OfflineHi my dear DG brothers and sisters. This is the deal. I have a property for sale. The location is 3117 Mareco Ave, Baltimore, MD. very nice area, reduced from $108K to $68K, equity of $40+K and a monthly cash flow of $400. Great property. Last house on the block sold at $99K. The house is in great condition. Has been listed now for 6 months, have no idea what to do next. I need some suggestions and recommendations on other ways of marketing. I have listed it on CL real estate for sale and housing, classified ads on this site, and word of mouth. I welcome any input that will be instrumental in a contract occurring like yesterday LOL. When you say a monthly cash flow of $400 (which is awesome btw!!), what is the market rent? Is it currently rented? Can you give a little more detail as far as far as specifics of the house: beds/baths etc.

Rina, the market rent is $1100, and the property is vacant since November. The property which is a 1924 Colonial, Townhouse, single family is located in a subdivision. Open floor plan with original hardwood, formal living, dining, original French doors, 3 beds, two full baths, with a large basement that could be used as extra bedroom and family room.
