Hello Everyone........
Please read my Profile: Edward P. Virginia Beach,Va.

Read Dean's Books over and over and have decided on the Assignment and/or Options to Purchase. Not really clear on how to fill out all the paperwork. Can someone help? Not sure where or if the Lease option to purchase includes the verbiage for me to sub lease the property to another person. Confused, scared, nervous and did I mention scared? I feel like the little train that could. Got to, got to, got to.
Any help would be appreciated.

Take a look at the contracts here

online. They are listed under Forms and Docs on the left hand side in the margin. Scroll down until you see the link. Print up the contracts and fill them out for a test run, noting where you have specific questions on what to fill out. Then we can help you more specifically on the areas you don't understand, and filling them out may put you at ease when you practice with them. Do you know how to find properties, determine ARV, repair/rehab costs? If you don't have this skill yet, it's what you need to learn first. Don't put the cart before the horse! Find a property that you can assign, then worry about contracts. Just my opinion of course.

go to the top left of this site and enter 'assignment of contract' in the search box, hit enter. You will see many threads that offer much information on that topic.

Also read Dean's book "Profit from Real Estate Right Now"- great book too!
Look for Carol Stinson's journal on this site- she is the 'queen' of assignment of contract, and shares her knowledge and expertise.

Do you have a Real Estate Investor Group nearby?

Do you know anyone that you'd trust in being your guide or mentor?

Also, to addwhat Coach Cfuller above said, that if you join the Success Academy and can document that you've done 5 deals within 12 months (I think), then you'll get a refund on the tuition to the Success Academy. You'd just have to be able to make the payments until you've completed your fifth deal.

lease option verbage

Hey Ed,

Good luck in your real estate investing. When you do a lease with an option make sure in your contract it states that you can sublease the property, however, when you do a lease out the other side...make sure it says that they can not sublease or sub rent. Remember that anything you cross through, add, initial will supersedes the printed page and become legal and binding. I also agree with cfuller and Gangremond...the real estate coaching is invaluable.

I love this dg site but sometimes I learn differently I go onto youtube and watch a lot of videos from investors and flippers this one lady steph davis flipthiswholesaler she has videos of walking you through writing out the contracts. theres nothing better than this dg site because people on this site are specificly trying to so what you want to. but I learn faster by seeing not reading. NOTICE TO DG FAMILY WE SHOULD TRY TO OPEN UP A VIDEO SECTION FOR PEOPLE LIKE ME YEA.

ed heres a couple tips ive learned so far if your looking for a realtor stop!
post an ad on craigslist with the matt larson letter and theyll come to you.

and for evryone who hates putting up badit signs do the same put an ad on craigslist for sign hanger and theyll come to you> i offerd $40 per 25 signs and 50$ commision on leads makes them put them in good areas
