2011 SEND ME AWAY WINNER! :) Tammy's Tenacity To Success in CA...Totally Tantalizing! Ask me a question here!

Well, I'm starting this journal to signify my newest endeavors in REI. I've now OFFICIALLY conquered wholesaling and can add that to my list of real estate accomplishments. It took 27 deals that DIDN'T close to get ONE that did.

The most important thing to remember is that GIVING UP IS **NOT** an option. This business is very cutthroat. There are people that will throw you under the bus in a heartbeat. And, the more money you make, the more people want a piece of it. Hardcore determination, persistence and perseverance are what you will need to make it in REI. This is not a get rich quick scheme, this is a 'work hard to make it and turn yourself into a success through your hard work' to set yourself free course of action. I am not saying this as a discouragement, but rather to be realistic and let you know, yes, this can be done, but no, don't expect it to be easy and for it to be handed to you. EXPECT to fail a lot. Failure means only one thing.... you've gained a lot of experience and are on your way to success. It does NOT mean 'this doesn't work so I'm going to give up'. NO GIVING UP, remove the words from you vocabulary!

Also, I want to share another great resource you may have overlooked. Dean has many wonderful books. 4 of them deal directly with real estate, so you may think they should be your focus, but Dean has one more book that is a MUST read for your success. This book helps develop YOU for success. Dean writes in a such a down to earth and brilliant manner that this is a very fast, but very far reaching into your soul read. No matter where you may be on your journey, I recommend that EVERYONE do the '7 levels deep exercise' right here on this site (http://www.deangraziosi.com/emd/videm/7levels) Go do it now, it will be an eyeopening experience and a great action step for you to take.

After an almost 2 month hiatus after an episode of failure upon failure (learning experience on top of learning experience), I now have the direction, focus and a re-invigorated vigor and propulsion to set my real estate business on fire. I'm not doing any of this baby step stuff. I am going to explode and take off. Picture me sitting in Matt's Lamborghini and gunning it to full speed and leaving my body back at the starting point as the rest of me propels forward at this full speed. I'm so tired, I am trying to start on this stuff this evening, but I've been up since 6am and have had an average of 5 hours sleep every night these past 3 days. Eye-wink Time for sleep. Still going to try to hike Camelback mountain tomorrow morning again. We don't have a nice steep mountain like that. I really loved connecting with nature first thing in the morning and getting a great workout. Surprisingly, I am not sore at all, so all my other working out; even though its only 12 minutes a day, must have helped me out a lot.

I will become the BEST wholesaler in Southern California within a YEAR!

It is CERTAIN I WILL Succeed!

Every day , in every way I am getting BETTER AND BETTER!

I feel healthy, I feel happy, I feel terrific!

I LAUGH at my thoughts. My thoughts are not ME! My thoughts will NEVER control me!


Hiked Camelback this morning with Cathy

and we saw a tremendous amount of vultures when we were coming down the mountain. Literally, probably over 30 or 40 of them. Later we saw the helicopter, so it looks like someone's day is off to a particular bad start. Also saw the helicopter than at the trauma center on the drive back to the hotel.

But, now we are headed out to the pool with our DG stuff and computers and going to begin on life changing journey we are both making in our lives. I spent an extra day here in Phoenix to have the alone time that I don't get at home to boost me and give me a headstart.

One of my goals is to speak at the boots on the ground events. I got to do it once for a short time while Gina was in town and I loved it! Its funny, but speaking in front of a group of people; NO FEAR! But, when I have to approach a stranger in a one on one setting, I tremble with terror! Sticking out tongue My desire to accomplish what I'm setting out to do is greater than my fear and I will be overcoming that quickly!

My thoughts do not control me. I laugh at them; they are not ME

It is CERTAIN I WILL SUCCEED!

It is a wealth of information and WONDERFUL interviews with many of your DG family. Jen Gray, Matt Larson, Mike Lopez, Gina H, Andrea Wuehle, etc; they are all absolutely phenomenal and you absolutely must watch these if you haven't yet. I don't know how long Dean will keep them up, but if you didn't see them, GO WATCH THEM; take the time! Its worth it. THey are so inspiring and wonderful.

