I just got a call from a real estate broker saying that you can not make any type of commision of property if your are not licensed. Is this true? If not, How do I need to go about it.

Not True. You don't need license for now, maybe later, you will need it. Choose an agent who is REI/Wholesaler friendly. Blessings to all. LA

You cannot get a commission.
It would have to be called a consultation fee or finders fee.
As a real estate agent, you'll get bad advice from people who don't know anything about investing. Don't listen to professionals!! They live in a world of representing sellers and buyers in which you DO need license.
You are not representing anyone!! You are finding deals, putting them under a 'contract to buy'(usually an offer to purchase). Then selling that contract for a 'fee'. This is not a commission, it's a profit!
Or if you trust a buyer, simply refer them to the deal and charge them a "finder's fee, consultant fee, referral fee" whatever you wish to call it.

I Agree & its True Take it from Me I've even had RE Agents tell me I couldn't Assign Properties in which I new was A load Of BS .
The other thing is Your not Representing anyone your not Representing yourself as A Broker Nor A RE Agent , Your are Simply A Dang Investor That means you do not need A License to get A Profit , You simply go & Find A Finders Fee Form & give it to your Clients to do business with .
These Real Estate agents will tell you anything to try to keep The money in their own Pockets .

You do not need a license to bird dog. You are not making a commission off of the property but simply getting a fee for your services. You are actively searching for a property, taking the time out of your life to find a great deal for an investor and you should be compensated for your time.
You are not selling properties just passing along information on properties and getting compensated for your time!
Next time a Broker calls simply tell him that you are aware of the rules thanks for calling!

Sorry, Didn't mean to bash any real estate agents on here. I am one.
Truth is agents and investors have complete different mindsets. They can be great sources for leads and market knowledge, if they're experienced, and can sign you up with property updates, and leverage your time by making offers. Also handle paperwork and marketing when you begin to buy on your own. They just have guidelines they follow from their brokers and NAR associations. None of what they learned from school or training is what you'll learn here.
Just be sure your investing strategies comes from investor mindsets and not agents.

My firm mostly deals with cash investors(non-transactional funding)
In the last three years, i've made my living from only 5 end users. The rest have been investors who have cash in the bank and were able to close in 5-7 business days.
Depending on your locale and clientele, not everything works for all.
All that you are doing is:
"Hey Investor, I believe there's a property over there that you may be interested in."
If your investor closes on that property, your agreement with the investor should grant you a fixed sum of money.
You're just looking for houses that your investor(s) are looking for. You're bringing awareness of the property to the investor and then getting out of the way of the investor and seller.
The more thorough the question, the more thorough the answer.
