Hi my Dean friends how should we tell our seller that we will be assigning their contract to another buyer for a fee? to their knowledge they think we are buying the property

You should Have told them from the start.Now Its going to be hard to tell them..After you tell them You Have to Make sure you sell their Property


Just tell them that you work

Just tell them that you work with a group of buyers. That way, when you're not at the closing table, they are not surprised. Hope this helps! Smiling

I usually start my conversation by saying that "I am an investor and here to help solve their housing problem. Sometimes I buy the properties myself or I have a list of other investors who will buy them if I don't. The good news is, whether I buy it or someone else buys it, I get paid buy the buyer so you will be getting the price we agree upon no matter who closes."
I find that that tells them what's going on and puts them at ease because no matter what, you are the solution. Once you see the relief in their eyes or tone in their voice, you ask if they have a problem with you doing this. It shows concern on your part that the seller is not being bamboozled or being taken advantage of.

Just remember, as Dean says, "Be transparent." It will make things easier in the end.

Thanks everyone for the advice that i was given today. We know that we should have been upfront with the seller the day we met up with them but we were very nervous for many reason also the seller was a real estate agent and had way more experience. This is our frist deal...Andy we will be sure to use what you said the next time thanks everyone

Dont let anyone Bully you.Just cuz they are a AGent dont mean anything.They put their pants on the same way as you do

...doesn't mean that they know it all. The big thing is that as an agent, they should already know that it is more important that the deal gets closed and not who and/or how it gets closed. They know (or should know) how investors work. Treat them like you would treat everybody else...Be Transparent. As I said before, if the agent knows you are going to get the deal closed one way or the other, it shouldn't matter. Be aware of the fact that agents are on the lookout for and are trained to avoid time wasters. Be sure to include in your presentation that you are not there to waste there time. You are there to do business.
Don't forget, as a trained investor, you can find out how much the agent paid for their deal. Your knowledge of his/her purchase can help in your negotiations as well.

Just let them know that you

Just let them know that you have and/or assigns in the agreement because you may keep this for yourself or you may sell it to one of your investors which is good business. And, let them know that nothing else in the agreement will change.