I was just reading what you posted on your birthday and I have to tell you this: You were made perfect in HIS image with your own faults and sins to bare until you go home. Your days were ordained for you long before you were ever thought of. What a blessing and oh what a plan HE had for you. I think there are a few different ways we can look at perfect and perfection. The thing is that we are human and can never be perfect perfect but we are still perfect in HIS image. In working to perfect our selves further we can do in this REI business what we were intended to do and that is to serve others in the market place and by our very actions and demeanor be the witness to Christ Jesus. for buyers and for sellers. Laughing out loud Got a call from a seller who owns his home free and clear and is **desperate** to sell before the 3.8% capital gains tax for Obama Care hits. This home is over .... $20 MILLION!!!!! It is the most SPECTACULAR oceanfront property with the best views and location ever! So, started calling the BUYERS I already have on my list and have one interested! This is where it gets exciting! Sticking out tongue

Stargazing

You know, at night I love to sit outside. I look up at the sky in amazement at all the bazillions of stars. On nights like tonight when the moon is bright, I can see highlights of the shadows in the wild beneath me (I am on a balcony). I often hear the mockingbirds which serenade me endlessly and beautifully. I hear the rustling of a nocturnal creature scurry around, frolicking amongst the brush and trees. The crickets fill the night air with the constant tone and backdrop of euphoric sounds. An occasional nightingale will sing or warn others when a predatory owl is on the loose.

On occasion I've been privileged with the wondrous presence of an owl swooping close by me as it silently flies by on its search for prey. The skunks, opossums and raccoons are plentiful and come alive and rambunctious at night. I am so, so, so grateful to be able to experience all of this in the middle of the concrete jungle I live in. To experience the awe of nature right in my own backyard. I am so very thankful to be able to hear the night sounds and see the incredible sights off the deck. It helps me to focus and relax and prepare for sleep, and to dream vividly and candidly about anything and everything.

Tonight I dream of my future and how it is all beginning to unfold right here, right now before me. I can clear my mind of all the thoughts that barrage me and try to control my life and grab onto them and throw them to the side and let them know THEY ARE NOT ME! And they are not going to stop me. I can take all things that have been said to me or about me, or assumed of me, and wipe them clean from my mind and start anew each day. No, my thoughts are not ME, I can freely laugh at them and send them to oblivion as I enjoy the here and now. Now, if I remember to do this throughout the entire day, I will achieve so much and go SO FAR!

I see me perched on the hill in my 7 speed convertible Mercedes-Benz S63 AMG with performance package, slide inside the car and push the pedal to the medal as my hair beats wildly in the wind. All the wash has been put away and the house looks spotless despite having 4 kids; ah the maid, she does such a good job! I salivate to the intoxicating smells of fresh curry being made right in my own kitchen by the superb chef I just hired the week before. My kids and I get to spend the night together playing their favorite game, and I let each of them win a game before I start to really play. Eye-wink Ah, and what is that? The aroma of fine coffee in a homemade tiramisu dessert. I think I've died and gone to heaven.

I will have to continue this tomorrow as I'm getting tired. But I was int he mood to write. Just a freewrite of my ideal day; or I guess I started at night. As of right now, the NIGHTIME, really does happen. But its the rest of it that will happen in the near distant future. My hopes, my dreams will be realized, and I will no longer have worries about the things that previously complicated my mind. They will be replaced with new things that I will be able to overcome. In this case, my thoughts are welcome interventions to keep me on track!

It is CERTAIN I will SUCCEED! What the mind of man can conceive and believe, it can ACHIEVE! Every day in EVERY WAY I am getting better and better! I laugh at my negative thoughts... they are not me. Nothing will stop me now... not even myself!

Well, the buyer for the $20M property did not come through

But, it was an exciting endeavor. I would normally NOT target such a high end property, however, that is a seller the craigslist advertising captured. For your information, his favorite thing about my ad was 'FAST AND FAIR'. Helps with the marketing to know what catches the buyers and seller's eye. Laughing out loud I'm still calling buyers on my list and emailing.

I have undertaken a full blown effort to organize my buyers list. I thought I had about 100 buyers. Turns out, just in ONE location, Outlook, I have over 130 buyers. Then I had 50 more in emails that I never added to my Outlook address book. And still another 84 from leads to my website! I didn't realize just how EXTREMELY unorganized my buyer's list was! Pure chaos! And its funny, because I am usually meticulously organized with other things; like all my offers are all organized to a T, and I can track them to a T. Shows my main focus was NOT in the right place. I am FIXING that NOW!

By organizing, I also realized I have 23 people wanting to JV Partner and 17 possible private money lender leads. Boy, have *I* been under utilizing my network!!!!

