This doesn't mean that investors can't make money, but it should tell you to be careful and choose your properties wisely. A lot of times RE agents are the first people to see the drop off of the housing industry, so you must make an informed decision regarding how the market may affect you and plan accordingly.

Our real estate market has been moving along less DOM these past few months... People are still buying 2nd homes and buying up. Some food for thought..Anyone that has a property for sale can create a mortgage and can offer "Owner Financing" on their property. The banks are not lending and this is a way around it. As long as your property is not upside down it doesn't matter if there is a mortgage on the property or not you can do a "wraparound mortgage". I have been working with some Investors and all they do is buy notes on properties. They love partial notes...so if anyone decides to do this and they need to get their money rather quickly they can sell a portion of their payments for a lump sum of cash to put in another investment or pay off some bills.
