No results from bandit signs?

This past weekend I strategically placed my bandit signs all over the city I am investing in and was certain my phone would be ringing all weekend. However so far I have not received even one call which makes me wonder what I did wrong. I followed the instructions exactly as the books state and placed them in high traffic areas where people can easily read them at stop signs, lights, etc... I am curious if anyone else has had any bad luck with bandit signs and then made small changes with great follow up results? I of course want to keep using bandit signs but I don't want to waste valuable time not getting any results.

I don't know how you wrote

I don't know how you wrote out your signs, but I'll tell you what I do to gets TONS of calls (learned it from the same place as you, most likely):

Using a black Magnum sized sharpie (the biggest there is) on yellow 18"x24" corrugated plastic, I write:

I Buy Houses
Any Condition
(xxx) xxx-xxxx

Underline the words "any" and "condition". Use a local number. Take up as much space on the sign as you can with the above text. Only write on ONE side (the sun makes it hard to read if you write on both). Place these signs at freeway exits and busy intersections. I also place them at the exits to large grocery stores, as every person on this earth eats. Put 15 to 25 out each Friday night around 11pm. This will almost guarantee that they won't get taken down as quickly by city workers.

I did exactly that and have been getting a lot of calls. Make sure you have your lead sheet ready! Good luck!

Did you check on the signs?

The thought that comes to mind is to ask if you double-checked that the signs you put out remained up? It's possible that someone removed them.

That may not be the issue, but it was worth asking.

Signs

I lost 9 of my first 25 by Sun morning and have put up another 10 or so and most of them have gotten taken down with some of the original 25. We did get calls though but no deals so far. We left our signs out and plan on going out tonight to put some more up. We have a guy around here that puts up builder signs every Fri night and if your around where he puts his signs up, he will take them down. There are also a bunch of other investors in the area so I am think with that combo, I'll be replacing signs alot.

Bad Results

Hey Nick, yes I put up some bandit signs and only got 3 calls, I then went out and put up another 25 signs and did not get any calls at all. Which book are you referring to when you say you followed the instructions?


Book

I followed the basic instructions in 30 Days to Real Estate Cash. It spells it out pretty nice on what to do exactly. I wrote on both sides of the sign instead of just one side. I wanted double exposure but I did notice that if the sun hits the sign just right that it might be hard for the individual to read the sign because it's double sided. I think I might just try writing my message on only one side next time to see what happens.

Here's my results....

I live in a fairly small town and put my signs up where I knew anybody in town would have to go: The grocery store! I plastered every entrance and exit of the 3 store's parking lots with signs. I didn't receive my first call for almost 3 weeks and the next call came about 1 week later. (I drove by my signs daily to make sure that they were still up.) I decided to move my existing signs since they were not getting a lot of responses so I picked them up and had them in the trunk of my car. In the midst of "driving for $$$" and figuring out a better place to put the signs (about 6 weeks after I had pulled them) I got 3 calls on the same day. People saw my previous signs and kept the number for future reference.

I say, if you wrote your signs exactly how Dean says to, using the correct color sign and large enough print, you might need to be a bit patient. Couple that with experimenting in different areas and possibly neighborhoods instead of intersections of busy streets. Place your signs where people have the luxury of time to read them and write down your number (especially if it's a hard number to remember. Eye-wink )

where do you find the right type of sign. I know it should be yellos and 18x24. But should I just buy project board in yellow? will it be strong enough to stay up? do you staple signs to light poles? I did see someone cover the board with masking tape.

in BUSY areas as Andy said above
ALSO
put them on both ends of streets that have 'foreclosures', the potential buyers and sellers will see them.

bandits

i don't always get calls on my bandits when i put them out, but i do get calls later in the week. alot of times the people are out having fun or whatever, but they take the # down and call later. you may have done everything right. i put my signs out on weekends only.