Little tidbit of information; If this $20M home lead was from a CRAIGSLIST ad, syou know even those high net worth individuals use little ol' Craigslist!

It is CERTAIN I will SUCCEED! Every day in Every way I am getting BETTER AND BETTER! My thoughts are not ME! I shove my negative thoughts away and DISMISS them! I'm am becoming the BEST Tammy I can be!!

Made an offer

to a PML on a house he foreclosed on. It was really low. He's thinking about it, but he's older and doesn't want to rehab a property at his age. Also want to connect with him for future lending. Laughing out loud

I also went out and bought 'neat receipt'. My poor JV Partner has not gotten all the receipts from the rehab project because its so tedious to try to scan them all with a scanner. I just need to make things simpler, so I went out and splurged and got it. It will make my monthly bills easier as well. It will help with organizing tremendously. And its easier to hire someone to just scan them for me.

I am a paper piler. I have them everywhere. As Dean says many times in his books, he is not good with spelling or grammar. But he doesn't care. He pays someone to fix his grammar and spelling. Don't get good at what you suck at. Hire it out!

It is CERTAIN I will continue to SUCCEED! EVery day in EVERY way I am getting BETTER AND BETTER! The thoughts that complicate my mind are not ME! I step back from them and look at them from the outside and see how silly they are! My thoughts are NOT ME! Noone or nothing will stop me! Not even me!

Went to the auction today despite my fears..

Well, I admit, I *STILL* have the fear of approaching people and talking to them. It is just not in my nature to do this.

I can SPEAK in front of people with no fear and then have them ask me question or come to me after and talk to me... NO PROBLEM! People can approach me and talk to me and I'll talk with them. NO PROBLEM! But, ME... approach them?.... *SHUDDER* This is the equivalent of a lamb wanting to approach a tiger to 'play'. It just isn't NATURAL for me. But, my desire to SUCCEED surpasses my personality issues right about now...

So, to alleviate that tension I brought my assistant with me. She had God's gift of GAB! Boy, can she TALK and has NO problem approaching ANYONE! It could be God himself, and she would have no fear of it! This is why she is such a great asset to me! So, she would approach the buyers and then I would join in after she made the initial connection. Laughing out loud And, just BEING around her, I approached two myself as well.

Had a good day. Networked with 6 buyers and 4 bid placers (companies that bid for other investors). One of the buyers is a motivational speaker and would like to have me speak at one of his events!!! And, he also hooked me up with a portfolio lender and a contact in Las Vegas. He's an older gentleman from Montone, Italy (know of it Dean? Eye-wink ) Another buyer gave another HML lead.

Organized the info when we got home. Now I am off to the Mercedez dealership to go look at my 7 speed AMG convertible. Laughing out loud Sticking out tongue Cool See my future. Smell my success. Touch my profits. Ah, yes...

Productivity and Unique Abilities...

Well, Teresa, its now a toss up between a Mercedes AMG and the Aston Martin Rapide Sticking out tongue Laughing out loud And I can't get the convertible and have the extra seats for my kids. What is sexy to me about the cars is the 0-60 is 4.4 seconds and 5 seconds for the Rapide, but the Rapide is just ... WOW... super sexy and HOT!!! and goes 295 mph... I can just see me taking it to a track and maxing it out. Cool I'm such an adrenaline junkie and a sucker for a sportscar! Although I'd settle for just having my Mach 1 back! Ok, enough about cars!

Well, I had a very productive day yesterday. Decided to try my hand at matching some of my buyers with properties. Attempted to match 3 independent deals from other wholesalers with some buyers as well as an out of state portfolio to another 3 buyers. I have a buyer interested in the 10 pack of turnkey properties, but had to tell him to hold off for another week as they had already sold. BOY, did I feel in my UA doing this! I can't wait until I can dedicate ALL my time to matching buyers and sellers. This was a teaser preview into what my future will be like. I'M GOOD AT IT TOO! Sticking out tongue

What is UA? Well, UA is your unique ability... the things you do that you love to do; that you are good at, and the things that give you the most amount of reward and pay you the most per hour effectively. It is hard to pinpoint. I'm still working on defining mine, but I will say when you are working in your UA zone, you feel extremely productive and like you are on fire all the time. The entire day Monday was like that for me.

Today I got quite a bit done as well, but my morning got interrupted by a temperamental printer that decided it was the perfect time to hiccup and not work for the majority of the morning and my afternoon was dedicated to a very dear friend of mine that needs me right now. Pray for her with me please!!!!

