LET ME KNOW YOUR THOUGHTS

I'm in the military and I'm soon to move again since I've done my time here in Hawaii. I'm thinking of going to Arizona or California, if I go to Arizona Im going to be located in Fort Huachuca, AZ which is about 6hrs South of Phoenix, but if I go to California Im going to be located in Fort Irwin, CA which is about 3hrs East of Los Angeles. Now, I know the market has hit pretty hard in these two states, so I wanted to take advantage and make opportunities happen around here. The thing is, I'm taking into consideration the restrictions and limitations banks, agents, etc have for Real Estate in these areas. With that being said, which would you think is best to go to? Let me know your opinion whether you're from there or not. I just would like to know how some pros and cons for these two states to determine my final approval..thanks..

Don't know if anyone is in Austin, area?

My cousin has been looking for property in Austin, TX. She is trying to get me to move there - ostensibly- they have NOT had a down swing in property sales since 2000! Agents are so busy they have only a few hours a day per customer to show per property listing.

I like Phoenix/ Scottsdale area myself - have been watching the market there also. Lots of horse owners I know there.

Here in North Florida as opposed to South Florida. We have just now hit foreclosure slump. Suwannee county has less than 50K people. However, prices have held near 97% list price because there is less available to sell. Very low income rural and mostly big land with little older houses or MH on it. Land values mostly. Jobs are scarce and almost no rentals. Major towns are over 1 hour drive. Many people are moving in with family- two families in one house.

Churches are feeding 20-25 families weekly. Good landlord rental potential here!

My opinion

If real estate was my only deciding factor, I would choose the market with a higher volume of houses. Both of those markets, like Drew said, have some great upside potential after all the hits that were taken. But if I want to go to a market, I'd like to have access to the most options I could get my hands on.
