit score. Stocks will always be there, but they'll always be a risky purchase to make. I don't know if it was just me or what, but it felt like Dean was trying to tell me to get my cash sold spreadsheet don for my county, so I can start mailing buyer letters & getting on with d4d & getting things in order. I found 4 interesting vacant homes in my local city already. Time to investigate these & see what I can do.

My next plan of attack is to email or call all the "We buy houses" ads on Cl in each area of Az & Idaho & find out which ones are wholesalers & which are real buyers.

My next question is what's the best way to ask an agent you just got a cash sold list from to get you an expired listing list? I'm also wondering if there's a way I can either find a pre-nod or nod list or absentee owner and/or probate list either online from the county website or in person & how you could go about getting it. My next goal is to get my buyer letters for AZ mailed out soon, so I can start my list & start putting out these bandit signs that've been sitting in the box untouched for a yr.

Since I'm bound & determined to do a 2nd deal, thanks to a wholesale buyer, I may have a good condo in Boise to work with. The best thing? It's not listed, I might have some feet on the ground & I have something to go to my buyers about. We'll see what happens! Laughing out loud

My heart & brain are in it to win it... I think about REI daily & know the feeling & effect it has when things fall into place, deals go through & you start getting paid. Once you start THINKING about rei, it never goes away. I'm starting to realize if I get tired of not doing enough, things will start changing. Stay tuned!

Overpriced Condo, other potential leads & a New Idaho Agent!

That condo was overpriced by $39k & it wasn't that great of a cap rate at 7.5% on a vacant condo that needs a shower addition & new counters.

I'm reposting what I posted in the Cashflow Investment Club on Facebook a few minutes ago:

"What's 1 of the best feelings in the world? When you find a buy & flip investor, who became a realtor 2yrs. ago & you find an agent that understands what you're doing. She's also a lic. contractor ~ Whether it's a good thing or not, time will tell. The only problem? She doesn't think $500 em for serious offers off the MLS will turn heads in Boise. It's been a competitive market for a while there, but I know deals are there ~ You have to act fast enough. I was close on a couple deals a couple years ago, there. I'm in the process of sifting through some off market properties there, soon. Yeah! There's my hoorah for the day."

I've been trying to talk to this realtor gal all week, but bc of work & a 1hr. time difference, I couldn't 'til after work today. It was 1 of the best calls with an agent I've had in a long time. If I can get creative & work past the EM issue, I'll be good for mls deals. Like I said the other day, I've got someone in Boise now who's willing to JV & be my eys & ears there. My Boise buyers list has been ready to go ever since I got everyone on board a while back. Now, it's time to try a little creativity & bring in those deals!

AZ buyers list & a basic update

I got all the Florence & Coolidge cash solds down on my spreadsheet. I need to work on Casa Grande & San Tan Valley. Last night, I replied to a couple old buyers who replied to a mass email I sent out a few years ago. I also need to reply to a LinkedIn contact who told me they buy homes in Arizona, too. I added a wholesaler in Mesa to my buyers list this week, too. We'll see what happens next, then. Smiling

Ok, I spoke with my new wholesaler/boots on the ground partner today in Boise & he's on board.

1 door closes & another opens

Thank goodness for lifesavers... I'm NOW ready to take on the market in Boise, head on. It's about time, too. 1 small financial door closed, and another I never expected opened in the same day. It's great, because I needed this.


Looking back

I know people tell you to never look back. But, I do, bc it tells my journey in real estate from when I 1st started. I've got 2 potential Arizona buyers that might be on board without mailing them a yellow letter. Another wholesaler or buyer # I can call off a bandit sign in San Tan Valley/Queen Creek, too.

Thanks for your support, Walt! We all will make it, whether were newbies or not. Why? Because I believe in the power of an online family & because I know we can do it.

And, it's about time it's kicked in, too. Smiling I've felt for a while that it's about time to shine & flap some wings. For me, "Doing it scared" has taken on a new meaning... The sec. you get 'er done & do it, there's a sigh of relief. You have to get over yourself, your nerves & do it. Because if you don't, you'll be waiting to do it for the rest of your life 'til you do.

