2011 SEND ME AWAY WINNER! :) Tammy's Tenacity To Success in CA...Totally Tantalizing! Ask me a question here!

Well, I'm starting this journal to signify my newest endeavors in REI. I've now OFFICIALLY conquered wholesaling and can add that to my list of real estate accomplishments. It took 27 deals that DIDN'T close to get ONE that did.

The most important thing to remember is that GIVING UP IS **NOT** an option. This business is very cutthroat. There are people that will throw you under the bus in a heartbeat. And, the more money you make, the more people want a piece of it. Hardcore determination, persistence and perseverance are what you will need to make it in REI. This is not a get rich quick scheme, this is a 'work hard to make it and turn yourself into a success through your hard work' to set yourself free course of action. I am not saying this as a discouragement, but rather to be realistic and let you know, yes, this can be done, but no, don't expect it to be easy and for it to be handed to you. EXPECT to fail a lot. Failure means only one thing.... you've gained a lot of experience and are on your way to success. It does NOT mean 'this doesn't work so I'm going to give up'. NO GIVING UP, remove the words from you vocabulary!

Also, I want to share another great resource you may have overlooked. Dean has many wonderful books. 4 of them deal directly with real estate, so you may think they should be your focus, but Dean has one more book that is a MUST read for your success. This book helps develop YOU for success. Dean writes in a such a down to earth and brilliant manner that this is a very fast, but very far reaching into your soul read. No matter where you may be on your journey, I recommend that EVERYONE do the '7 levels deep exercise' right here on this site (http://www.deangraziosi.com/emd/videm/7levels) Go do it now, it will be an eyeopening experience and a great action step for you to take.

An off day, but a successful day nonetheless

Today I took some time to help a dear friend who needed me. That is the best thing about working for ourselves guys; we can take time off when needed. The results of taking that time had a major impact on my friend; life changing actually. So, today was a total wash for real estate investing, but a COMPLETELY successful day! I did make a few calls to some other wholesalers to connect buyers to sellers, but it was minimal, we're still getting all the buyer's organized and I put in 3 more offers today.

It is CERTAIN I will SUCCEED! Every day in every way I am getting better and better. My thoughts are not me. I laugh at them. NOTHING will stop me, not even me.

I'm so glad ! Text to be revealed... the AUTO CORRECT faux pas

If anyone wants to guess you have until October 22nd to enter the contest. (I am serious about doing the wholesale deal if you can guess, without help from others who may know..., what the iPhone 5 warped the text into...) I am SO grateful the guy was extremely undertstanding. And I hope he got a good laugh out of it. I was literally sweating bullets. Sticking out tongue

Lenee, I know that having babies and young kids in the house is so challenging while doing REI! I am so glad that I can be an inspiration to you and moms everywhere. I always looked to Carol and was amazed and inspired by her in the same way and to know people now also are able to use my journey in the same way makes me feel awesome!

Today was a very fulfilling day! I got 10 offers in, connected with 4 buyers; one of which is a NEW $100M bulk buyer that I am direct to. Spent a little over an HOUR on the phone with him! WOW!!! Also talked to a few wholesalers and am getting ready to partner on a 'take the ugly out' deal.

If you don't know what a 'take the ugly out' is, and you are a DGIE member, go check out Greg Murphy's presentation in the 2011 EDGE event. If you aren't a DG Insider Elite member, it is basically taking a thrashed property that is full of trash and so ugly that it intimidates investors, cleaning out the junk, patching the holes, removing the worst of the problems, spraying the walls and ceilings white and then selling to another investor to make a quick profit. This will be my first TAKE THE UGLY OUT deal. Eye-wink

Also, have a partner posting CL ads and my intern/assistant inputting all the buyers with the newly purchased Neat Receipt. I am going to help another investor talk to a seller to lock up 20 FSBO deals in Vegas as well.

Also, my offer that was orally accepted in WI never came to fruition. Can't get ahold of the seller to ask for feedback of why. Aiming to do that before day's end. I usually end my Friday's early to spend some time with the family! And then recommence during the night hours.


Envision. FEEL IT. Taste it. SMELL IT. Live it! ACHEIVE IT!

If you have IE you will have Life Coaching. One of the things we do is visualize our successes and our dreams. I talked about this a little when I did my dreamboard (available on my facebook page, both personal and business). But tonight, while I was working out, my mind played out a scene. I'm going to see if I can recreate it here. It was so vivid. It felt so real. And it felt INCREDIBLE!!!

