OfflineI am wondering if anyone has put up flyers at grocery stores, laundromats, and any other public bulletin boards to advertise for buyers and sellers, and if so, what have your success rates been? What types of flyers did you put out to get the best results?
I am just starting in wholesales, and could use some pointers if anyone is willing to "divulge some secrets". I also wanted to know if there is anyone out here who would be willing to walk me through a deal, and I'll split the profits with you. PM me if interested.

I have had some really great success with flyers, as have many of my students. Keep in mind that success will be relative, but it's worth a shot.
I use a bright yellow, lined 8x10 sheet of paper. I have also used a bright lime green, not neon though. I hand write it, although a few of my students have used the computer with a font that looks handwritten. I write them in a bright red on the yellow paper, on the green I will use a dark red.
The information on them is comparable to what I put on a bandit sign. I describe a property in brief detail, with a phrase such as motivated seller, must sell now etc. and a phone number to contact.
Make sure that you post them at a time that they will get a lot of exposure, such as weekends and holidays where a lot of people go to the store etc.

This way I can keep everything anonymous and leave them in pizzerias, laundromats, etc.

Have you listened to the conference calls of the past year? they are excellent. How to find buyers, sellers, sell houses to renttoowners (lease options with a downpayment; no banks), do flyers work, where to put them, and more.
And yes flyers do work. I put some rent to own flyers with a simple message and my phone number and got some interested callers.

Yellow with Black lettering not only works on flyers, but have had terrific results with magnetic car signs done the same way ... WE BUY HOUSES
ANY CONDITION XXX-XXX-XXXX. I also put one on our work van 2' X 3' ... you can see that white van with yellow & black sign a mile away!

I have put out fliers using colored paper, printed (not handwritten) with tear off tabs at the bottom with my phone number (google voice). I have had success and no success with fliers depending on where you place them. The tear off tabs work well. When I do the tear-off tabs with my phone numbers I get more calls. Try different locations and track the results
