I've been searching for answers and the only answer I get from here is $10,000 for a mentor and all will be good. I've sunk every penny we have into this and have nothing to show but more monthly payments. I've tried repeatedly to find help and no one is willing unless we pony up $10,000 that we don't have. Some kind of help and I'm finding out more and more that is the way they operate. If I'm wrong, contact me Dean and set me straight.

I think it seems as if noone cares and you can't find the answers. We have felt the same way too! We started in the fall of '08 and haven't enrolled in the program. We have made some deals with rentals and have put a lot of work into them and haven't gotten the quick cash. Maybe if we had enrolled, we would be doing deals with quicker cash. We have down days and just look to the Lord to uphold us and guide us because we believe HE is the giver of earthly wealth to those HE thinks can handle it. We strive to "store up our treasures in Heaven"

My name is Jimmy Balter. I wanted to reply to you today. I am new here. I joined because I have read Deans books. I came to find out about Dean from his tv show, like many here. I recently purchased his two books and did so, to see if he is for real or is he selling recycled information.
I have been investing in real estate for about eleven years. I have purchased single family homes, apartment complexes, raw land, foreclosures, pre-foreclosures. I have purchased in Florida, Ohio, NJ and other areas.
People care if you succeed, but no one really cares about someone who is willing to throw in the towel. I have purchased alot of properties. There were times when I wanted to throw in the towel, when things were not going well. Even today, I sometimes feel like I want to quit.
I think you need to examine how you are doing things. What types of properties are you looking at? how many offers are you making, how many times are you making a offer on a particular property? are you falling in love with a property and allowing it to show? these are investment vehicles, not your dream home. Have you created a team that includes a young and hungry realtor? I say this because old established realtors will very rarely give a new investor the time of day, they don't need to because they have established relationships long term with successful investors and will sell their best properties to these investors.
This is a numbers game and you may need to make thirty offers a week to get one or two deals. Please keep this in mind. Investing in real estate is not like buying your own home to live in, you only need one deal to know in your mind that you can do this, and from there, it gets easy. This is not a hobby, it takes work.
I didn't really understand what you are looking for. I mean you just joined in March. I did have the on site mentor and worked my but off for 9 months and didn't close a deal. But with the help of the success acamandy and them keeping me motivated I have closed over 20 in 10 months. Hang in their and stay positive. This does take time and action to succeed. If it was easy to start off everyone would be doing it and we wouldn't need Dean and his loyal staff.

Where is the best place to find the owners of a property?
What is the best manner to find out what is owed on the property?
What is the best approach to an owner when you do make contact?
We're not sure we have the numbers right.
If we can get past these insecurities, we'll be fine, just need a little help and direction.

When I realized that I can never ever afford to pay for the Academy, I told myself that i'm on my own now armed with the book that up to now still serve as my Bible. I loss my Job Aug. 2007, read the book in April 2009, got my first deal in March 2010 with no money down because I am BROKE.

Where is the Best place to find owners of the property- REAL PROPERTY SEARCH or TAX RECORD.
Way to find what is owed on the property - INTERVIEW THE OWNER or TITLE COMPANY, TAX LEAN CERTIFICATE maybe more.
Approach to the owner when making a contact- READ DEAN'S BOOK, I AM 100% SURE DEAN HAS A SCRIPT.
Not sure of the numbers- GO TO TOTALVIEWREALESTATE.COM, or ASK YOUR REALTOR ABOUT COMPARABLES.

One of the hardest things to tackle in any new venture is the fear of the unfamiliar, and the learning curve, which comes with the territory, right? I'm just getting started, also. There are many of us that have not yet joined the academy, and plan to do so as deals happen. For now were relying on Deans books, which are phenomenal resources and teaching guides, to 'show us the money'. And the forums offer extended knowledge and resources, which are proving to be a valuable asset.
If you have Deans books, check out page 209 in Be A Real Estate Millionaire. And chapter seven Identifying a Killer Deal, in Profit from Real Estate Now. These areas might answer some of the questions you've posted. One of the great things Dean did, in PFREN and YTYREP, was add indexes, oftentimes you can go to the back of the book and find what page your questions will be answered on.
I think one of the best suggestions that gets repeated a lot here is to join REI clubs not only for the helpful information, and investmet opportunities, but for an added sense of camaraderie.

The only person who has to care if you succeed or fail is you.
No one is going to hand you anything in life, you have to work for what you want. of course you have to pay for the academy, It is a business even though Dean really does care he cant take anyone by the hand and do the deals with them. There are people that made it with just reading Deans books like Jan and Jeremy. Give it 100% effort and you will make it.
If you are stuck ask for advice on the site and I am sure someone will help you.

Hang in there, it may be complicated and scary at first, but once you get things moving you will be able to handle anything.
If you need a lot of encouragement read other peoples journals and see what they are doing and how they did it.
Also there are a lot of questions answered in the real estate forums on the left hand side of this site. Listen to past conference calls and video journals.
If you need one on one learning try your local real estate investment associations.
Just remember there are people who care if you make it or not, but the only one that can take the actions for you is you.
We can encourage and motivate but the action plan developement and knowledge skills will come from your daily activities.
