Thanks Drew for the info. So since I live in NJ - would it be better to start finding a team up there first before trying to market to investors? Any suggestions on how to coach an agent especially when you are working from further away?
I thought of buying in Michigan also. I see some deals but im not sure of the area's. Don't want to be near the war zones.
Michigan has lots of tax sales that are available at different times of the year. These sales are another way to pick properties at a great price. I have personally seen people peick up a property for under $3000 and the value of the property be over $70,000.
It would be good to stay on top of the county you are wanting to do business in Michigan. Know when and where they will be holding their tax sales. be prepared to pay in certified funds if you win a property at auction. Be prepared to put some rehab money into a property. If you can do these things you can turn a good profit.

I'm looking in the Warren area of MI and after speaking with my RE Agent she tells me that a lot of investors are doing 'land contracts'. Does anyone have any experience with this type of investing? From what I can gather it's a lease to own?
Any info would be greatly appreciated!

you recive the house as-is and u fix up
you pay the taxes
you pay them for x amount of yrs
you pay for insurance
and any other bills that come with property unless they are already taken care of
most do land contract to keep steady income comming in without have to invest no more than what they paid for the property into it. and are getting any where from a 2-3 times bigger profit off of it compared to them fixing and fliping

ive lived in detroit, mi all my life and i can tell you that its not the place to invest right now. Houses ARE dirt cheap but the likelihood of finding good tenants is minimal due to the high crime rate and burglaries- trust me. I've noticed that other cities surrounding are doing pretty well such as warren,eastpointe and most downriver areas- lincoln park, southgate, taylor, romulus etcDean himself just sold a home in Taylor, Mi a few weeks ago. I think it will be another 3 years or more before detroit stabilizes. In the meantime I would focus on neighboring cities outside of detroit.
