Dear Mr. Real Estate Owner,

My name is (your name) and I am real estate investor. I noticed you bought the property located at (property address). That area is also an area that I am always scouting for properties. I have a knack for finding really good real estate deals. I use creative marketing techniques to find deals that nobody else can find. Many times I find more than one of these deals at the same time. I only negotiate on properties that have excellent equity and returns. If I can’t put together the financing to buy a property that has great equity and returns, would you be interested in looking at the numbers? Mike,

Thanks so much for posting this letter. I have made several attempts at composing a letter myself but it certainly helps to have this guidance from a seasoned investor and someone whose opinion I always respect on this site.

Mike that is a very nice letter It do get directly to the point. I know this letter is to build your Buyers list. But, If you do not have a property to talk about at the time what are your next step for discussing possible future business. Do you ask him to give you his information as to what he is looking for in an investment property or do you discuss financing for future deals.

There Is one question... I haven't actually set up an official LLC or anything for this, is that necessary? (I intend to, eventually, but I want to get my first deal done so I can afford the state fees! Laughing out loud )
