**Calling all (North) Carolina DG Members**

Hello all,

I've spent entirely too much time reading Dean's books, re-reading them, getting into webinars, researching properties, then sitting on my fanny scared half to death of taking the first step. Well, I'm much more scared of remaining in an unbearable situation, so the action steps began a couple weeks ago. And...I've stumbled, but hey, that's what you do when you first find your legs, right?

I don't know about you, but I'm thinking it may not be a bad idea to network with fellow DG'ers, talk REI, then blow the roof off the market down here...What do you think?!? If we can get the networking nailed down, there's no reason why any of us should fail to meet our respective goals.

A little about myself:

** I'm currently in Raleigh (Wake County). I've been down here for only a couple weeks, trying to get a feel for the area and the trends.

** I'm in the "no money, bad credit, plenty of debt category".

** I intend to kick off my new season with assignments AS I work on acquiring my first rental property.

I'm eager, but as green as they come, but I believe it would help tremendously if DG'ers in the area got together and did some deals TOGETHER Smiling

I'm one of those "scared fanny sitters" you mentioned, but I just opened DG's book about 2 months ago.
I've been trying to figure out how to connect w/ other DG'ers in the Charlotte area, but nothing concrete so far. Also, its kinda embarrassing having to admit that I still haven't gotten up the nerve to pull the trigger- & just jump in the gosh-darned water, already!! LOL

Anyway, give me a shout- it'd be great to connect.

Networking in NC

Hello Everyone,
I too am new to this investing stuff looking to network with as many people as possible, share ideas and take the next steps. I understand the steps and have the research tools, all I need is a few partners to work with to carry it all out, bounce ideas off of and encourage to make things happen. I know how to find them just can't make up my mind which to choose and how to approach. I guess you can say I'm afraid of the initial contact when I'm alone.

For those of us that are in the broke, busted and disgusted with bad credit...I think assignment deals are the way to go. All you're doing is passing off the contract to someone else for a fee, no remodeling. (eg. agreed price=20k, lock up with contract and find a buyer willing to pay 20k, then sell him the contract for 2k-8k and he does what he wants with it, the trick is to not get greedy here you could lose a future lifelong buyer). Starting there helps you build up your cash, buyers lists and your general knowledge of how it all comes together. Once you've gotten the hang of that then move to wholesaling, where you actually take possession of the properties for a short period of time by paying the very low purchase price agreed on and actually doing minor repairs to bring up the value of the house, then sell at higher price because of the repairs you've done. (eg. FMV=60k...agreed price 20k equity is now 40k), (now you +5k in repairs, FMV is now 75k), (you paid 20k+5k add 15k for profit=40k sell to an investor for 40K or more, before you have to pay the mortgage). It will sell because your sale price is way below FMV. Assignment and Wholesale may fall under the same category but I have to separate them. Then there is flipping where you do major repairs and sell at or just below FMV, or rent to own, typically to people looking for a home.

I live in Concord, NC. I too bought Dean's books and want to get started. I'm also one of those "scared fanny sitters" you mentioned. I want to meet with some folks in this area and surrounding areas to see how you got started. There is a lot of material, but putting my foot forward seems to be an issue. I learn quickly, but I need some guidance and one on one to help boost my confidence.

I am currently working on bird dogging my first property, but really want to get into the assignment side of the house.

I am from Raleigh,NC. Got Dean's books a while back, read them but still scared to take that first step. I would love to meet others DG family members who are located here and network.I am a newbie who is very passionate about Real estate Investing and determined to succeed. I am planning to join the Triangle REI club, has anyone from here joined that? If so, please share your experience. I bought my first rental property through conventional loan, it does have a couple of hundred positive cash-flow in it. I had to do 25% down to obtain that loan and I do not have any cash left for other deals. I would like to do some assignment deals/ bird-dogging to get some cash, would really like to network and share knowledge. Please reply to this post or PM me.

Have Motivated Seller Lead with property near Charlotte, NC

Have Motivated Seller Lead with property near Charlotte, NC. But I'm real new at this and am in Los Angeles, CA. The seller saw my bandit sign and is now in LA as well.

I wanted to pass him onto someone that covers the Charlotte area and perhaps get a finder's fee if a deal comes from this. But I'm mainly motivated by both helping the gentleman get out of a tough situation and help a fellow DGer get a deal done.

He says the mortgage is underwater and was for $117K. I didn't probe to find out how much underwater. It is a 3BD/2BA, "fairly good" condition, says it needs $7-$10K to get back to mint condition.

He is retired and the property will go to foreclosure soon if he can't sell. So PM Me if you'd like the full details. I don't require a finder's fee but it would be a nice thank you if a deal does result.