This is another love affair I have with real estate. When I'm needed for my friends or family, I can make the time to dedicate to it. I'm not bound in handcuffs to an 8-5 hour job that cripples me into its restraints and stockades. I can feel FREEDOM and set my own rules, as long as I maintain my self discipline and focus I go out and DO IT whenever I need to .

Any other recommendations for sleek, fast cars that can seat me AND my kids? Sticking out tongue I'm open for other suggestions as well. Eye-wink


I found a great site to work on envisioning your goals andreams!

I forget who said this, as I read (or listen to) so many books now I can't keep track of them all, but in order to realize your goals, you need to be able to see them. Feel them, envision them, picture them and visualize them. Something about the subconscious mind and putting things down in a picture helps your subconscious mind work on your conscious efforts and mind. I don't know WHY it works, but IT DOES!

I don't want to have my journal pulled for spam, so I'm afraid to post the link, so I'm going to spell it out. You just have to add the w's and the obvious markers that will make it a website. The site has some quirks and doesn't always work right, and I've been having trouble saving my revisions and the layering of the picturs, but it is a great concept! Well, this one was a DOOOOOZZZYYYYYY!!! And I either made someone's day and he had a really long good chuckle, or I seriously, seriously offended him!!! And it couldn't have happened to anyone but ME, and of course to this REALLY big contact... so, I have just decided to not handle my iPhone too much today. The trouble it can get me in. You see, this is the first time I've ever had a smart phone and these on screen keyboards take some getting used to as well. *shudder* . I will laugh about it the rest of my life, as soon as I know that I didn't seriously offend the guy.

But, I once sent an email to one of my $100M buyers that said 'I resent you ....something or other about an email message', and he called me as quick as a frightened rabbit to ask me what this meant and why I resent him. OH MY, was that the most intense phone call; but in the end we both ended up laughing hysterically about the missing dash - in the word. (re-sent). Whhheeewww!

I think this one is MUCH worse though... Gawd, I'm tempted to share it because really it is extremely hilarious and everyone will get a good laugh out of it, but who I sent it to and WHAT the words morphed into is just BEYOND embarrassing AND I'm worried I just destroyed a connection! What do you do all day?WELL, GLAD you asked!! 7:15-noon 10 10 12

So, I'm redoing my 'write down everything you do in a day' since I haven't done it since I had kids in diapers and 4 kids around me the entire day. I decided to put it on here. Should be interesting; maybe a little mundane [I'll try to make it an interesting read, PROMISE!], but I really need to refine my time and optimize every second of my day. Especially with the newfound freedom of having NO kids at home from 8am to 3pm!! (My youngest is also in school now!!!)

So, my day officially started when I was getting ready for bed. Sent out a few last minute emails and texts; one of which was mentioned in the previous 2 posts. Stayed up an extra hour after that trying to research how to pull the text from sending. So, didn't get to bed until after 1:30...

Got up at 7:15, rolled out of bed, made the bed, went downstairs to help the kids get ready. Broke up several sibling rivalry fights that seem to always ensue in the morning hours. The older kids seem to believe that they have to torture the 5 year old (3rd child) until she reacts and outbreaks in screaming. ANYHOW, finally got the kids in the car; LATE to school, got there about 8:18.

8:30- Back at home, took a load of laundry out of the dryer, put a new load in the washer, cleaned up a sink, picked up some laundry from the morning. Put away some dishes left out by the kids. Completely ignored my naughty iPhone that has its own sense of humor. (at least it has the same personality as me. Sticking out tongue) [funny tangent, they sent me the wrong color; I wanted a white one, but decided just to keep the black one anyhow as I have to put a case on it to protect it from my kids anyhow, which makes it red ;)].

9am-Call with my life coach. went well.

9:45- Email sent for damage control on text. Call with my success buddy. Took the load out of the washer and put it in the dryer and started another load while on the call.

10:45- made turkey bacon and eggs (I know, I need to eat much earlier) and called my intern assistant to touch base while preparing breakfast.

11:00 posted the prior post and this post. leaving this post open so I can continually update it through the day. Took a few calls. How does one burn bacon? Ahhhemm... well, just start getting busy while cooking and , because I am used to having to block out sound having 4 kids, the sizzling on the stovetop just seemed to disappear from my line of hearing-this is why one of my goals is hiring a chef/nutritionist...). Put eggs on...

