DC's Journey To 39 Transactions

The closing lasted 10 mins, because it was cash. I originally spoke with a local investor whose rates and fees were through the roof. So, I started to tell people that I am buying and flipping properties now, and I'm always looking for More Investors. Then, I found a gent who removed his money from an annuity (paying less than 1%) and loaned it to me for 6%.

I plan to flip his money twice this month!!

I also, for the same seller, left a $1k earnest money check with the same attorney to lock up the 2nd REO property. They have only given me until 2/19 to close, but I already have an investor offering me $98k for this one. (I got it for $85k)Smiling

This is a great start for me. I'm really excited!

Well, I've spent the last several days doing numbers on properties, and finding better prices on supplies. I'll be submitting fresh offers the beginning of the week. I have an investor that wants to get more of his money moving quickly. So my goal is to get him tied down with at least 3 more properties next month.

Have been out of the loop

Have been out of the loop for a minute, but picking back up the pace this week. I'm up early this morning to hit the courthouse, after getting the kids off to school. Cash buyers is what I'm looking for. I've found a few more. (I think) But I want to make sure. Also, today is another home inspection day for my main buyer. Also, I think I'll list a property today instead of wholesaling it.

Finding more buyers and properties!

Alot of people spend soooo much time trying to find buyers in the wrong areas. I figured that I'd share a secret, that's not really a secret. BUT it's over looked. Look In The Yellow Pages!! I just called and found an investor that's had to go back and take a job for personal reasons, but he has 12 properties on hand. (cashflow is small) He's trying to wholesale to get back on top, until he gets a few more flips back under his belt. Meantime, I'm on the way to look at one that's 7mins from me. He's willing to just assign it over, because he can't stay on top of everything anymore and work. It has $30K equity in it, and it's cashflowing with tenants who are paying. He took over payments from another investor who gave up on a relative and let this guy have take the property at cost with the 1st mortgage still in tact. He's just been making the payments from the rent every month.

You just never know where you'll find deals. So we must leave no stones un-turned. While we're so busy trying to advertise, let's not forget to look in obvious places for theirs.... Smiling

Submitting Offers

It's been a challenge keeping this journal up and staying on top of daily activities. I've been spending alot of extra time getting a property ready for sale, and walking through other properties as well. I'm currently waiting for a few pocket listings to come up, so that I can snatch them. I think I may be a week away from one I viewed last month.

I'm also still seeking more private money. So, I've started to put together an automated marketing program. It's taking some time to think out, because it has to be done just right to not violate SEC rules.

I've also submitted several offers on properties and waiting for them to be accepted or countered.

On the way out now to look

On the way out now to look at a property that I didn't have time to view yesterday. I was actually in this home years ago. I did a mortgage for someone that I tried to talk into doing just a rate and term (dropping the interest rate) instead of doing a cashout for her hubby. (who left approx. 2wks after getting the cash)

Anyway, it's a nice home that I hope to get. I could retail it very quickly..

Wow, Time flies When You're

Wow, Time flies When You're Working!! Smiling I didn't realize it had been this long. I've been working on getting a property sold. Someone went under the home and cut all of the wires. They wanted the copper.... Anyway, I've been over there a few hours per day doing something to it to enhance it, and scare off the thieves. It's sad, because this is in a nice area. Anyway, I'm off to do more repairs right now, or shall I say oversee repairs. Eye-wink

I've been sending in offers on other homes, but things have slowed a little. I hope to have a few more this month.

It's been a while since I've logged in, but things are going great. I had another investor approach me this morning about using their money. They have $50k they would like to invest. I have no idea why they contacted me about this, as is, they saw no advertisement, but we are rolling with it.

Properties have slowed just a bit, but so have it. I'm starting to send in more offers again this week. I have one property that we picked up over a month ago, that we now have a lot of buyers for. Eye-wink