As I workout I envisioned myself on stage at the Edge 2013. 40 lbs lighter than I am now. Ripped and rocking! Laughing out loud I come on stage like you see some of the excited contestants on the Price is Right. I'm feeling great losing all the weight and being so fit, and Dean asks me to tell about what I've been up to. This is where I reveal what my crazy goal was that I set on September 29, 2012. And I feel myself announcing that I didn't meet the goal... I met it 15 days AFTER I said I would. I also ask everyone is they recognized me, because I'm looking nothing like I did when I was on stage at the EDGE 2012. Then I gave a motivational speech and got the room riled up and yelling affirmations reverberating through the hotel. Laughing out loud It felt so real; and I don't want to reveal details, but I have the very words I say and everything in my subconscious mind.

The subconscious mind is a funny thing. For years (decades), my sub conscious fed me the negativity I allowed it to be fed. I let myself BELIEVE what someone fed me constantly. Now I am being filled with an outpouring of POSITIVE and I will NEVER EVER, EVER, EVER go back to where I was. EVER!

There was a time in the last 2 months I began to feel guilt, feel selfish and feel overwhelmed with negative again. So, yes, there are times I slip, but the key is I GOT BACK UP! And I pushed those thoughts away again. FAR , FAR AWAY! NOONE is going to make me feel guilty or make me think I'm selfish; and NOONE will ever let me believe all the negative things I believed for over 20 years of my LIFE!! EVERRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRRR!!!!! [Mastermind pulled me RIGHT out of that FUNK!!!] For the FIRST time in my adult life; I AM WORKING ON ME!!!!! It feels WONDERFUL!!!!

It is CERTAIN I WILL SUCCEED! EVEry day in Every way I am getting BETTER AND BETTER! I will be the BEST ME I can be! NOTHING is going to stop me. Not me, not my thoughts. I LAUGH at the negative thoughts that enter my mind. I push them away. I AM NOT MY THOUGHTS!!!!

You are so amazing, doing an awesome job. I got into this about 6 months ago. I'm like you a little more comfortable with the buy and hold strategy. I have done a note and 3 tax liens, 2 buy and hold and looking at a couple more buy and hold properties. Thanks for sharing your story I want to try wholesaling as well but a little scared to jump in there.


I FOUND MY DAD'S CROSS!!!

OMG, I was going through a drawer and found the TALISMAN! I found my dad's wooden cross. Its broken and the bottom is missing ,but I FOUND THE CROSS! Now I have to figure out how I can have it on my person everyday. I am SO HAPPY!!!!!

That event triggered what was to be the rest of my dad's life. He suffered severe brain damage from the incident; and it was proven in court and he received Veteran's benefits the rest of his life. Even AFTER the brain damage, he was remarkably brilliant, but his nervous system was shot. Early on, they misdiagnosed him as schizophrenic, but it was actually revealed that he had suffered brain damage that affected his central nervous system. This caused him to blink very frequently and have anxiety attacks with anything live, and it was very difficult for him to socially be around people. And this is why he felt like a failure.

He told me I COULD when other's said I couldn't. He was always proud of me no matter what I did; small or large. He was never one to be pushy about getting good grades, and I brought home mostly As, a few Bs and then there was HISTORY... the only D I'd ever gotten; but BOY was it BORING (until I had this awesome teacher in college, where I received an A-! Smiling ) He never gave me a hard time; he just said there will be things in life you're good at, and things you aren't. He said there are no limits to what I could achieve excepts the limitations I put on myself.

As you can imagine, my dad was made fun of. We never had a car and walked everywhere, and my dad at one time bought this 3 wheel bike that he drove around town with. Of course a majority of the kids (and shamefully parents) made fun of him and looked down on him.

There is a gentleman who I see regularly driving all around town in one of those same 3 wheel bikes my dad had, and every time I see him, I have memories of my dad. I'm not sure why I share this now, other than to remember a large part of who I am is because of my dad. I need a talisman to remind myself of him, and I believe that man driving around town is such a great reminder of him. One day, I want to talk to that man, just to say hi and learn a little about him. I actually have a cross my dad carried with him everywhere, but I can't find it now. It was lost when the chain broke much like Dean's blog talks about today, except it wasn't in a busy road. I also have the flag the Navy gave to my mom at his passing. But, I wish I could find that little wooden cross! Saying a prayer for a miracle of finding a little 1" token talisman of my dad!

