Need help please

Hi guys I just closed a deal and have about 5k to work with to lock down my next deals. What should I focus on to start brining in motivated seller leads? I was told to start direct mail, but have been doing research and its difficult trying to find a creditable list source! Can someone please shed some light on what I should start doing?

get a birddog

What you drive

I for one would take two and fifty dollars and have the windows done like I did on my SUV. Your car is moble and the bandit police can't say a work...lol It is a write off as well and remember that you need to be loud and proud of what you do and who you are. NOW GO GET SOME

Marketing, marketing, marketing is where you put your dollars, and the best place is bandit signs, flyers business cards, get the work out on what you do, and remmber to put a bandit sign on every vacant and reo house you come accross, if your not marketing your not in business.......take action...get results.....John

Marketing

I agree with all of the above suggestions. I would save the direct mail campaign till you have a few more details under your belt. The car wrap is a great idea, and is a moving billboard. They get noticed and get action. One thing to remember about marketing anywhere. Your contact information is the most important thing. Keep it easily seen and visible.
Whether bandit signs, car wrap, business cards etc. let as many people as you can know what you do and how to get in contact with you.
Now get out there and market.


Absentee Owners

I agree with the other suggestions. One method I have had some very good success with lately is sending postcards to absentee owners (people that live somewhere other than the property on record).

It is direct mail but I do it on the cheap. Get a list of absentee owners from your title company. Get 4x6 index cards from Office supply store (I like colored cards). Stamps are going up to 33¢ at the end of the month. So every 100 cards will cost you about $35 to create and mail plus a little writers cramp. But the results are terrific.

I get about a 10% response rate on hand written cards simply saying that "I want to buy their house in _________ town." with my phone number and name.
