I am a new student who has read the 30 Days to Real Estate Cash book, I have done boots on the ground and am very close to diving head-first into the wholesaling world. I just wanted to ask those who have experience what do you all find is your top 2 ways of adding buys to your buyers list and your top 2 ways of finding the best deals. Thought this would just be a little insight for me as I begin my journey. Hope you all have a great week/weekend.

My top two ways to find buyer is through the local real estate investment club. I have two clubs in the area that I attend. I have found a wealth of contacts at these meetings. Everything from attorney’s, CPA’s, title companies, contractors, and the all-important cash buyer. I attended a meeting one night and added 4 good, solid cash buyers to my buyer’s list. In addition to the networking opportunities you can learn a ton about your local market.
My second favorite way to find buyer’s is the bandit sign. This has proven to be very successful for me to find buyers. I simply put a short/sweet message on the sign and sit back and wait for the calls to come in. Place your signs on Thursday and pick them up on Sunday night or Monday. When signs are left out continually, without being picked, up people will get used to them and not pay attention to them anymore.
When you are talking to a potential buyer don’t forget the most critical part…getting their contact information and investing criteria.

very easy, free, fast to do.
And through my experience, I got calls & emails more or less. The weekends (Saturday & Sunday) Were the days I would get most responses.
When they called or email, I would respond by saying something along the lines of "that ad is actually premature, though I am actively looking for fixer upper investments not only for myself, but other investors as well. Are you investing?" & qualify them from there.

To find buyers: call the "FOR RENT" ads in the local paper. Say you have more deals than you can handle by yourself per month and rather let a good deal go, you'd like someone that has rental property already get a great deal. Also bandit signs are no joke. "MUST SELL, 3/2 CASH ONLY 49K" will get you calls.
For sellers: MLS (find a good agent and make sure you screen the properties properly and then you MUST MAKE OFFERS!) Bandit signs also work to find sellers. "WE BUY HOUSES, ANY CONDITION, CASH and your #. Use flyers and business cards. Busy intersections, laundry mats, post offices, grocery stores, anywhere there is a bulletin board should be your info.

REI Clubs are also good for both and so our ghost ads on Craig's list
I would suggest dropping all your poles in the water and find what works best for you!

First of all Tanner Congratulations on joining the family. Glad to have you. My favorite three ways to find buyers are first Real Estate Investment Clubs - nothing beats networking. Second, I love bandit signs. I used to not thinking too highly of them until I tried them. They really do work. And, third, I like calling for rent signs and finding out if the landlords are interested in looking at other good rental properties.

I would like to add LinkedIN & Craigslist!
Create an account and join ALL the real estate groups you can (lets say 54 Groups total). Post your Ad on all of them. and you will definitely get some bites! Out 5-7 leads, 1-2 will sound really good. It May be the buyer(s) or someone who has a buyer(s). You gotta have a sweet deal tho (Usually i do). However, ghost ad's are perfectly fine as long as it sounds legit. I'll try to share everything i have or know on the ad.
Plus you can meet a bunch of buyers on LinkedIN. I mean A LOT!!! You'll be surprised who calls you.
Craigslist: I just simply post my deal wherever it is located. Ghost perfectly fine too.
In my opinion, these two 'punches' are THE BEST!
3rd would probably be Real estate clubs. You know, because there so much fun!
For Sellers: On linked In, hundreds of people are posting about there deal. Simply help 'the seller' or 'the sellers rep.' by giving them a legit buyer.
& More importantly, THINK BIG! There's Magic in it! =D In one year, i went from Wholesaling single family homes to selling hotels nation & worldwide. apartment buildings, and BULK REO's & Non-performing notes!
The crazy part is i still have not done my 1st deal! HAHAHAHA.
And when i do, I'm going to thank myself for thinking BIG! =D