I haven't even done tax liens! (I am in a tax deed state, and haven't ventured outside my state for tax liens yet, but I will some day!) Thank you for the compliment. I know I have not been performing to my potential; I am definitely on fire working on that though! I'm at a point in my journey where I will never let the fire die again. Its different this time. It should have been like that after winning the Send Me Away contest, but some things came up that I allowed to get in my way that I never should have. Onward and upward!

Everyday in EVERY way I am getting better and better. I laugh at the negative thoughts and habitually comparing that enters my mind. I am NOT my thoughts. I do not compare myself to anyone but my prior self. NOONE controls my mind. NOONE will make me ever think less of myself than I am ever again!

I ended up asking him... DO YOU HAVE AN ERECTION? And I about died after I saw it on my screen because I didn't just send it to ANYONE, this was someone that you REALLY don't want to say something like that to. Shocked

Well John,

My buyer of 3 properties backed off today, so those deals won't be closing. Sad So, I'm in the same boat with you. There were a lot of reasons why, but at least I'm matchmaking buyers to properties. At least that's what it feels like. Eye-wink

And yes, it still makes me laugh to no end. Wish I could have been a fly on the wall on the receiving end.


Been matching my buyers to properties

That other partners have under contract for now until I get more of my own under contract. When doing this, I can't stress how important it is to run your own comps and NOT trust what other wholesaler's numbers are. 9 times out of 10, they have not been right. Not all wholesalers have had Dean's training. Eye-wink

I have been working on building my buyers list and keeping in contact with them regularly, while at the same time contacting other buyers and refining their needs and wants so I can bring them just what they're looking for. I have a niche I'm working on. Its taking longer than I wanted, but it will be worth it!


My deals

I get asked about my deals often, and I can never keep track of them. I know there are some people here that have been here the same amount of time and done over 100 deals. While true, that is not me, I still have done SO much for ME and my journey above anything I've accomplished before. I admit, sometimes its hard not to look at certain people who are just killing it right now and say 'why am I not doing that'? But, what I'm about to do is crazy and way beyond anything I could imagine just 3 years ago. And, for the record; I WILL BE DOING THAT. Eye-wink

But, just as a newbie does, I still encounter the things that you can relate to. Such as being told certain things are 'illegal'. I got a few new ones today that I've had to snicker at that I actually have never heard before. But I am currently expanding to 5 new markets. Building teams is always a challenge, and many times you never know how good your team is until you use them. It was one of those things that kept me from going outside of CA more. Although I've done out of state deals, they were very selective for 1 and the other turned out to be a horror story and then turned itself back around. I also trusted a partner for some out of state and both those properties went awry.

I'm currently bringing in over $4200 a month in profit from my deals in residual cashflow each month. But, you know, with buy and holds, you have to account for vacancies (which I'm usually very quick to fill up), I've had 3 mini rehabs in the last year of rental property, and expenses coming up. I've And while buy and hold will always be a favorite because its the kind of income where I sit back and 90% of the time I don't have to do much of anything, I can make SO much more. I've allowed myself to become complacent and comfortable. In the past month I have been breaking the sound barrier going outside my comfort zone.

It is TIME for me to FLY! ALL 4 of my kids are currently in school. I have an entire 6 hours a day of peace and quiet (I'd forgotten what the words 'peace' and 'quiet' meant, really. The mastermind group came right at the perfect time and I have a revived vigor and outlook and direction of where I'm going. A few months ago I wasn't really sure which direction I wanted to go. Laughing out loud

Well, I'm mapping out where I want to be. I'm doing many new things. I'm going outside of my comfort zone and trusting people (after being burned a few times, you KNOW how hard that is to do!) But, I'm not allowing any boundaries to be up any more. I'm not only becoming a better me, I'm becoming a better real estate investor!

It is CERTAIN I will succeed! Every day in every way I am getting better and better. I want to SEE me... the way YOU see me! My negative THOUGHTS are NOT ME! I am beautifully and wonderfully made!

I am disappointed in myself, but this is what I've accomplished

I was supposed to have completed a wholesale deal by tomorrow. I have attempted on 10 properties (well technically 24, but two were package deals) but all of them fell through for one reason or another.