I posted this a few minutes ago on Facebook, but I found it fitting enough to update my journal. So, here it is:

"My agent sent me a pocket listed deal.. Wha...?? It won't make a lot of $ like I wanted, but I can present it to all of my buyers, not just some. The other problem? The seller won't negotiate from a firm price, the rehab is around $45k & there's no garage & the seller wants a super FAST cash closing by next weekend. It's a TIGHT spread, but it might have potential since it's in a desirable part of Boise. She even sent me a video, too. My agent is a investor-turned agent. It's great , because she's a lic. contractor as well. It sounds like she's catching on quick to my criteria ~ I love it."

So, this weekend (Tomorrow), my plan is to pitch this deal to all of my cash buyers in Boise... If it can make a couple grand or so & get my name out there like it did in Lexington, that's awesome.

Last realtor gave up

I thought I had a pretty good agent, until I told her some things were WRONG when I put in 1 offer a month after talking with her, and seeing the 1st purchase contract. My face was like: Shocked ... The purchase agreement had me as buying the property with financing, increased purchase price by $20-$30k, included $20k down payment/emd at closing, didn't have "and/or assigns" after the purchaser (me)... After I mentioned the errors & trying to call her 1 time, she never got back to me. However, I keep getting mls filters daily from her, which is great for Boise. I had filters setup from her & everything. It don't make sense, bc she was a part of the investor group in Boise, was an investor most of her life & an agent for a couple years. I guess it's her loss.

Fast forward to now, I have an interesting business relationship with the newer agent. I have yet to see filters from him or a couple things I've asked for, BUT I have accepted offer on an MLS property, today! He's also trying to get me to act on a couple other properties. He's not "officially" my agent on paper yet as it states on all the purchase agreements. He studied from "Rich Dad, Poor Dad" & knows what I'm doing, which is good. I hope he sticks with me. Smiling

As a result of all this, I will have deal #2 completed (If all goes good) and maybe deal #3 and/or #4 in the works for Boise. I didn't plan for all this, but it just started happening a few days ago of researching properties. Yes, they're on the MLS & not FSBO. I now some people there have told me Flipping or wholesaling there is dying or ain't there & most homeowners want either retail price or more than retail, even if they are motivated sellers. I'm beyond excited right now, too. Smiling

You're right! I've been through up & downs lately, but I've never turned around so quick as I have. I think I've developed a "NEVER give up", "NEVER surrender", "NEVER say die", "NEVER give in" attitude lately. I'm pulling for this... it's time to shine!

Update - Short lived victory

I wish I could say deal #2 was closing. I worked hard on this what I thought was a deal. Had I known previously who the builder was (Low quality home builder), I would've steered clear of this home. The listing didn't say who the builder was, & my agent couldn't answer that question. None of my buyers wanted it. It took 1 of 'em to the end of my 2 week inspection period to give me his thoughts about the home earlier tonight.

The good thing is I got a couple new potential buyers to add to my list, 1 buyer and another wholesaler in the Phoenix area, and another buyer or 2 in Boise. You live & learn... On to the next 2nd deal. Smiling

Mail out buyer letters & get hopping on my buyers list for Arizona ~ That's what's next. After that, find a good property & get it under contract. I have a couple vacant homes here in my hometown I may send letters to. Other than my AZ buyers list, I need to put out my bandit signs & see what I can come up with.

He's not "officially" my agent on paper yet as it states on all the purchase agreements. He studied from "Rich Dad, Poor Dad" & knows what I'm doing, which is good. I hope he sticks with me. Smiling

As a result of all this, I will have deal #2 completed (If all goes good) and maybe deal #3 and/or #4 in the works for Boise. I didn't plan for all this, but it just started happening a few days ago of researching properties. Yes, they're on the MLS & not FSBO. I now some people there have told me Flipping or wholesaling there is dying or ain't there & most homeowners want either retail price or more than retail, even if they are motivated sellers. I'm beyond excited right now, too. Smiling
