Putting contracts on 10 deals

That's the range that I go in as well Shaun. However, most investors won't go past 65%. What's the science behind you doing it?

It's alot like Matt Larrsons method: 25:1 -> as far as offers go. And, having the right realtor, helps.

Remember guys, that's 25 intelligent offers on investor type properties. You start with 100 and narrow it down to the 25 properties. This takes a little research. DISTRESSED PROPERTIES or MOTIVATED SELLERS ONLY! Properties that have a chance of accepting the low offers we make. If you are low balling 25 offers on properties that are move in ready chances are you will go through a lot of offers and realtors! Don't try competing with the homeowner/buyer, you will lose every time! Then you will come to this site complaining about having a realtor that won't work with you. You can't blame the realtor that does not want to work for free!
The shotgun, pray and spray method does not make for a consistent business model. 25 intelligent offers on investor type properties to get 1 does! Sometimes it 50 to 1!!

Start somewhere so it might as well be 10 or so offers. I found a great neighborhood that's in one of my target areas so it could be more. None of these systems work if you put contracts on properties .

Great point Michael. Anything else is a time waster.

that's why I'm putting offers in. I'm familiar with Matt's 25:1 but if I don't do anything or start with these 10 or 12 I'll never get that 25 or 100 done.

really left the Hard Rock. The seminar was from 8 - 7 most days so by the time we had dinner it was time to go to bed and start all over again. I didn't have a chance to even look out here yet. But that doesn't mean I won't be back out.