I will not let it bring me down; I had hiccups occur and I had life happen in between. But, time seems to fly a lot faster than its supposed to. These are the great things that have been accomplished in the last month:

1. Organized 90% of my buyer's list
2. Added dozens of new buyers to my buyer's list.
3. Branched out to 4 other areas and started building connections and teams
4. Almost finished building a team in 1 remote location.
5. Have networked endlessly during this past month.
6. Lost 4 more pounds.
7. Gotten SO much more organized
8. Eliminated a lot of 'busy' work and replaced it with more results oriented work.
9. Put in over 32 offers, and 24 more in my new market that the realtor is putting together now.
10. Created a whole new system to optimize my realtor's time and offer submitting.
11. Created a great buyer intake form that will organize all my buyer's needs.
12. Have a list of 23,000 real estate contacts the Lord allowed me to stumble upon. Laughing out loud Cool Sticking out tongue Eye-wink Jawdropping!
13. Went driving for dollars and found many properties.
14. Found a few areas where my bandit signs will stay put.
15. Found a cool new tool on my iPhone to give me leads on properties without me going anywhere.
16. Have talked to numerous DGers on the phone and built connections.
17. Got new business cards ordered.
18. Signed up for a massive networking event coming up next week.
19. Conquered my fear by going to an auction and talking to buyers (only with the help of my assistant Karen Eye-wink )
20. Networked with many other wholesalers to get properties wholesaled.
21. Have 6 buyers waiting for me to get them product that I can't get them fast enough and they're wondering if I'm really for real.
22. Met a buyer who is also a big motivational speaker who wants me to speak at one of his events.
23. Met 3 more investor friendly realtors.
24. Got into a house around the corner just by showing up when another investor was there.
25. Networked with a contractor and a buyer just by checking out that property.
26. Had more free time with my kids despite getting a lot more accomplished.
27. Have managed to keep in touch with the mastermind group to keep the passion and motivation strong and surround myself with more like minded people more often and broaden my sphere of influence.
28. Survived sending literally the most EMBARRASSING (but also the most HILARIOUS!) text in the WORLD! (I STILL CHUCKLE ABOUT IT, laughter is such GOOD medicine!!!)
29. Put several systems in place I did not have previously.
30. Got to ride in Matt's Lamborghini. Eye-wink
31. Drank for the first time in years and was such a light weight that a glass of wine and a cosmopolitan made me buzzed. Shocked (I'm such a lightweight).
32. Overcame the fear created by the text I sent and actually sent ANOTHER text to the person I sent the ERECTION text to. Puzzled
33. Persisted in my communication with my buyers and some wholesalers and other sources of product for my buyers.
34. Even got to watch the presidential debates.
35. Overcame the hump I was in in August and September 100%!!!!
36. Continuing to improve my productivity and reaching my goals
37. I FINALLY MASTERED DEAN'S YELLOW PAD TECHNIQUE and I'm loving it. Dean did tell me I was over complicating it. Eye-wink Yes, Dean, I was! Big time! Boy I feel sillly!!
38. Used the impact filter 2 times to help determine what I was doing right and what I was doing wrong.
39. Am looking at my goals and optimizing my time more often than I ever have before.
40. Climbed Camelback mountain and did not give up before reaching the goal. Eye-wink JUST LIKE I'M GOING TO DO WITH MY REAL ESTATE GOALS!
41. Got several properties to do a deal with Dean on. Narrowing them down to the best ones and having a wholesaler help with it. Eye-wink
42. Found what's left of my dad's cross. MY TALISMAN!

What I'm worried about: I set a goal. A REALLLLY REALLLLLY high goal. An achievable goal with all that I am now doing. It is SOOOO important I achieve this goal.

But, while I'm on my journey to achieving this goal, look at all the OTHER goals I knocked out of the park guys???? Sometimes while you are on your journey to a goal, there are other branches that develop that can alter the direction of our goals, or accomplish other goals and achievements that we otherwise would not have been able to reach.

What I did NOT do.

I HAVEN'T WORKED OUT IN 4 DAYS! I AM GOING TO WORK OUT RIGHT AFTER DOING MY JOURNALING AND DOING MY 'GOAL ORGANIZING TIME' and sending out the offers to make to my realtor here and my newest market.


BTW, after posting that post, I am not disappointed in myself...

I didn't realize all I'd done!

