Creating a buyer list

What question should you as a buyer when they call or what type of form you can create to add possibly to your website/page to gather information from the buyer so that can you keep that buyer in mind when collecting information on property from the sellers?

Questions

That is a great question. Below is a list of what I consider must haves to at least begin the process of matching a buyer to a property.
1- What area are they looking to invest?
2- What is their top investment amount?
3- How much are they willing to do in rehab?
4- What type of property?
5- How fast can they close?
6- How much are they looking to make on the deal?
This clearly isn’t all of the information you will need, but it’s a great beginning. As you get into the deal, you can always get the additional information you will need to finish it up.

Help, I am reading one of Deans books and have the idea of focusing primarily on wholesaling in the beginning to get my feet wet and to accumulate some capital to work with at a later date. I am concerned that finding buyers may be more difficult than it sounds, because wouldn't a seasoned buyer be a little reluctant to work with a non-licensed wholesaler rather than a licensed broker agent? And what would I tell them in order for them to consider working with me.Thanks Gerald Colbert

Hi Gerald,
Wholesaling is a simple yet not so easy part of real estate to crack, like anything in life you just gotta jump out there and get going. Once you do you will find that you'll get better with time. When you first learn of it, it seems impossible for someone to do but, from experience i can tell you investors are interested in a good deal that fits their particular criteria and for the people who have that they will buy whether you're licensed or not. Wholesaling has been done for centuries, if it didn't work no one would suggest it and all the top guru's suggest it. Jump in and try not to think to hard on one particular thing. Just follow the steps and expect results Laughing out loud!

PS- Search youtube for videos on wholesaling you will connect a LOT of dots, I found one of my mentors on there and without him I NEVER would have taken action. Laughing out loud

Hi Gerald and Shelly,

I'm just like you, I'm also starting and buidling my buyer's list from the people who are looking to rent from different ads (papers, online and word of mouth) because these people are thoe ones who think they can't buy yet, but if you present them with a way to get into a home, you know that they will choose to own rather than to rent. And that is one of the topics discussed in Dean's book, to work with a mortgage broker than can pre-approved these people who have a regular income but not a very good credit. I finished the 2 books. I also started looking of listing by owners, prioritizing the ones that are listed for a long time. Today, I called one of them as my start and found out that this person who owns the property tries to sell her triplex if she can get an excellent offer. I also found out that she is an investor who works with other investors and buy homes particularly. So, she's a very good candidate in my buyer's list when I do "assignment" Now that I know what city they are particularly looking at.

NEED BUYERS QUICK

I have 5 and possibly a sixth realtor on my team now. I went hard at adding one and I kept dialogue with all 5 that seemed investor friendly. Low and behold they have all complied and are sending me listings at different speeds, in different pockets, and at different efficiencies. I have submitted 15 offers already and my goal is 50 by Friday all according to the 25:1 strategy. I have a few buyer leads but after watching the Edge 2012 over the past few nights it has become clear that I need a LOT more qualified Cash Buyers/Landlords to be able to handle the volume of deals that will be coming down the pipeline starting next week. I have a few ideas of how I can get buyers over the next few weeks(clubs,auctions, cash sold directed mail, emails to professionals) but I am trying to get a few more solid buyers on my list by early this week in case one my offers is accepted on MONDAY. I am going to be calling atleast 50 landlords this weekend, but it seems that people other than owners are the ones marketing the properties on craigslist. I do not have access to a car now so it is not practical to drive around and call the for rent signs like I want to. Do you have any insight on a quick way to find local buyers and/or landlords in a pinch? When Dean described the reality show he said he had the father calling landlords, How and from where? I am trying to be busy while its slow and secure my exit strategy before putting in any more offers. Thanks

Hey Shelly, nice to hear from you again. I am praying that we are both slaining the villian with in us all, and putting aside those that (by ther comments)may be sabotaging our efforts to better ourselves. I am convinced that they mean no harm, but we still need to stay away from all the negativity that their comments produce in our lives. Anyway, I am looking for some instruction on building a website. I have no idea what I am doing and what content needs to be used. Oh, the triplex is right here in California. The investor seller can't decide to release it as all of the units are rented that bring good income. All of her tenants are also very good and professional. She had it listed for $160K and said that the amount is not updated. I think is is double minding whether to take it or not.

I'll get back to her to see what she thinks. I bet she is thinking that $160 is low but the property is not valued that much. Only because she has good tenants that adds value to the property (per her evaluation).
