About me.

I am currently being coached by Greg Harmon. He has been coaching for Matt and Dean. I have hooked up with Louie Barboza out in Rhode Island and we are going to start wholesaling deals in the Illinois/Iowa Quad Cities area. Greg has taught me how to figure deals from every angle to make sure that they will 100 percent cashflow at least $200 a month and the sale price is at least 50% below FMV on most deals. I am not going to waste anybodys time. I am in this business for all the right reasons. Yes I want to make the profit but I also want to build the relationships and the reputation that Matt Larson has built. Matt taught me everything I know about machining when we worked together in the machine shop and I am going to learn everything about REI from him as well. I want to be well known around the country. My niche is: Algebra was my best subject in school and I still love doing formulas and math today. I can figure deals fast and go back and double and triple check my work before I ever present a deal to anyone. When you get a deal from me you will know that the numbers are good and you won't lose money!

Hello Lane,

I work the Denver Co. area and can not supply my buyers with enough deals. They are 90% rehabbers and 10% buy and hold guys. Really looking for fix/flip opportunities. We like to buy at a minimum 65% of actual QUICK sell price minus repair costs.
Bring me deals like this and I can move 8 to 10 a month. I am finding 1 or 2 a month myself. Denver, Colorado

Example:
Low ARV supported by sold and currently listed comps (with low DOM) is:
$100,000
Repair estimate from licensed contractor is:
$17,500
65% of ARV = $65,000
- repairs = $47,500 purchase price.

I have offered this here before to people that do national level wholesaling and never gotten a response! I have a WAITING list of real, live CASH buyers waiting for another deal in the Denver area. I need to triple my deal pipeline!

You asked do I bird dog or wholesale? Well, I don't look for properties unless I am trying to put them under contract myself. I do put fellow investors that already have a property under contract together with one of my buyers for a marketing fee.

I buy at wholesale prices, I can actually pay a little more on the houses I rehab myself because I don't have to offer less in order to collect my fee and still sell at the wholesale level.

Mostly I get a property under contact and assign or double close it, no money down, except earnest money that comes back at closing. Quick and easy! The hard part is finding the REAL wholesale deals!

Looking forward to evaluating some properties, my buyers are waiting!
