Just wanted to let everyone know that I had my RE Agent send me all the cash deals in my zipcode for the last 6 months. I pulled the county records on all of them. Wrote down there name and then went back and searched in county records for there name to see which ones came back owning at least 3 or more properties. When I found the ones that owned at least 3 I then wrote there mailing address down.
I sent out 2 letters last week on thursday (b/c I only had 2 stamps left!! lol) and saturday morning I get an email from a person that said I just received your letter in the mail. Call me so we can talk.
This is the one I was excited about and was hoping would call b/c he had 60 properties on the county record search. I called him and we talked for about 15 mins and I got all of his criteria. I told him that I am working on 2 offers this coming week in the neighborhood he buys a lot in and he said make sure I am the first to know about them. If you can get them to me anywhere from $45k and under I will take them.
Well thats good b/c both offers I think I can get in the $30's or lower!!
Just wanted to let everyone know that letters really do work! I sent out 2 and got 1 cash buyer out of it! I'm sending out 8 more this week!!
So get your letters out there if you haven't already!!!

I am working on all of the same right now with a plan on getting at least 10 letters out in tomorrow's mail.

I found buyers like that to. Remember to send more than one letter, I got more response out of the second notice. I put a piece of string, learned that from Joe Polish, on top of the second letter. It explains, the string is to put around your finger as a reminder to read my letter.

I have Cash Buyers that purchase in all 50 States! I got my $1,000 back
when they bought the first property! Life is Good and it was all worth it.