Why haven't you gotten a deal done yet? You were supposed to have a deal closed by now. You're not getting anything done... well you never do anything... and there are papers here.... blah, blah, blah, blah, blah, blah...

The naysayer who's been kissing my butt is now back to being himself.

Wake up to reality of time being against us

Well, today I finished preparing presentations of the properties to my buyer, and am also putting them before a few other buyers before they go out to the masses too much. These are not MY properties, but another investor is allowing me to market them to my buyers. They have such amazing ROIs that they should go EXTREMELY fast!

Anyhow, Today, aside from doing that I networked with another investor who now works with another huge buyer. Laughing out loud My HUBBY actually helped to find more properties to offer on. My buyer demand right now is HUGE!!! I can't get them enough properties and some are asking 'hey, where are the properties? I thought you get great deals all the time'. Well, I'm STILL working on a system to optimize everything.

What I did today was compile everything I do in a day/week/month and wrote it ALL down with approximate times I spend on it. (That was the purpose of writing down everything I do all day for a couple of days, 1 of which I shared with you). Then I put the letter 'D' by tasks I can delegate so I am only focusing on the most important; or the tasks that only I can do.

I came up with these numbers, which explains why I'm working so much!

Right now, without delegating, I am trying to do WAY too much in a day!!!! My daily tasks related ONLY to the business: 9 hours and 20 minutes!!!!! I figured I can delegate 6 hours and 25 minutes of that. BUT, then there are the weekly tasks and the monthly tasks AND the miscellaneous tasks. Here are the numbers:

DAILY TASKS: 9h20M! ABLE TO DELEGATE: 6h25m
WEEKLY TASKS:58h/5 days=11h 36 min/day! ABLE TO DELEGATE: 30h30m = 6h10 m/day
MONTHLY TASKS: 30 h/ 30 = 1 hr/day all able to be delegated!

If you add it all up, I was trying to do 20 hours of stuff in a day!!!!!!!! JUST FOR THE BUSINESS!!!

Now, this also includes time for DG.com, DGIE, some training I'm brushing up on and will probably have to add to the DELEGATE column, (but is only temporary), as well as my life coaching, life coaching homework, accountability, goal analysis and daily activity analysis time, doing my yellow pad, and EVERYTHING that goes along with entrepreneurship and REI.

So, even with all the delegating... this is my dilemma and WHY I need to figure out how to delegate more.... I still have 8 hours for MY duties daily. And, I'm going to be delegating out a whopping TWELVE HOURS A DAY already! I have delegated to my intern/assistant about 3-4 hours a day, but we're going to have a discussion tomorrow on duties and getting yet another intern or at least hire out. I didn't even account for office tasks like updating website, printer or internet and computer problems, etc!!!

And I was trying to do all this MYSELF??? AM I NUTS??????? NO wonder I wasn't getting very far so long.

That's all being put into a system and also figuring out how I can do things faster. ONce I get everything streamlined, things will be a lot less stressful AND I will be so efficient I won't recognize myself! Laughing out loud

100 Offers

Hi Tammy,

My agent has sent me over 300 properties. I want to make 100 offers. I have only seen these properties on the computer. In the past, I was making offers based on my visitation to the property and determining what the repair estimate would be. The agent would then send me the comparables for one property at a time and I'd calculate my offer. I want to take it a step further and make multiple offers each month. What is the best way to do this with 100 offers? Do I continue to look at each one of the 100 properties as I was doing and calculate the repair costs? Does the agent send me 100 comparables for each one of the 100 properties? Does the answer lie somewhere in between?

I am PUMPED! Because this only means I am taking massive action and refining my system.

I remember I was actively doing this wholesale stuff a while ago and it was like this as well. Buyers falling out, not wanting deals, taking all the due diligence time so I'd lose deals - all my efforts going to the wayside. Then, I believe it was deal #26... breakthrough! A wholesale deal actually closed. So, I know its coming... its just a matter of when. I was really striving for 30 days. I didn't make that goal. I'm going to do an impact filter to see if I can figure out why I didn't achieve it.

Inside, yeah, I'm crying. But, I refuse to give in to defeat. Rome wasn't built in a day and I've really got such an amazing grasp on what I'm doing that I know its not a matter of 'if', its a matter of when.

I wish right now I could hire out and delegate all the things I need to; but I do need to make some money first to do that.