11:15 Managed to rescue eggs before they got overcooked while talking to another wholesaler with a commercial buyer, and then a new DGer calling to ask some questions. Only broke one yolk. (Ahhemm... yeah, I'm not the best of cooks...)

11:30 Returned a few calls I missed. Got brave and held the iPhone. Quickly put it back down, briefly contemplating if I should try my hand at it again... picked it back up and attempted a text message again, this time VERY carefully spelling out my word that got muddled last time and putting a space in between each letter... Jawdropping! Spilled egg on my paperwork. Got an offer accepted....... *high five* Laughing out loud

11:45 Talked with my husband who has suddenly taken an interest in everything I do.

12:00 Checked email and FB posts that come into email (actually did that a little earlier too but its ongoing, about once an hour.)


This morning I decided to think positive

This morning I decided to think positive

I mean, I could have spent the whole morning fretting about that message (I still did), but I decided that what's done is done, and I will not cry over it, its funny as anything, I'll laugh about it and believe this person will also not focus on 100% professionalism and will be able to oversee the fact that I'm a ditz in disguise that can't control her fingers. And got to thinking I probably (shaking) gave him a really big laugh to start his day.

I really want to start my day reading for about 5-10 minutes. I have deducted that from reading my daily ritual so far. But, here I will continue the daily saga that is my life for your reading enjoyment (please promise not to fall asleep...)

12:15-Talked to some people about helping someone who is very close to me. Sorry, this is a personal situation, but I need to make time for it. It is THAT important! Booking a ticket for someone precious to come see me. [SEE, LIFE HAPPENS!!!]


My day continues 2:45-1am and some funny things thrown in

I think I'm going to goto apple for the iPhone training they offer. Laughing out loud.

It is now 2:45 and after handling the personal issue I am back into business mode. But I will have to pick up my kids at 3:15.

2:45 Made a call to another wholesaler. Have a big buyer who can't get enough product. Looking to connect with any and ALL wholesalers in the Las Vegas area as well as the Orlando area.

2:50 Spent time on the phone with a secondary business effort I have going on in ISOs.

3:15 Discovered the Panoramic picture taking feature on my iPhone. I'm in LOVE! I am such a picture person! WOW! My intern is here and we were unproductive for a while taking pictures of the picturesque clouds and astounding view. BAD TAMMY!!!

3:35 Left to pick up children from school. Talked to a few other wholesalers on the cell phone while out and about. Even sent a text. I managed to send it without any mis-auto complete or auto correct errors that will embarrass me from now until the end of time. Sticking out tongue

4:00 Called and talked to several other wholesalers and a JV partner to get another property under contract. Reconnected with some people from the EDGE.

4:30 Sent out another wholesaler's property to a few buyers that match the requirements of they have. Had my intern continue inputting buyers that were scattered in my email and website forms. My stack is still about 2 inches thick of papers. This means my buyers list has much more than the 300 buyers I thought. But, I have to requalify them all to see who are the serious ones.

4:45 Talked to another investor about a buyer's requirements they have.

5:00 Catch up time for emails

6:00 sorted through MORE buyers that were not organized and gave to my intern to input.

6:30 Did my yellow pad to organize my to do list for tomorrow

6:45 Ate and organized files within my computer. Checked over my bills to make sure they are all going out on time and I didn't miss any one offs.

7:00 Finished making my Buyer Form to organized my buyers wants and needs.

7:15 Time with kids

8:30 Updating this post trying to remember what I have been doing today. Sticking out tongue

8:30-10:30 sending message to the realtors on my teams and offers to put in on properties, doing the analysis so I have the system to easily put 7 offers a day in.

10:30 helped son with his homework.

11:15 catch up on emails, DG, IE and other odds and ends

12:15 bedtime (calling it an early night because I stayed up past 1:30 last night trying to search the internet for an hour last night on how to retract a text...) Missed my workout today. Have to do it tomorrow morning! I'll hike on the trails near my house tomorrow morning. Should see some deer or coyotes; and if not at least the hawks and falcons will be out.

OK, once I know that I'm not in the doghouse with that text, I may share it because its too funny not to share. I literally have made some of the people I told practically pee in their pants by telling them. It sure is a conversation breaker! But I will tell you what I was TRYING to text. I was trying to text the words 'any connections'... if anyone can guess what it translated it to, I'll give you kudos and do a wholesale deal with you. Laughing out loud (Certain people I already told are not eligible for this offer. Cool
