Inquiry about Dean's services collapsed

I hope I have the correct forum. I called to find out about what kind of training services are offered, as I am a new agent and want help others, and I was being sold on being an investor.

I am brand spanking new, having my license only since the end of August. I have read 2 of Dean's books over the summer and want to be a bird dog, as I believe it is called, and network to help others find property.

I work with a brokerage and still am learning the ropes. I am not ready to purchase property or flip them. I just want to help others to do so. Is that so hard to understand? I'm not trying to be hard on the guy, but he was selling me so aggressively, like I dont know why I called and why he can help me. I have definite goals of investing in time, but for now this is not the time for me.

I explained it over and over, and by the time this conversation was over he was "feeling so sorry for me." I don't get it. Please explain, if anyone can, about how does it work from the viewpoint of an agent?

Well...

It depends on how far you are willing to go. Some birddogs may just find out basic information(beds, baths, square footage, size of lot, neighborhood, condition, etc) and give it to the investor they are helping, and the investor will pay the birddog a fee. Some investors may want a birddog to lock up the property with a contract(certain terms, price) and pass the deal on to them for a fee. You may want to check with your broker to see if you are allowed to birddog while on company time. It may be illegal for you to do so, except in your own free time.
You will find that when working with most brokerages, and I say most, not all, you will be presented with a narrow view of investing. You will be told certain investing techniques are illegal, when really, the person does not understand how the technique works. If you work in a brokerage where creative investing is understood, which I hope so, that's great.
Dean doesn't offer training specifically for RE agents. Parts of his training tell investors what to look for in an agent, to tell if they are a great agent or not.
When you feel you are ready to invest in real estate for yourself, the other members will be glad to help you with any questions you may have.

Before you even start, you should fill in your bio. Most seasoned investors, myself included will overlook you requests until we know who you are and where you are from. As to the helping other students, well lets just say you need to get your feet wet before you can offer any type of useful advise. You need to get into the trenches, get your nose bloodied a bit and then and only then would you be qualified to help other students. There are many good people on this site that haven't done a deal yet but they have been here day after day learning and asking questions and offering whatever help they can.
You need to pay some dues first. How could you offer a customer of yours some help unless you have gone through the motions yourself. I admire what you are trying to do, but you need to learn first...Jan

I have had nothing but negativity from real estate agents. They tell me it is impossible to do what Im trying to do to gain real estate investments, specifically assignment of contract. Perhaps if more real estate agents would learn Deans information they would not be so negative and closed minded towards those of us who dont wish to live in their limited box. If you want to help investors then you need to learn the many options there are out there for us. And you wont learn that from most brokers. Take another look with new eyes about Deans information. I bet you will see some things to give you the perspective of an investor and then you can really begin to help us in our quest for properties. Good luck!