I don't want to hear ANY 'I told you so's' from the naysayers in my life. I think if I hear that I may just go postal. Eye-wink I didn't trade in a vacation for a mastermind not to be able to still take a vacation. I will accomplish this. I've got one out of state team and the learning curve is starting to improve and things are starting to move there. Once that is coupled with my Los Angeles efforts, things will only get better!

Greg, you need to develop a system to make it work for your realtor. I have created one and it works with some agents but not others. So it all depends on your agent. I have made small tweaks to my system to better it. But, I have this one realtor who thinks its important to go see EVERY property I offer on because it is a moral responsibility and that just is not going to work out. I'm putting in 5-7 offers a day, and there isn't time to go see every property when only 1 in 25 will be accepted. I don't know what else to say to her, she is insisting because he broker originally told her its the right thing to do and she is just going to burn herself out trying to look at every property I'm offering on.

I am attending a local real estate conference held by Jeff Adams, mostly for networking. It is a conference about foreclosures and funding, so I should network with a lot of wonderful people. My intern/assistant is sick, so I am going at it ALONE... approaching people I don't talk to on the forums and have never met before. God grant me the COURAGE! I have to do this on my own without her help! Its not like the EDGE where I already know most everyone there from this site!

It is CERTAIN I WIll succeed! My thoughts are NOT ME! I take my negative thoughts and throw them to the coyotes! I am bold! I am fearless! I am assertive! I WILL CONQUER MY INTROVERTEDNESS!!!

It is so wonderful to feel confident! I have some issues and I still struggle with it much of the time, but I take my negative thoughts and throw them to the side. They are NOT me! Today I went to a local real estate investor's conference, and I actually learned SO much! Great awesome information! I haven't been to a REIC in forever, and this conference was like a mini Edge, and being around other investors was invigorating.

I went ALONE, despite the angst and fear I have of approaching people and talking to them. But, when the presenter asked if anyone had done a certain deal, I raised my hand, he had me come up and talk about it; Then he asked again and I was one of 3 who raised a hand and so I went on stage again.

Well after that, I didn't have to worry about having to cold approaching anyone; because everyone was approaching ME! Laughing out loud See, I'm not intimidated by talking on stage. Not intimidated by speaking at a mic. Not intimidated by talking to people at the Edge because 90% of them I talk to here on this site. But having to APPROACH people I've never talked to STILL is WAY outside my comfort zone. BUT, when people approach ME, its easy Smiling Not sure why that it. Its obviously something in my mind; a kink I haven't worked out yet. I get intimidated by talking with the big guys too, the ones who I really need to be talking to most. But, I always have to remember that they are just ordinary people doing extraordinary things; and I'll be there soon myself! Cool

I was also plugging Dean to EVERY investor there, and they will be buying his books. I had so many horror stories told to me by some investors of other gurus whose courses they had taken and they had no clue what they were doing (Not the guy's conference I was attending, but other gurus they trusted). One lady had spent $150,000 on training and it got her NOWHERE! Another lady had sunk $35,000 and also didn't know even the first thing about investing. It was sad. Sad I told them they will learn more from reading Dean's books than all the money they had spent on those other courses. They will be buying his books. (OF COURSE I PLUGGED Totally Fulfilled too Eye-wink ) This local investor is also a very reputable guy as well, which is why I decided to goto his conference. Turns out he used to be a volunteer firefighter in my city as well!

Yeah, I blew it! I didn't keep up with my journal. I've found myself extremely busy, but I've decided to put on my agenda to make sure to get here a few times a day for 5 minutes. I'm doing a lot more delegating these days because I have been literally trying to do 24 hours of work a day myself. No one can do that! SO, delegation is in major order.

So, yes, this is my 'ketchup' post. I spilled the red stuff all over the place by not keeping up with this thread! Anyhow, since I last posted, I did Dean's mastermind event. Since completing the mastermind session, I have successfully completed 3 wholesale deals right here in Southern CA, I have profits of over $62,000 this year already (but still catching up on paying off debt from prior years.) I have one other that was closing, but the crazy bank accidentally dropped my name off the contract at wiring time. Right now I have 13 contracts going between here in Southern CA and AR.

How is everyone else doing?

Every day in every way I continue to get better and better! What the mind of man can believe and conceive, it can achieve! I'm not a one in a million kind of girl. I'M A ONCE IN A LIFETIME KIND OF WOMAN!!! Laughing out loud
